Great question! There are many perceptions and some misperceptions about staging, and even many experienced real estate gurus aren’t familiar with the concept. Said simply, staging is the act of preparing a property to sell by improving and enhancing its outward and inner appeal. Those enhancements can include everything from cleaning the outside windows and trimming the trees to what we specialize in: Making the interior as appealing as possible to the prospective buyer, or what we call the “Targeted Buyer Demographic”. The Staging Guy’s specific eye to regional and even neighborhood level preferences is one of our unique selling points, but we’ll get into that more in another post.

Making the Property Shine

Glossing up the interior can involve a variety of different steps, and it varies between occupied and vacant properties. It begins with making sure that the property is thoroughly cleaned and the surfaces sparkle. The next step is the big one, and it involves creating rooms that will form an emotional connection between the prospective buyer and the property.

The goal is a look and feel in the home or commercial property that will have the highest likelihood of resonating with prospective buyers in that neighborhood. Think about it: While Aunt Mildred’s ashes in the urn on the mantle and the stuffed deer head from your Dad’s epic hunting trip in 1982 mean home to you, the buyer might have different tastes. All joking aside, we all have our unique preferences and likes, and most our homes feature decorations that have sentimental value like family pictures and mementos from our travels. Staging replaces those more personal touches with décor that will make the buyer see herself or himself in your home and form that emotional connection.

Those look and feel updates include tweaking the artwork and wall hangings, and most importantly, selecting the right furniture and arranging it appropriately. We also highlight the positive aspects of a property while minimizing any negatives such as unattractive views, unsightly neighbors’ lawns or vehicles, downplay the impacts of busy streets front or back, etc.

the target audience falls in love with. This means that to be effective, the staging effort must be tailored to the preferences and nuances of the local area. What appeals in Round Rock may not dazzle in Tarrytown. Every neighborhood has its unique buyer set, and The Staging Guy’s process is based on knowing those differences and how to make them work for the seller and her or his agent.

Why Staging?

You may be thinking, that all sounds great, but why should I care? The Austin market is so hot, by the time my “FOR SALE” sign hits the yard the house will be sold. It might surprise you, but our experience and general research both show that despite that hot market, a staged home generally sells for 3-5% more than a non-staged home, while the cost is a fraction of that amount. Staged homes also sell 30-40% faster than non-staged homes.

There are many options to consider when staging your home, and many different providers in the Austin/Central Texas market. We believe that a professional stager should offer a few major features, as follows.

Inventory – The Ability to Create A Beautifully Staged Environment

Professional stagers can create a room or a home in various ways. Some stagers will simply dress up the existing furniture and make minor tweaks to the décor (change paintings, etc.). Others will rent furniture, oftentimes creating a similar look and feel for every property they stage. At The Staging Guy, we take a different approach. We maintain a massive inventory of furniture, fixtures, bedding, and other household accoutrements that allow us to create rooms that will not only pop but will match our knowledge of what the buyer in that area is looking for. Our track record shows that taking such a specific approach results in a higher sales price and less days to sell…and The Staging Guy achieves better results than inferior staging methods!

Tailored Approach – One Size Does NOT Fit All

The next thing to consider when picking a stager is their process and the factors they consider when staging the property. Many stagers will take a simple approach by which they update the furniture to a cleaner, more up-to-date look and make generic tweaks to wall treatments and paintings. Sounds like a great step forward, right? It is…but stopping there literally leaves money on the table. To properly stage a home means making it as appealing to the prospective buyer as possible.

Targeted Buyer Demographic

Appeal to the prospective buyer means first knowing who that prospective buyer is. We take a methodical approach to understanding what we call the “Targeted Buyer Demographic.” This is a detailed understanding of the buyer profile for a given neighborhood that takes into account neighborhood-level preferences, recent sales activity, and analyzing what works in that area. This aspect of our approach is one of The Staging Guy’s key unique differentiators, and not something you’ll find everywhere.

Creating an Emotional Connection

We then create a plan tailored to the Targeted Buyer Demographic and then stage the property to not only amaze them, but to create a space that they can see themselves living in! That’s really the purpose of staging…making the house a home that the prospect wants to move into, right away. At The Staging Guy we pride ourselves on that tailored approach. The luxury market in Austin has been nothing short of dazzling the last couple of years. Property values have jumped double digits and buyers are practically running to listing agents with cash in hand. We saw the market start off strong for the first half of 2017 – now all we see are price reductions coming across the wires. Homes stay on the market much longer than recent history and the pressure on pricing has definitely had an impact to sellers in the $1M+ price range.

Has it completely dried up? No, but it definitely is no longer “dazzling”. Listing agents are reporting little to no traffic going thru their high-dollar listings, and that naturally leads to disgruntled (or even angry) sellers.

With buyers heading to areas just outside of Austin (Lakeway and Dripping Springs come to mind) to find more “bang for the buck,” it becomes imperative that luxury priced homes outshine their competition now more than ever.

This, of course, is where the team at The Staging Guy comes in. There are several lovely homes on the market (we do keep track with the help of our in-house real estate agent), some do not need any spritzing up.

Vacant homes, no matter how stunning the curb appeal or how beautiful the pool area displays in pictures, turn off potential buyers with empty rooms. 95% of buyers are not able to visualize how to live in an empty space and there’s no emotional connection to the home. The slowdown in the luxury market in Austin is real. If you have a vacant home in the $1M+ price point you should start to explore staging that property.
