Every year, Pantone announces it’s “Colour of the Year” to help inspire designers with their interiors, as well as their fashion! This year, the colour chosen is something that is reminiscent of fantasy worlds and galaxies far away.

Without further ado, the 2018 Pannone Colour of the Year is . . . Ultra Violet!

This shade is a combination of psychedelic purple and electric blue, though it is officially described as a purple shade. Ultra Violet is being increasingly used in spaces to create just enough drama and flair and evoke a sense of originality and uniqueness.

As the name hints, Ultra Violet conjures up thoughts and feelings of the mysteries of far-away skies and galaxies. It also evokes wonderments of what may be lying ahead. The endless night sky symbolizes the unknown possibilities, offering up inspirations and desires to seek out something we don’t yet know is out there.

This colour is full of depth and symbolizes non-conformity, enticing people to push the envelope, both in their personal lives and with their interior design!

How to Incorporate Ultra Violet Into Your Home’s Design and Decor

At Hope Designs, we fully embrace Pantone’s 2018 Colour of the Year. If used correctly and with a bit of finesse, it can be quite striking. However, because it’s such a bold colour, we suggest using it sparingly for things such as an accent wall in a bedroom or a dining room.

Other possibilities might be to use Ultra Violet tones as accent colours in commissioned artwork, throw pillows, painted furniture such as small accent tables, or lifelike silk floral arrangements. Ultra Violet is also a colour that would work exceptionally well in any garden as it mimics many perennial and annual plantings. You may even want to consider painting a garden bench this colour, or an old watering can. The list literally goes on and on.

If you’re the bold type, you might want to try adding Ultra Violet to larger surfaces, including an accent wall or area rug. That said, you may find that using it in smaller, more subdued ways can work better, especially with a hue that’s so far out there and vibrant as this one.

Sure, this particular condo already has a lot going for it. It’s got a walkability score of 100, which means just about every amenity and source of entertainment you can think of can be quickly and easily accessed by a short stroll. It’s got floor-to-ceiling windows and sweeping city views. There’s ample space in the living area and kitchen. Truly, this condo already comes with a great foundation.

But in a market that’s saturated with amazing condos and hungry buyers, it’s well worth it to take the steps to present properties in the best light possible to attract prospective buyers in the area. And Hope Designs was the firm chosen to professionally stage this particular condo to achieve desirable results.

The industrial style of this condo – thanks to features like the unfinished concrete ceiling – is somewhat of a mainstay these days given its popularity among young and modern buyers. But even those who aren’t necessarily fond of this type of look will certainly be able to get over it thanks to the spacious kitchen, large balcony with incredible views, and amazing location.

Hope Designs managed to update this condo with contemporary furnishings, cowhide area rugs, wrought iron end tables, and modern wall art. Perhaps the biggest challenge the design firm faced was decorating and designing the master bedrooom, which is rather miniscule in size.

Lori and her team outfitted the space with an appropriately-sized bed to make sure the room didn’t seem overcrowded, which can make a room appear smaller than it actually is. By using furniture and accessories that complemented the room’s square footage, the team was able to make the space more attractive and visually larger in size.

The end result of the staging project was a success, helping the owners of this 2-bedroom, 2-bathroom condo eventually sell for a whopping $969,000. Almost a million bucks for a condo is nothing to sneeze at, even if it is located in the heart of the city.
The project was so successful and noteworthy that the folks at BlogTO.com featured the story on their highly-viewed website! It’s just another notch on Hope Designs’ list of accolades.

When an oversized downtown condo is transformed to blend the feel of a family retreat with the sophistication of an urban dwelling, people take notice. And this time, it was TorontoLife magazine who paid particular attention to a King West condo staged for the market.

Lori Howard and her team at Hope Designs put their magic touch on this 1,425-square-foot condo located in the downtown Toronto core at King and Tecumseth. At this size, the unit isn’t exactly a tiny condo that is typical of downtown city centers. In fact, this unit has plenty of space that rivals some detached properties.

But because the three-bedroom, two-bathroom unit with 360-degree balconies features a size and layout that isn’t exactly the norm in the city, Lori and her team had their work cut out for them. Since the condo is family-sized and located in a part of the city that mostly sees young professionals in much smaller spaces, Lori’s job was to make the unit attract both couples and families with kids.

That’s a tall order since the features of each tend to be vastly different. Blending the two to be able to attract both sets of buyers were not going to be easy. But with Lori’s experience and track record of successful staging stories, she was certainly the best stager for the job.

Lori admits that this was a tough project, since “most spaces are cut and dry.” Her task in this particular project was to create a stylish and sophisticated look without compromising the warmth that is typical of a family home.

The Transformation

To create a space that would attract both sets of buyers, Lori and her team at Hope Designs filled the dining room with larger pieces to showcase the spaciousness of the area. An in-trend live-edge table with chrome legs brought the space to life. In the living room, white leather chairs were coupled with a cowhide rug, along with a glass-topped coffee table. To create a cozy look, Lori plumped up the sofa with a slew of throw pillows.

While the main living space was quite large in this home, the master bedroom was small in comparison. To offset this, Lori worked to make the room look as opulent as possible. The king-sized bed that was already there overpowered the space, making it look smaller than it was. Lori swapped the bed for a queen-sized mattress to free up some floor space and topped it with king-sized bedsheets and pillows.

In the second bedroom, Lori chose to equip the space with a single twin bed to highlight the room’s size. Such a tactic also lets buyers see that the space can be multi-functional and serve as an office or den in addition to a bedroom.

It’s been proven over and over again that professional home staging is an effective way to help homeowners sell faster and for more money compared to homes that have not been staged. But how exactly does staging work to please buyers? Wouldn’t it be great if there was something that could give sellers some insight into how well staging works and what buyers think of staged homes?

Well, there is! Recently, the National Association of Realtors (NAR) conducted a survey on over 53,000 realtors to get a grasp of precisely how home staging is perceived and received, and the answers are pretty interesting. (In case you’re wondering, the results are very reliable considering the margin of error of plus-or-minus 2.25%.)

Here are some of the findings of the recent survey from buyer and seller agents who participated.

Are Homebuyers Affected by Home Staging?
  • 48% say that home staging has an impact on the majority of homebuyers.
  • 48% say that home staging has an impact on some homebuyers, but not all.
  • 4% say that home staging does not have an impact on homebuyers.

Based on these answers, almost all (96%) of realtors claim that home staging certainly has an effect on homebuyers.

How Are Homebuyers Affected by Home Staging?
  • 77% say home staging helps homebuyers see themselves living in a home.
  • 40% say home staging makes homebuyers more willing to view a home they’ve seen on the internet.
  • 38% say home staging increases the value of a home value if its decor is in line with what home buyers want.
  • 27% say home staging helps homebuyers see past any flaws.

The answers provided in this category show that home staging efforts are certainly effective when executed properly.

How Does Home Staging Affect the Buyers’ Offers?
  • 31% of buyer agents say it increases the offer by 1% to 5%, while 29% of seller agents believe the same.
  • 13% of buyer agents say it increases the offer by 6% to 10%, while 21% of seller agents believe the same.
  • 3% of buyer agents say it increases the offer by 11% to 15%, while 5% of seller agents believe the same.
  • 2% of buyer agents say it increases the offer by 16% to 20%%, while 3% of seller agents believe the same.
  • 14% of buyer agents say it makes no difference, while 14% of seller agents believe the same.
  • 27% of buyer agents are unsure, while 26% of seller agents believe the same.

It can be clearly seen that both buyer and seller agents have very similar thoughts on how home staging affects the initial offer.

How Does Home Staging Affect the Length of Time Homes Spend on the Market?
  • 39% of listing agents see a significant decrease in DOM (days on the market).
  • 23% of listing agents see a slight decrease in DOM.
  • 8% of listing agents experience no change.
