As custom home builders, one of the questions we get asked most often is how long it takes to complete a build. The only answer we can give to this question is that it depends. While we would love to give you an exact answer of when we’re able to complete the building process, know that how long it takes to finish your home depends on the following factors:
The land where the home will be built
The area where the home will be built
The intricacy of the home’s floor plan
The upgrades you select
Whether you make any changes to the floor plan mid-build
We can, however, still give you a general timeline of how long it will take to build your home after we consider your building plans and other individualized factors. As your home builders, we will carefully account for all the factors involved with your building project and provide you with a comprehensive outlook of what to expect.
Please also remember that sometimes, the building process can get delayed by extenuating circumstances. For example, extreme weather conditions can affect the supply of building materials, accidents can happen, and changed plans can all delay how long it takes to complete your custom home.
When you build a custom house, you want to invest in upgrades that add value, aesthetic appeal, and functionality to your home. While picking every upgrade might not be in your budget, here are some tips for picking custom home upgrades you’ll love for years to come:
Structural additions – If you want to make structural changes to a preexisting floor plan, let us know as soon as possible. As your builder, it is difficult for us to make changes to make structural changes to your custom house after it has been framed or when it is near completion.
Post-purchase upgrades – Remember that you don’t have to upgrade everything during the building phase. For example, upgrading your lighting, adding an epoxy coat to your garage floor, and making other cosmetic changes can be done on a slower timeline.
Builder timeline – We put together a comprehensive timeline that includes plenty of time for you to select and confirm your upgrades. Know that after you pick your upgrades, you may not be able to change them following our final design meeting.
Needs versus wants—You may not be able to afford all the extras you want right at first. Think about what upgrades are most important to you right at first and put your money into them.
Stick to your budget – It’s hard to not get caught up in the excitement of building a custom house and go crazy picking upgrades. While selecting enhancements to your home can be fun, know your budget and stick to it, so you do not regret any part of your purchase later on.

Here are five trends we’ve noticed recently for custom homes, and why they might be a good fit for your new home.
1. Solar panels — Recent improvements in solar tech have moved solar panels from an unaffordable feature to something the average homeowner can afford. Many custom homes now are built with solar panels from the beginning, so homeowners can benefit from the power of the sun as soon as they move in.
2. Smart homes– Home automation is a growing trend, and every year, companies roll out new tech designed to make homes smarter and smarter. Keep in mind that while home automation features can make you home safer and your power bills lower, the historic return on investment isn’t established, since like any technology, they can become obsolete quickly.
3. Energy efficient windows– New glass films and coatings have made windows better and better at protecting interior spaces from heat and cold.
4. Barn doors — Although this technically qualifies as an interior design trend, installing new barn doors requires enough construction know-how to be a construction fad. Buyers love barn doors because they add rustic charm while offering functionality.
5. Electric car charging stations — More and more buyers want an electric car charging station in their home as the electric car industry grows. As more people make the switch to driving an electric vehicle, more and more charging stations will be seen in garages everywhere.
If you’re in the process of building a custom house, you need to know about the Canadian Home Builder’s Association’s recent launch of its Net Zero Home Labelling Program. This program provides custom house builders and consumers with a clearly defined and rigorous two-tiered system that recognizes Net Zero Ready Homes and Net Zero Homes, and identifies the builders who construct them. From September 2015 to December 2016, a pilot version of this program was run to affirm its administrative and technical details.
The CHBA’s Net Zero Home Labelling Program is designed in a way so that homes still qualify for R-2000 or Net Zero Ready or ENERGY STAR® if Net Zero isn’t achievable. Compared with these homes, the energy performance of a Net Zero Home is 100 percent better than homes built up to standard code.
As an extension of this program, the CHBA’s 2017 Home Buyer Preference Survey revealed what buyers are looking for when they build a custom house, and it demonstrates how important energy efficiency is to new home buyers. For this survey, 22,000 recent new home buyers from six difference provinces reported the top 10 “must have” features they want in a home:

Since buyers want and expect an energy efficient home, the Net Zero Home Labelling Program provides confirmation both to the builder and homeowner that their home is as environmentally friendly as possible while including features that lend itself to enhanced efficiency.
As the prices of luxury homes in Toronto and the surrounding areas continue to rise, their prices are starting to rival the cost of homes in Manhattan and Hollywood. Here’s a brief glimpse into what the prices of these celebrities’ luxury homes would get them in today’s real estate market here in the GTA.
Jared Leto- Recently, actor and musician Jared Leto listed his four-bedroom home in the Hollywood Hills for the Canadian equivalent of $2.7 million. This home is 12,500 square feet, blocked from public view, and features a palm tree-lined swimming pool. In Toronto, he could get a three-storey Victorian in Parkdale for this same price.
Rufus Wainright- Last year, singer/songwriter Rufus Wainright purchased a 2,100-square-foot, three-bedroom cottage in Los Angeles’ Laurel Canyon area for the Canadian equivalent of $1.95 million. Offering a clear view of nearby mountains, it features a tree-lined pond and two patios connected by a rustic bridge. For just $30,000 extra, Wainright could get a storey-and-a-half house in the Toronto area with four bedrooms and 1,600 square feet of space.
Amy Schumer- The comedian Amy Schumer recently sold her penthouse on the Upper West Side of Manhattan for the Canadian equivalent of $2.2 million. Just steps from the American Museum of Natural History, this 850- square-foot unit takes up a full floor of a brownstone and is less than two blocks from Central Park. In Toronto, for just under $2.3 million, she could get a five-bedroom home with 1,250 square feet of living space at the end of a residential street.
Whether you plan on building a house in the suburbs, out in the country, or in the middle of the city, it’s important to investigate the area thoroughly and pick a building lot in a place where you’ll be happy living. As you pick a lot and get started with a contractor building a house, there are a few factors you need to consider to select the right spot for your new home:
Unless you work from home, consider what kind of commute you will have from your new place. On a weekday, consider taking a test drive to and from your office to see what the drive will be like.
Pick between a cul-de-sac lot and one close to a subdivision entrance. Although one close to an entrance will have more traffic, it offers quicker access in and out of the neighbourhood. Comparatively, a lot on a cul-de-sac gives more room for kids to play, but their shape can make snow removal difficult in the winter.
Before building a house, find out if there are any major projects planned for the area where you want to put your new home. If there are projects planned for their area, determine if they’ll add value to your new home and if you’ll be able to handle the construction.
You should also make sure the dimensions of your new home will fit well within the dimensions of the lot. For instance, if you plan to build a bigger house, make sure you are okay with having a smaller yard to work with.
When you build a custom home, you have a lot of questions, like how long will your new house take to build? What happens when? What does each phase of the custom home construction process involve? Generally speaking, custom home construction involves five phases, but keep in mind the exact building process your new home follows can be affected by the size and style of the house, the lot, the amount of customization required, the construction techniques used, and many other factors.
1. Pre-construction–The first phase of the custom home construction process involves developing plans for the house and submitting them to the municipal permitting office for review. Before this happens, site tests are performed and final engineering adjustments may be made to the plans.
2. Foundation–After all the plans have been submitted, the next phase in the custom home construction process involves staking out the land, preparing it, excavating, and pouring the foundation.
3. Framing–During this phase, exterior walls, interior partitions, and the roof are assembled. Generally speaking, a framing skeleton is constructed, but another framing method may be used based on the design plans.
4. Interior and exterior work–After the first three stages are complete, a significant amount of work will be done inside and outside the home. For example, flooring is put down, the bathroom cabinets are installed, siding is applied on the outside, porches and decks are built, and plumbing and electrical fixtures are put in.
5. Finishing touches and hand-over–At this point, the building crew finishes up any last-minute projects and cleans up the construction area. You will probably do a walk-through with the builder, be handed the keys, and then the new home is yours!
To say Canadian home builders have been busy this past year is an understatement. Since the recession in 2008 and 2009, home builders in Canada have become busier and busier, despite rising interest rates and fears of a housing correction because the demand for housing, particularly in the Toronto area, is so high.
In July alone, work began on 222,324 new homes, which is the third-fastest month since 2012, according to the Canadian Mortgage and Housing Corp. Since the start of 2017, starts on approximately 215,000 homes per month have been the average. If the current pace continues, home builders will be on track for the most new construction started since 2007. Most of these starts occurred in Canada’s three largest urban centres: Montreal, Vancouver, and Toronto.
This new data ultimately highlights the home building industry’s resilience, even though the housing market in Canada is in a place to correct in the near future. Not only have starts on new homes increased in 2017, but a recent report from Statistics Canada also shows building permits rose by 2.5 percent in June, which is the second-highest level on record. While these permits were mainly for commercial projects, residential construction is still on the rise.
