TREB RELEASES CONDO MARKET FIGURES AS REPORTED BY GTA REALTORS®

TORONTO, ONTARIO, April 24, 2019 – Toronto Real Estate Board President Garry
Bhaura announced that Greater Toronto Area REALTORS® reported 4,731 condominium
apartment sales through TREB’s MLS® System in the first quarter of 2019. This result was
down by 6.8 per cent compared to Q1 of 2018.

New condominium apartment listings entered into TREB’s MLS® System were up by 2.4
per cent compared to Q1 2018, with 8,222 listings being added in 2019 versus 8,029
listings added in the first three months of 2018.

“While we experienced a slightly better-supplied condo market in the first quarter of 2019,
the market segment remained tight enough to retain the highest year-over-year rate of
price growth compared to other major home types. Condos continue to provide
prospective buyers with a relatively affordable housing option in the GTA, especially given
the impact of the OSFI-mandated mortgage stress test,” said Mr. Bhaura.

The average price of a condominium apartment increased by 4.5 per cent from $533,520
in Q1 2018 to $557,377 in Q1 2019. Year-over-year price growth in the City of Toronto,
which accounted for 69 per cent of transactions, was slightly higher at 5.4 per cent
resulting in an average price of $603,243.

Condominium apartment listings, in both the ownership and rental markets, can be
influenced by the completion of new condominium apartment projects. According to
CMHC, condo apartment completions were up substantially year-over-year in the fourth
quarter of 2018, which could account for an uptick in condo ownership and rental listings
in Q1 2019. Conversely, condo apartment completions were down year-over-year in Q1
2019, which could arguably impact listings in the opposite manner over the next three
months.

“The condominium apartment rental market remained very tight through the first three
months of 2019. Average one-bedroom and two-bedroom rents were up well-above the
rate of inflation on a year-over-year basis in the first quarter. However, the condo rental
market also benefitted from an increase in the number of units listed, resulting in more
choice for prospective renters. With this said, we would need to see a number of quarters
with listings growth outstripping rental transaction growth in order for the market to
become more balanced,” said Jason Mercer, TREB’s Chief Market Analyst

TREB RELEASES RESALE MARKET FIGURES AS REPORTED BY GTA REALTORS®

TORONTO, ONTARIO, March 5, 2019 – Toronto Real Estate Board President Gurcharan (Garry)
Bhaura announced that Greater Toronto Area REALTORS® reported 5,025 homes sold through
TREB’s MLS® System in February 2019. This sales total was down by 2.4 per cent on a year-overyear basis. Sales were also down compared to January 2019 following preliminary seasonal
adjustment.

“The OSFI mandated mortgage stress test has left some buyers on the sidelines who have
struggled to qualify for the type of home they want to buy. The stress test should be reviewed
and consideration should be given to bringing back 30 year amortizations for federally insured
mortgages. There is a federal budget and election on the horizon. It will be interesting to see
what policy measures are announced to help with home ownership affordability,” said Mr.
Bhaura.

Despite sales being down year-over-year, new listings actually declined by a greater annual rate.
This suggests that market conditions became tighter compared to last year. Tighter market
conditions continued to support year-over-year average price growth.

Both the MLS® Home Price Index Composite Benchmark and the average selling price were up
modestly on a year-over-year basis in February 2019. The MLS® HPI Composite Benchmark was
up by 2.4 per cent year-over-year. The average selling price for all home types combined was up
by 1.6 per cent over the same period. Price growth was driven by the condominium apartment
segment and higher density low-rise home types. On a preliminary seasonally adjusted basis the
average selling price was down compared to January 2019.

“Home sales reported through TREB’s MLS® System have a substantial impact on the Canadian
economy. A study conducted by Altus for TREB found that, on average, each home sale reported
through TREB resulted in $68,000 in spin-off expenditures accruing to the economy. With sales
substantially lower than the 2016 record peak over the last two years, we have experienced a hit
to the economy in the billions of dollars, in the GTA alone. This hit has also translated into lower
government revenues and, if sustained, could impact the employment picture as well,” said Jason
Mercer, TREB’s Director of Market Analysis and Service Channels.

The rental market continued to operate in a high demand, low inventory environment during the
first two months of 2019. Strong competition between renters resulted in average rents for onebedroom and two-bedroom apartments leased through TREB’s MLS® System increasing wellabove the rate of inflation on a year-over-year basis for the January-February period. The average one-bedroom rent was up by 8.1 per cent to $2,145. The average two-bedroom rent was up by
7.4 per cent to $2,810.

“With vacancy rates hovering in the one per cent range and average rents increasing in the high
single digits, it is clear that signing a lease for a rental unit is not an easy proposition in the GTA.
While some rent control provisions have been relaxed by the new provincial government, policy
makers need to look at further initiatives to encourage rather than discourage investment in
rental apartments. A recent Ipsos survey conducted for TREB found that almost one-quarter of
investment property owners are very likely to list their property for sale this year, which is
concerning in an already tight rental market,” said TREB CEO John DiMichele.

On the 14th level of The Yorkville condominium building, a 2 bedroom, 2 bath listing sold for $748,000. Then, 2 floors higher, an identical suite sold for $769,000. Both suites included parking.

Another suite on the 14th floor was sold for $790,000. This condo listing at 32 Davenport Rd was a 2 bedroom plus den unit. It faced northeast and came with a parking spot.

And on the 21st floor of 32 Davenport, a southwest facing 2 bedroom suite sold for $880,000.

The highest price paid for a house in July 2017 in this area was $2,020,000. The lowest price paid was $550,000. The average days on the real estate market in this area was 20 days.

From most real estate transactions to the least: In July 2017, there were 14 sales in Danforth Village – East York, 3 sales in Woodbine – Lumsden, in O’Connor – Parkview there were 7 sales, in Danforth there were 4 sales, in Playter Estates – Danforth there was 1 house sold, in East York there were 7 homes sold and in Crescent Town there were 2 houses sold in the month of July 2017.

And on the 18th floor of 28 Ted Rogers Way, a southeast 2 bedroom suite sold for $636,000 in another bidding war. The monthly condo fee here was $526 and the sale did not include a parking spot.

These numbers and real estate statistics examine selling prices based on data provided by the TREB MLS Stratus system for the area referred to as real estate zone E03.

In December 2017, 34 properties were sold.

The average selling price was $973,403.

The highest price paid for a house in December 2017 in this area was $1,679,000. The lowest price paid was $610,000. The average days on the real estate market in this area was 18 days.

In December 2017, there were 15 sales in Danforth Village – East York, 4 sales in Woodbine – Lumsden, in O’Connor – Parkview there were 7 sales, in Danforth there were 4 sales, in Playter Estates – Danforth there were 4 houses sold, in East York there were 2 homes sold and in Crescent Town there were zero houses sold in the month of December 2017.

The streets that were busy with real estate transactions were Adair Rd, Aldwych Ave, Amsterdam Ave, Cadorna Ave, Cedarvale Ave, Chisholm Ave, Dewhurst Blvd, Donlands Ave, Elswich Rd, Ferris Rd, Frater Ave, Galbraith Ave, Gamble Ave, Gatwick Ave, Glebemount Ave, Greenwood Ave, Langford Ave, Linnsmore Cres, Logan Ave, Marlow Ave, Milverton Blvd, Mortimer Ave, Munford Cres, Nealon Ave, Queensdale Ave, Sammon Ave and Woodmount Avenue.

There is so much going on along the Yonge Street strip and we love being a part of it.

One of the many exciting condo projects is Five Condominium at 5 St Joseph Street, conveniently located between Yonge Street and Bay Street and a short walk to the subway station.

Heritage architect Michael McClelland feels that Five Condos at 5 St. Joseph will set a new standard for future development along the bustling Yonge Street strip.

Here is some interesting data, provided by the Toronto Real Estate Board’s MLS system:

In April 2017, 9 condo suites were sold via Toronto’s MLS system.

On the third floor, a north-facing bachelor suite sold for $380,000.

Near the top of 5 St Joseph Street, on the 42nd floor, a south-facing one bedroom suite sold for $580,000. This sale included a storage locker but no parking spot.

Back down on the 4th floor of Five Condos, an east-facing one bedroom plus den suite for $627,000.

On the 26th floor of Five Condominium, a 1+1 sold for $670,000… on the 32nd floor a 1+1 sold for $639,000… and on th 42nd floor, a 1+1 sold for $698,000.

Mid way up the condo tower at 5 St Joseph St, a 2 bedroom plus den sold on the 24th floor for $888,000 with parking … and another 2 bedroom plus den suite sold for $868,000 on the 42nd floor without parking.

On the 36th floor a west-facing 2 bedroom two bathroom suite sold for $860,000. This suite faced west and included a storage locker and an underground parking spot.
