It's the most wonderful time of year - not it's not Christmas (although it certainly feels like it!) The spring market is here! It's the time that real estate agents and stagers look forward to most!  In order to prepare a home for sale, one of the most important staging rules is to NEVER LEAVE IT VACANT! 

There is a power behind staging a vacant home, and I am here to break it down for you.

1. Attract more buyers - Only 10% of buyers can picture what a home should look like when it is left unstaged - that leaves 90% of the buying market behind. When you stage a vacant home, you attract the 90% of buyers who otherwise may have passed over your listing for fear of the unknown. This large market share could mean the difference between one offer and multiple offers. An staged home creates a finished product.

 

2. Better listing photos -  The world is now an online world and time is becoming even more valuable then before. Because of this, buyers are first viewing listings online before deciding to book a showing. The listing photos can make or break a sale. Staging your home makes the listing pictures flawless, which creates more traction for your listing. 

3. It takes the thinking out of purchasing - When we stage a vacant home, our goal is to maximize the space and create a continuous flow throughout a home. When you leave a home vacant, it is hard for prospective buyers to visualize proper furniture layout and often spaces look and feel a lot smaller then they actually are.

When staging a home, our goal is to have the property appeal to the widest variety of people. With this, we get many questions surrounding how to prepare children;s rooms for sale.

It is important to note that some potential buyers may see a child's bedroom or a nursery and have  warm, fuzzy feelings while others may be turned off by this idea.

None the less, here are three tips on preparing your child's bedroom in preparation for the sale of your home:

1. Say bye bye to bright colours - All rooms in your home should be a neutral colour, and this goes for your child's bedroom as well. Buyers want to come in and see the home as move in ready. A bright pink room would equal work in some buyers minds. By painting your child's bedroom a neutral colour, you are allowing the buyer to visualize their own decor in the space.

2. Declutter the Space - Each room in your home should be decluttered and this goes for your child's space as well. Children's rooms tend to get cluttered with books, toys, stuffed animals and other items. Clear out the clutter and minimize as much as possible. Our goal is to maximize the space in your home. Also, remember to keep this space clean and organized throughout the selling process.

3. Remove anything personal - Remove any personal photos, decals with the child's name or any other decor items that are personalized. By removing these items, the buyer can envision their own children moving into the space or visualize the space for another use. It also protects your child's identity.

Happy New Year! Reflecting back on 2017, it was a year was filled with abundance and opportunity.  This upcoming 2018 is a year of advancement and achievement.  Personally, I enjoy the turning of the calendar as a way to slow down and reflect on the accomplishments of the year previous and to determine new goals and desires for the upcoming 12 months.

In reflection, I would like to share the successes of the past year, both personally and professionally. 

Personally, I welcomed a second baby into our family in November! I've been a little quiet lately on social media and this is the reason why. He is a joy and a blessing and we are adjusting quite well. In addition, I've been working on mindset, positivity and gratitude consistently to help bring my clients bigger and better things. It was a big year for personal growth and development.

Professionally, we accomplished a lot! From performing presentations at brokerages, becoming part of the Coldwell Banker Concierge Program, designing and staging a number of vacant properties across the Region and winning our first award (Gold Award Winner, Record Reader Awards, Favourite Interior Decorator 2017), I can honestly say it has been one of the best years. 

That being said, with the new year, comes new goals. I am constantly working to improve my brand, my services and my relationships. This year, you will see:

  • More videos to connect with you more!
  • Improved updates and newsletter  
  • New services to help our clients
  • Increased social media connection

In addition to all this, for the 2018 year, I have been elected as President-Elect for our RESA (Real Estate Staging Association) Kitchener-Waterloo Chapter.  This role brings me great joy as I  get to connect and lead other local RESA stagers in our Region.

Instagram is one of the top social media sites out there. We get a lot of design inspiration from checking out various accounts, saving posts and even re-posting.

We've narrowed it down and found the top 3 Home Design Instagram Accounts to follow.

 

1. Inspire_Me_Home_Decor  - Our most favourite Instagram account! With over 4.5 million followers, Farah is always posting design tips, ideas and stories and offering design advice! She recently launched a monthly design subscription box (which is to die for!) and launched a line with QVC. She is one to check out!

2. The_Real_Houses_of_IG - Talk about design inspiration! This account is always sharing the latest and greatest in the design world. Sharing both interior design and home decor, this account is sure to give you inspiration for your next design project.

3. Onepiece_at_a_time_design - This Instagramer is an interior designer in Tampa Bay and shows some before and after photos of projects she works on, as well as AMAZING living room and kitchen design ideas.

This is a question I get asked a lot - What happens before and after a staging? What really goes into planning, prepping & delivery of a staging job? Well, let's break it down.

Blank Canvas

Every vacant stage first begins with a blank canvas! Oh how I love going into an empty home to determine the best furniture options and layout of accessories. It's like Christmas morning, over and over again. With the blank canvas, we decide which furniture we are going to bring in, placement of furniture and accessories and a general design idea.  We may suggest a certain wall colour to the homeowner at this point as well.

Designing

Next, we take the blank canvas and come up with a fantastic, marketable design idea. We want to make sure the design transitions from room to room smoothly and efficiently. We look at the type of home and the finishes it has. From here, we decide colour scheme and pick corresponding furniture to match our design idea.

Packing

It's Stage Day! Before the staging can occur, we pack all our accessories and furniture pieces based on our design idea. Packing is a 3 step process. First we need to find the items in our inventory, next we pack it in containers and packing paper, finally, all accessories and furniture is packed into a vehicle for transport.

Staging

Once we arrive to the staging site, we unpack and begin to stage! First, we place furniture int he correct locations and follow this up with placing the accessories according to our design plan.

The result? A complete, finished staged home ready for the real estate market!

Let's talk bathrooms. Bathrooms are not a place to be feared! They are one of the top four rooms in a home that are primary for re-sell value. Today, we are going to break down 4 tips to give your bathroom more character.

1. Cabinets

Turn those cabinets from drab to FAB but painting them. A fresh, clean and modern look is what we are going for here. I often suggest painting them a white to amplify the modern look. This freshens up the space and turns those worn, dated cabinets into fresh new ones.

2. Hardware

Along the lines of the cabinets, updated hardware can add extra gleam to your bathroom! Quite common are the chrome or pewter hardware, but be creative here. Stay away from the dated hardware look and go for something with clean, simple lines.

3. Accent Wall

 The amazing thing about  a bathroom is that it is such a small space, you can't go wrong. By adding an accent wall, or even better wall papering the bathroom, it will totally transform the space. Small areas are easy to change, but fun to play around with.

4.  Linens

I talk often about white linens. They are great when you want a quick, no fuss, clean look. However, towels are quote easy to interchange. Use a bold contrasting colour for a fun, vibrant look or use linens with a design you like. Change them up by week, month or season.

The bottom line is to not be afraid of dimension, texture and colour. Mix these with some neutrals (like white cabinets) and your bathroom will be the talk of the home

Every cupboard should be neatly cleaned and organized. Every corner in your home should be clear of any dirt and dust. Every ceiling should be clear of cobwebs. Thoroughly clean your home and leave no corner un-washed.

Secret #3: Stage Your Home

After spending the time and energy cleaning your home top to bottom, and performing updates the last thing you want to do is show an un-staged  home. To make money, you need to invest money. Investing in staging has many benefits, a few of which I will touch on here. First off, all stagers have a trained eye for design. We know proper placement of pillows, artwork and accessories. We bring in modern finishes to bring your home to the next level. 

Many buyers are aware they are not buying a home for the finishes, however upon seeing a home, these modern finishes are what can make or break a deal. Often, buyers purchased based on emotion. Our goal in staging is to create an emotional experience in which they simply cannot resist purchasing your home.  Home Stagers spend countless hours understanding the real estate market and marketing of homes. Only 10% of buyers can envision a home that is un-staged, meaning 90% of buyers need to see a home at its truest potential in order to make a purchasing decision!

In order to ensure we are giving the best recommendations to our clients, I like to try out the products before hand.  I had the opportunity to try Sherwin Williams paint for myself this past week and wanted to let everyone know of the experience I had with this paint.

The colour choices of Sherwin Williams are TO-DIE-FOR! There are so many options and choices and the store is wonderfully laid out to help select paint colour. The paint colours vary from ultra neutral to ultra rich. 

First off, there are a number of different paint choices to choose from. The associate at the store was very helpful and knowledgeable in picking the correct paint.  I ended up going with their Emerald brand of paint - a paint and primer in one with ultra low VOC's.

Emerald - Sherwin Williams

After choosing the paint for this project, I chose the paint colour.  This colour is for a child's bedroom, so I wanted something that added dimension and was calming.  I chose the colour Secret Cove - it is richer in colour but it worked perfectly for the design of the room.

I was not disappointed! The paint went on so smooth, was very easy to apply and the house didn't smell of paint fumes. I did 2 coats of paint (which is very typical when applying paint) to solidify the richness of the colour. The paint dried in record time and it looks wonderful.

Yes, it's true! The month of August marks our first official birthday. I am beyond excited to share this milestone with all of you! 

This past year has been a whirlwind to say the least. My ideas became dreams. My dreams became goals and my goals became reality. I am ecstatic at the success and growth Simplicity Home Staging & Design has achieved over the past year, and I'm not planning on slowing down or stopping anytime soon!

They say the first year in business is always the make or break. I have worked tirelessly to grow and expand not only as an entrepreneur, but also as an individual. Through lots of mentorship and personal experience, I've learned that we as humans can accomplish whatever we put our minds to.

SO, What does the next year have in store?

TONS! 

Next week, Simplicity Home Staging & Design will be launching our FIRST ever e-Consultation service! This service will be fully outlined in next week's blog post - So be sure to check it out. Our goal is to reach those individuals that may not feel comfortable having a stager come into their home, may not have the time to arrange schedules for us to come or those who prefer an online version of the consultation.
