Evicting a tenant can be a scary experience
If you don’t know how to evict your tenant, the process can be intimidating. It is an unfortunate part of the rental business, and as an investor, you will most likely have to deal with an eviction at some point. When we manage properties, we take care of the eviction process for the owners. If you want to do it yourself, it is possible to do it well.
Have a solid lease with clear deadlines
Make sure that you are using a lease that clearly spells out:
what day rent is due
what day it is late
what happens after it’s late
when does the eviction process start
Send a notice of eviction through three forms of transmission
Send the eviction through regular mail, certified mail, and via email. If after 72 hours (or 3 days) the problem remain unresolved, you can then go to court to file the Forcible Detainer. Forcible Detainer is what starts the legal process to evict a tenant. It’s very important that you do not take any money at this point, or you will no longer be evicting the tenant for the full amount.
The judge will give the tenant a number of days to vacate the property.
If they don’t vacate during that time, you can return to court and file the writ of possession. The writ of possession will allow the constable to go to the property and physically remove them from the property.

As both an investor and a property management company owner, I learned how important it is to have the right system set up when it comes to tenant screening. If I don’t have strict qualifications set ahead of time, I won’t find the right tenant. You do not want to end up with the tenant that doesn’t pay rent on time.
What qualifications are you looking for?
In order to have the right tenant in your rental property, you are going to have to first establish what qualifications you are looking for. What is the definition of a good tenant in your mind?
Is it a certain amount of income? (For example: 3 times the rent)
Are you willing to accept someone who has an eviction in their past?
Are you willing to rent to someone with an arrest record?
Are you allowing pets?
What kind of credit score do they need?
Going off your gut when choosing a tenant is the worst thing that you can do. Make sure that when you are picking your tenant, you are using your qualifications as a strict guideline.
Make sure the applicant follows through on what they say.
If you require something from them like financials or other paperwork and they don’t give it to you in a timely manner, that could be an indication of how they are going to be as a renter. Over the years I have learned that if you look at their past, you will see their future.

The best company for you is the company that best matches your goals
How can you determine which company best matches your goals? The answer: ask questions!
Do not just pick the cheapest company.
Find out if a property management company can effectively cater your needs by asking questions like:
What is the average rent range that you manage? Are they managing homes similar to yours?
What is your average number of days on market when your properties are vacant?
How do you lease your properties?
How do you market the property? Are they taking professional pictures and shooting a video tour? What websites will the listing be published on?
Are you a full-service realty and brokerage, or do you sub out to other agents?
What are the vacancy rates? If it is high you may want to know why.
What is the eviction rate? In our experience low eviction rates are directly correlated with picking good tenants. A lot of problems down the road can be avoided just by having a thoroughly screened tenant in place, so how they screen tenants is important.
What is the cost for the make-ready process?
Do you use licensed and insured vendors? If they are using a cheap unlicensed vendor and something happens – you can get sued for the bad work done. So these are things you want to be careful about.
How do tenants pay rent? Online? Bank transfer? Office? Having more options is better.
On what days do you pay the rent? Is that going to work with when you mortgage payment is due?
What kind of reports do I get?
Then ask yourself, “Does this company match my goals? Can my partnership with them get me the right return on my investments?”
