Keystone Custom Homes is Central PA's leading new home builder. Ranked #1 for the past 5 years! We build in communities that are perfectly located throughout Central and South Eastern PA and Northeastern MD, exactly where you want to be. Their success is driven by the simple philosophy to build above and beyond for customers, fellow team members and the global community.
Buying a new home can be overwhelming. There are lots of decisions to be made, and perhaps the first one is deciding between buying a resale home and a new home. We are here to demystify the buying process and explain the reasoning behind Why Buy New?
Spend Less Money
If you’re a new homeowner, you can explore zero-down payment options that may make your dreams seem more attainable!
Another cost that you’ll save on is your home inspection. These are frequently covered by the builder, and give you the peace of mind that your home is safe and up to standards without having to spend extra for the assurance.
As the first years pass of owning a brand new home, you’ll experience the benefits of minimal maintenance and repairs – up to $5,000 in savings!
New homes are much more energy efficient and therefore have lower utility bills than a resale home. See how Keystone’s energy efficiency compares to resale or other new construction homes here!
Homeowner’s insurance and taxes also tend to be lower in new construction homes than in resale homes.
With so many areas of savings, it can add up quick – giving you more buying power that can get you more home for the same amount you’d spend on a resale home!
In addition to the short-term benefits that continue through the lifetime of the home, new construction homes provide a higher resale value if you decide to move on from this home. A quality investment turns into a profitable return.
Your Time Your Way
The average new homebuyer can save more than 50 hours per year in maintenance.
Additionally, buying a new home means you don’t have to compromise on your timeline! Typical resale homes come with the pressure and uncertainty of the housing market. When you build a home, you’re able to choose to build right away or delay building for a month or two, giving you more flexibility and certainty in this process.
Feeling of Home
Since you are involved in the design process when you build new construction, you’ll feel at home right away! Avoid outdated styles and money spent in major updates down the road.
Blank Canvas for New Memories
Whatever your reason is for moving, a new home offers the opportunity to start fresh. This could include moving on from your college furniture or starting a new phase of life!
Peace of Mind
Unknowns hidden behind the walls of used homes can cause uneasiness due to the unexpected costs that may come up. Buying a brand new home eliminates this uneasiness!
Here at Keystone Custom Homes, we are committed to going above and beyond for our customers. We’d love the opportunity to provide you with all the benefits of buying new while we Build Dreams Together!

The Federal Housing Administration recently approved increases for 2018 FHA loans! With generous credit score qualifications, these increases are enabling people to get more house for their money.
Changes to FHA loan limits vary by state and county, and we have highlighted below the changes affecting counties Keystone Custom Homes currently builds in.
What Is An FHA Loan?
An FHA loan is a mortgage that’s insured by the Federal Housing Administration (FHA). They are popular especially among first time home buyers because they allow down payments of 3.5% for credit scores of 580+. Borrowers with a credit score of 500 or higher may qualify with a 10% down payment. Because this type of loan is more flexible than a conventional loan, borrowers are required to pay for mortgage insurance.
Click here for a full list of requirements to qualify for an FHA Loan.
Increase Amounts By County
Adams County, PA increased by $18,850 to $294,515 Berks County, PA increased by $18,850 to $294,515 Cecil County, MD increased by $5,750 to $385,250 Chester County, PA increased by $5,750 to $385,250 Dauphin County, PA increased by $18,850 to $294,515 Frederick County, MD increased by $43,500 to $679,650 Lancaster County, PA increased by $18,850 to $294,515 Lebanon County, PA increased by $18,850 to $294,515 Montgomery County, PA increased by $5,750 to $385,250 York County, PA increased by $18,850 to $294,515
If you are looking to build a home in one of the counties listed above, you can benefit from these increases! These loan increases are a result of a higher median home price. This means that the increases grow as home prices go up, allowing you to apply for apply for a bigger loan.
An FHA loan can also benefit you if you don’t have a great credit score. While your credit will impact your interest rate, you still have the opportunity to live in preferential areas you may not qualify for otherwise.
