One thing that is always consistent about the Real Estate market is that nothing is consistent. The market is always changing, and even though the National Association of Realtors predicts that sales of existing homes will be similar, or even surpass last years rise of 3.5%, nothing is certain. That is why it is important to have a strong marketing strategy, with a high focus on technology.
By now, most agents have already mapped out their 2018 goals and objectives. They’ve worked out who their target audience is, what type of budget they need, and how they will track their progress. But what about media? If they’ve done their research, then agents know a big percentage of buyers are Millennials who expect instant access to homes through technology. Having the right media partners is crucial to their success as agents.
Technology consists of so much more than pictures and listing homes on the internet. Buyers and sellers alike want to have the newest technology assisting them with their Real Estate needs. A Media Partner should be on the cutting edge of technology and aware of the constant changes in the market.
Some qualities you should look for in your media partner are:
Agents should look for a partner that gives its clients a virtual advantage by using 3D Virtual Tours and walkthroughs. Not only can the buyer walk through the house as if they are physically in it, they can manipulate the view to see the home from every angle. This appeals to buyers who are out of the area and not able to physically come to the property. Even local buyers can quickly get a feel for the home before going to see it, resulting in more serious buyers interested in viewing the property.
Video Marketing is about more than drone footage and interior shots. It’s about understanding todays audience. Making a video that not only is compelling and dynamic, but also fits the viewer’s attention span. Find a partner that has licensed drone operators and photographers that excel at knowing what makes a viewer stop scrolling on Facebook, Instagram and Twitter, and get drawn into the property that is being shown.
Lifestyle videos are a popular trend in the market place for 2018. Buying a home is about so much more than the physical building, but also the community it resides in. Putting together a unique video of the area and what it has to offer is something a partner should do as a way to sell the community, not just the property.
Everyone knows the importance of Social Media. Most buyers start their search on their phone while browsing through different social media sites. A good media partner will already have an established social media following that can reach their agent’s targeted audience.
There is no better time then now to select your media partner for 2018. This year is looking to not only be exciting, but successful for all aspects of Real Estate. A good media partner will not only make your properties stand out, but will help you have your strongest year yet!
Staging a home in nice furnishings and decor helps market a home to make a good sale. It is an important step in selling a home. This is a good practice that increases interest in the available home. While it’s important, there is another option that is virtually helpful to people viewing the home online. Since 90% of home buyers start their home search online first, it is important to have a strong first impression that showcases the property well.
Virtual Staging Savings
It is common that one could spend anywhere from $3,000-$10,000 or more to stage a home, this is a costly decision to make. The staging could appeal to some, yet others may not appreciate the style or room design. This could create an image to a potential buyer say perhaps the style is too modern and therefore affects the space itself as it inhibits someone’s own personal vision of the home. This can be a pricey chance to take if spending a lot of money. There is a solution. Showcasing a home even if it is merely a virtual view, displays how rooms may look with different purposes, furniture and decor. It is easy to save money using virtual technology to set up furnishings in an empty room. On average, Virtually Staged homes sell on average 19% higher amount.
People See a Home They Want
Let a buyer’s imagination be inspired about what they can do with the home. Most sellers and realtors understand that the listing online is important. With virtual staging it is effectively setting the stage for buyers to see the home’s potential. To create the scene of a quality home worth buying, virtual staging assists people to envision the home in different ways, or simply view a home with furniture even if the home is currently empty! Of course, it is important to let people know that the photos are decorated with virtually added furniture, simply so they are aware and so you do not get fined on the MLS.
People have different style wants and needs in a home. Perhaps someone wants a den or a game room, while someone else wants a spare guest room. It’s important to allow viewers to see rooms set up in different ways. The same room can be viewed with different furniture set ups. Through the vision of skilled professional photography and editing, the great capability of virtual staging creates different versions of rooms in the same home. This is a great way to help people interested in the home visualize the home as they want it. Virtually staged homes sell 78% faster on average.
Professional Virtual Staging Means a Potentially Faster Sale
Another great perk! The chance for a faster home sale increases as people can virtually view the home and see that their needs are well suited. Virtual home staging is fun, less expensive, and an easier option for buyers to preview a seller’s home in a different light.
Antis Photography is now offering a less expensive, yet highly effective option to traditional vacant home staging. Whether you have a buyers from nearby looking online, or investors from afar, virtual staging offers benefits to everyone. If cost is a consideration for your property, then Virtual Staging is a great approach to market a vacant home.
What is a Zillow Walkthrough? Why is it so important?
Have you ever wanted perspective buyers to get a feel for a property without them having to physically be there? While pictures are great, they don’t give the full sense of the layout and size of the listing. They can’t show how rooms connect, or how the home feels as you walk through it. With the new Zillow Walkthrough technology, not only will your sellers be able to show off their property to its fullest extent, but perspective buyers can efficiently walk through a listing from anywhere. It is also a more economical option, rather than a high-resolution video or 3D Matterport tour.
Zillow Walkthrough is designed to highlight the best aspects of a property without distractions. The videos do not include sound, so the buyer is not influenced by opinions or elevator music, rather they can simply view the home in its complete self while they quietly contemplate the layout and features the home has to offer.
The quality, and ease-of-use makes Zillow Walkthrough a must have for all of your listings.
As one of the few Zillow Approved Photography Companies in Southern California, we use the Zillow application on our iPhones, perform the walkthrough while we are at the property and then load it once we secure a WiFi connection. Once the property listing is live on the MLS and loaded to Zillow.com, the video will be available for viewing. You will also receive weekly statistics from our Antis Photography Team so you can see the improvement in views and saves from buyers.
Here are some of the best features that having a Zillow Walkthrough offers:
less time traveling to different listings
top of the search results!
only serious buyers coming to see a home
more views and saves
increased brand visibility
A lot of footwork and preparation is saved by using Zillow Walkthrough. It is especially helpful for those buying a property who are not local and may not having the option of seeing the home in person. The more potential buyers your listing can reach, the faster your property will sell.
Not only does Zillow Walkthrough maximize your listing’s potential, but it generates more traffic for your page. Zillow gives a higher ranking to listings that use the video walkthroughs and statistics showed that after video walkthrough was added to a listing, the page views more than doubled. More views, equals better open houses, more interests, and ultimately, a faster sale.
If you’re looking to show what photos can’t, then Zillow Walkthrough is your answer.
Technology plays a big role in the Real Estate market for both buyers and sellers. The right technology can help showcase a property in a way that will shorten the time on the market, reach a wider audience, and sell for a high value. Agents looking to exploit these options should consider adding 3D Matterport to their repertoire. Not only does 3D Matterport enhance the property being viewed, but it is a game changer for showing a home.
3D Matterport creates a 3D model of the property that essentially can show the entire home on a three-dimensional scale. Once the scan of the property is complete, it is uploaded right away, allowing for anyone to walkthrough the property from their own computer. Agents can use it to show several properties at once to potential buyers without ever leaving their office, or buyers can view properties from their own home.
How is this different than virtual walk throughs that have been around for a while? 3D Matterport has special aspects that put it in a classification of its own.
Here are the features 3D Matterport offers:
The Doll House feature allows the property to be viewed as a 3D image. Viewers can move the image around to see all aspects of the home. Each level can be viewed separately, or as a complete unit. The viewer can zoom in on certain areas to really dive into the home and get a feel for the layout.
There is an option to go on a tour of the home as if the buyer is physically walking through it simply by pushing play. The great part about this feature is not only does it walk through each room, but it views the room from multiple perspectives and angles, showing the buyer all aspects of the area.
3D Matterport has the option to view each room separately using the 360-degree view option. The buyer can manipulate the program to see all around a room. This gives them the ability to explore every corner of a room as if they were standing in it.
Antis Real Estate Photography includes an option feature of including the floorplan with dimensions to 3D Matterport. This allows for buyers to not only visually see the size of a room, but know the actual measurements to see how their personal items will fit in the space of any given room.
The best part about 3D Matterport is it allows the sellers to essentially only have one Open House. Once the initial scan is done, anywhere in the world, can view the home in a three-dimensional form. This allows for an agent to have a virtual open house 24-hours a day, 7 days a week without having to step foot on the property. Not only does this eliminate the need for multiple open houses, it saves time, expands the audience, and results in a quicker sell!
A Licensed Drone Pilot, do they really give a license to pilot a drone? The truth is a drone is not a toy. While it might share some similarities with that little helicopter your child flies in the backyard, it is a sophisticated machine which can fly high enough and far enough to be dangerous in the wrong hands. So before you allow a real estate agent to move from taking pictures on her cell to flying over your backyard, consider your risks of not using a licensed drone pilot.
The Federal Aviation Administration (FAA) licenses commercial drone pilots for unmanned aircrafts. This license is called a Remote Pilot Certificate and ensures the pilot understands the rules of use. Along with basic safe flying practices, drone pilots must understand the flight height requirements and where they can and cannot fly. It’s important to note that not only is the pilot legally responsible for the safety of the drone use, but the person who hires them as well.
What are your Liabilities of Hiring an Unlicensed Drone Pilot?
Fines Not only will the pilot get a fine for operating a drone without a license, but you will as well. There are fines for both commercial and recreational drone violations. The drone must be registered with the FAA. Civil fines can reach $27,000 while criminal fines as much as $250,000. Licensed drone pilots have insurance to assume this liability, relieving you of this risk.
Damage Liability If something goes wrong and the pilot causes property damage, you could be held liable for any damage or injury. Licensed drone pilots have liability insurance which will cover unexpected events.
Privacy Rights Violations A licensed drone pilot understands the laws and rules regarding the privacy rights of those in the drone’s view. They know what they can and cannot record and follow the guidelines set forth in the FAA Best Practices.
Drone photography and video offers a unique view of your property and location. By hiring a professional, licensed drone pilot/operator, you can eliminate the risk of drone use and ensure you have some beautiful results. That said, drone images generate buzz and differentiate yourself amongst your real estate competition. Even if the property is not ocean view, it is still great to see the surrounding neighborhood such as the park, school or shopping center. Four times as many buyers would much rather watch a drone video then read a long paragraph about the property. Capture your buyer’s attention with this unique new perspective!
Here at Antis Real Estate Photography (AREP), we are always striving to help Real Estate Customers sell homes quickly and for more money. As a result of this commitment to our clients, we consistently conduct customer interviews to see what is working, and how we can improve. During our 2016 interviews we were pleased to learn that our customers felt that using (AREP) resulted in faster sales at higher prices. With this information in hand, we set out to prove them right.
Using the 1,500+ jobs AREP has been a part of in 2017, we put together a statistical study for our Orange County property shoots. We compared our listings to the 2017 Expected Market Time as reported in the October 2017 Orange County Housing Report. We reviewed MLS statistics, compared them by pricing thresholds, and then compared it to the same data we had accumulated for our listings in 2017. After reviewing the results, we found that working with AREP will give you an advantage as compared to the average expected time to close.
We are proud to say that on average, listings using AREP, sold 20 percent faster than all the homes sold in 2017. That means your home will be sold anywhere from 1 week to 6 weeks sooner when you use our services. Many of our customers also sold their homes for higher than expected, but we chose not to publish these findings due to the subjectivity of the comparisons.
You can see the results in the table below:
Expected Market Time is one of the benchmarks used to compare whether your listing is performing. It is the best metric to measure the success of whether homes with AREP sold faster or kept in step with the market.
Antis Real Estate Photography offers a service that not only beautifully displays your listing, but helps it to sell faster and for more profit. The investment pays for itself in time alone, the additional profit is the icing on the cake. Not only will you be pleased with our services, but so will your clients. You can’t go wrong with our professional real estate media company, so give us a call and we’ll help you get your home sold!
We hear about drones for delivery, drones for fun, and drones for the military. However, have you heard about professional drone photos and videos for the sale of real estate? It’s a real thing. When you mix professional photography, videography, and expert drone fliers, you get the opportunity to give that extra something to your real estate listings. With an aerial video, your home or property can be shown like a scene from a “Hollywood” movie. Spectacular sky view photos can also be taken for marketing material and online listing sites.
Bird’s Eye Views
Drone videos and photos create a clear view that is more sharp than Google Map’s satellite imagery. While these are already available on many sale listing websites, those views don’t do the area justice. Adding a realistic bird’s eye view with photos and videos to all your posted listings and marketing brochures increase the buyer’s interest.
There’s no need to purchase a pricey drone, the pilots are skilled to operate the remote control drone, and are ready to help your listings get the “views” they need. Drone fliers strictly use the proper drone etiquette and guidelines. The images and videos produced with the drones can give your home or building an exquisite appeal from the sky down! It can even add the area’s highlights nearby, like the coastline, hills, or a fun bustling city. Clients can see how close the property is to nature’s beauty, or fun city life.
Quality Marketing Helps Brokers Too!
Real estate brokers send advertising postcards to locals, and give marketing brochures to possible buyers. These marketing materials can include drone view photography of properties. When potential customers see these property advertisements, they’ll also see that this broker goes above and beyond to market a property. The brochures can also entice potential future clients, or give an extra reason why someone may want to share the broker’s information. Increasing noticeability means more clients!
It’s Evident that Drone Photography and Videos Help Listings Sell!
Clients have experienced their property getting sold quicker due to the ability to show off more of the surrounding area around properties. It’s helpful that the aerial view brings awareness to an area that may not be a commonly known place. In any case, the sky views are valuable in the display of surrounding landscape, or streets, not merely the property itself. This helps a buyer consider what life may be like in the area, or if a building is in a good location for their business.
“Make your property listings stand out with drone videos and photos that bring your listings a level of quality flying high above the rest; pun intended.”
Being a real estate agent is not easy. On the one hand you face cutthroat competition from other realtors, while on the other hand you are under pressure to sell your listings in a fast and smooth manner. Clients have become impatient and they want their homes to sell as quickly as possible. Here are 3 tips to make sure your listings do not stay longer than anticipated on the market.
1. Get maximum exposure for your listings
It is like the visibility of your blog or website, until you make sure your listing is seen by a large number of buyers, you cannot expect offers from prospective buyers for your listings. More than 90% of homebuyers today start their search for a home via the internet. You must use multiple real estate services to make sure they get a high degree of exposure, which gives you an edge over other realtors as your listings are seen by a large number of prospective buyers. TIPS: Use the new Zillow Walkthrough technology, Canva.com for free ad designs and your personal Social Media to help spread the word about your listing!
2. Attract buyers with beautiful images and videos
It comes as no surprise that most buyers ignore listings with dull or dark photos. They do not bother to read their descriptions and they skip to those that have beautiful and sharp images. No matter how good a property, you will find very few takers if you do not pay attention to its marketing via photos and videos. Sharp and beautiful photos highlighting the features of a property catch the attention of the buyers. Videos providing virtual tours of the property are also becoming popular among realtors. Some are hiring the services of professional photographers to get videos of properties captured with drones.
3. Make your descriptions spicy
Like the content on any website, descriptions about properties make a lot of difference for the buyers. You can compel a prospective buyer to shortlist your property by including keywords that they have been searching for in their dream property descriptions should be short but should tell a lot to the audience. It should be able to ignite his passion and trigger his imagination. You may not know this but most buyers click on same listings again and again, hoping to come across something that might tilt the decision in their favor. Use your descriptions to highlight points that you believe will be of interest for the buyers.
Most people first get information about products and services on internet today before searching for them in the market. They do the same when they decide to buy a home. It is therefore a good thing for you if you have listed all your properties on realty websites along with your own site. But how do people come to know about you and the properties that you want to show them? This is where the power of social media comes in. Almost all men and women today are on Facebook, and a vast majority of them also use Twitter, Instagram and other social media sites. Do you get the connection between the two points? You have to make yourself visible and known before you can expect prospective customers to reach your properties. Market yourself before you market your properties. Here are a few ways you can leverage the power of social media to become popular among your clients.
1. Get exponential exposure for yourself through social media
Depending upon your target group of customers, you can choose the social networking site to let them know about you. Making an account on all social media sites is not necessary. Choose the relevant ones and then follow the content strategy to woo the target audience.
2. Do not rely on organic searches alone
Of course people will come looking for your properties but only at a much later stage. In the meanwhile, catch the attention of your target audience by spending money on Facebook ads. Google follows people based upon their search history and these ads will follow people when they are interested in buying a home.
3. Do something to hold their attention
Now that your Facebook ad is being shown to someone interested in buying a home, how do you compel him to look at your ad and click on it? Well, you need to catch attention using different methods like bright images, capturing videos, offers or discounts, and so on. Make sure there is something interesting for the reader to spend some time on it. (INSERT GIF BELOW)
4. Check your competitors and learn from them
You are not the first realtor to be on social media. Nearly everyone is trying to reach out to his target audience using social media. See what your competitors are doing and map out your own differentiating strategy offering statistics and market reports and even showing beautiful family photos to show a more personal side.
5. Be short and to the point
Your audience does not have the luxury to spend a lot of time on what you have to tell them. Be short, to the point, and crisp. It’s quite refreshing when a property description is just quick bullet points and not a novel.
