We love building custom cottages here at Woodcastle Homes Management Inc. because they give our clients an escape that entices them on the weekends and throughout the summer months. If you are considering your options for a custom cottage, one of the first things you need to do is pick a building site. From our experience designing and building custom cottages, here are our most important tips for choosing land near the water:
Even though a waterfront piece of property may be easy on the eyes, you should still inspect the area carefully and comprehensively. Acquire elevation certificates, water quality tests, and other water-based inspections before signing off on a purchase agreement.
Not every waterfront area is the same! For example, if you want to use your powerboat for fishing, you may want to buy on a large lake area. At the same time, if you want the peace and tranquility that comes from living near the water, a lakefront area with tons of boats may not be for you. Choose your land based on what you want out of the area.
Go out on the water before purchasing. This will give you a different viewpoint of the land and provide you with a better understanding of your land and water access.
Make sure you go over your budget carefully. In some cases, waterfront properties can carry hidden costs, like more expensive water and sewer rates, as well as boat and dock lift fees.
Look into the shoreline’s history and future. Depending on the way water and soil mix, the shore may move over time. Make sure you fully understand the shoreline’s activity, so you understand the best place to build.
You want the custom home construction process to be hassle-free, but that’s easier said then done. To make the custom home construction process easier, and to ensure your home gets built as quickly as possible, don’t make these mistakes if at all possible:
Selecting the wrong builder—The biggest mistake you can make during custom home construction is picking the wrong builder. Choose one with experience, credentials, and a reputation or quality workmanship, like our team at Woodcastle Homes Management Inc., for the best results.
Overbuilding for the area—When it comes to custom home construction, bigger is always better, right? In this case, building the biggest home in the neighbourhood isn’t a good idea, especially when it comes to resale. Build a home that will complement the others in the area, so you get your money back if you ever decide to sell.
Only planning for now—You should build a home you can grow into, not one that barely works for your needs right now. Before the custom home construction process gets underway, try to picture your life in five or ten years, and devise building plans that work with what your future could look like.
Only including trendy features—Sure, two-tone cabinets are big right now, but will they still be popular in a year or two? Choose classic features for your custom home, so your home always looks current. While incorporating a trend or two can be fun, resist the urge to build the trendiest home possible.
You’ve likely seen hundreds of custom cottages over the years, and you dream of the day you can finally build one of your own in the ideal spot. There’s only one thing getting in the way: your budget. At Woodcastle Homes Management Inc., we build custom cottages at all price points, and we have the following tips for building a custom cottage for a cost-effective price:
When it comes to the floor plan, keep things simple. Although it may be tempting to try to include every feature under the sun, real cost savings come into play when you stick to a simple floor plan with basic features.
Think about how to design a custom cottage that will save you money down the road. For example, you may be tempted to skimp on quality windows in exchange for a big, eye-catching fireplace. While the fireplace may look nice, quality windows can help you cut back on heating costs for years to come.
Consider a property away from the water. Although you may have your heart set on building a custom cottage right on the water, one of these locations will come at a premium. If you really want to make your cottage more affordable, consider building on a lot near the water, but not right on it.
While it may be tempting to go with as many upgraded finishes as possible, remember that you can always upgrade your cottage later on. Stick with the basics you need to get your cottage built and ready for you to relax and unwind in, and focus on the extras later on.
Home builders are plentiful, so how do you find the right one? We recommend you start by interviewing the home builders you want to work with and doing research into their backgrounds. You should also consider the following questions of the home builders you interview:
How long has the builder been building homes and what is their experience like?
Does the builder have experience building homes similar to the style you want?
Is the builder willing to build on a lot you already own? Or do they require you to purchase one of their lots?
Can the builder help you devise a custom floor plan if you have specific needs and wants in mind?
Can the builder provide referrals from previous homeowners they’ve worked with?
Does the builder hold all necessary licences? Do they have any additional credentials that bolster their reliability?
Does the builder offer financing plans, and do they include a home warranty with the purchase?
Is landscaping included in the total cost of building a custom home?
These questions are just a few of the ones you should ask home builders as you look for the right one. If any other questions pop into your mind before or during the interview, don’t hesitate to ask them to get the information you need.

You want to be more than happy with your custom house inside and out, and that means you need to select the right architectural style for is exterior. While there are many types of architectural styles you can choose for your custom house, here are a few of the most popular we recommend:
Contemporary—These homes are all the rage right now and for good reason. Featuring clean lines and stark contrasts between materials, a contemporary house is sure to make a statement on your street. Many of these homes feature non-traditional exterior materials, like metal and steel.
Craftsman—Are you looking for a more classic style for your custom home? A craftsman style home may be the way to go. These houses usually have porches with thick square or round columns in addition to a low roof with triangular eaves. The beams on the porch and inside the house are usually exposed.
Mediterranean – You don’t see many of these homes in Canada, but that doesn’t mean you can’t build a Mediterranean-style custom house. Usually, these homes feature large exterior windows and an open-style floor plan. The roof is usually low-pitched, and most are usually two storeys.
The custom homes we build feature beautiful, elegant design in all rooms, but generally speaking, the kitchen is one of the most important rooms for our buyers. The same may be true for you if the kitchen is the centre of your family’s day-to-day living. When it comes time to sell your home, it’s also one of the main things buyers look at when deciding whether to put in an offer.
Since the quality of our custom homes is tied to the kitchens we design, here are some design considerations to take into account as you put together plans for your new home:
Do you love to entertain and have guests over? Make sure there’s enough room in this area for you to entertain comfortably. Even if you don’t entertain very often, you should still make sure there’s ample room in your kitchen, so you can cook and gather with your family without bumping into each other constantly.
Consider integrating the kitchen with other areas. For example, you may want to have a breakfast nook extend off your kitchen or capitalize on the open floor plan trend to have your kitchen seamlessly blend into your living area.
One of the perks of looking at plans for custom homes is that you can make sure your new home will have plenty of storage, especially in places where it matters, like the kitchen. As you design your new kitchen, ensure you have plenty of places to store dishes, utensils, cooking appliances, and more.

Quality. Your home is an investment that you’ll enjoy for many years, so you want a home builder who can deliver quality to eliminate the hassle of costly repairs. At Woodcastle Homes Management Inc., we construct beautiful, unique, and well-built luxury homes. Over the years, one of the most common questions our clients ask us about building a luxury home involves the design and if they need to come prepared with a design plan before they turn to us.
While home building doesn’t necessarily encompass design, we have a number preset design plans you can pick from. These plans can be customized based on your preferences. For example, if you want to move the kitchen island, go with vinyl plank flooring, or switch to two sinks instead of one in your master bathroom, we can make all these alterations and more. However, there is a limit to the changes you can make to these floor plans.
We have built enough luxury homes in the area that you can also bring us design plans from an architect or another source, and we can put these plans into action. This may require extra attention, funding, and time, but we will ensure that based on these plans, your dream home comes to life.
Whether you decide to go with one of our functional floor plans or bring your own design plans to us, the only thing we ask is that you prioritize your needs and wants and don’t settle when it comes to building the perfect custom home for your family. If you have any questions about our luxury homes, please contact us today!
