When buying a fixer-upper, there are many things that you need to take into consideration so that you don’t get overwhelmed. Here is a list of the five most important. Tackle these before jumping in with both feet and you’re good to go!
Some fixer-uppers are more involved than others. Having solid estimates are key.
1. Confirm the Cost of Renovations Before Tabling an Offer
Get vetted professionals to do a thorough walkthrough so that he or she can give you a written estimate of how much the services will cost. According to Laird & Sons, a company that provides Toronto air conditioner repair services, the best place to start would be online with a simple Google search. They emphasize that looking at a companies’ reviews through multiple platforms. Check out Google, Yelp, and BBB to find the right businesses to consult with.
The walkthrough should include inspecting crucial features like air conditioning units and central air and heating, as well as, boilers.
If you decide to do the repairs yourself after the inspection, be sure to take note of the price of supplies. Whatever the case may be, make sure you add 10 percent to 20 percent to the estimated total to act as a buffer against any unforeseen circumstances.
2. Decide What You Can Do on Your Own
Your skill with DIY projects will go a long way to save money when buying a fixer-upper.
We live in the do-it-yourself age and, naturally, there are some tasks that you will feel can be done by yourself. Make sure you take on only those jobs that you are sure are within your skill set. Some jobs like can lead take more time, end up more expensive, and lead to less-than-stellar results when left in the hands of an amateur. Other jobs, like those that deal with electricity, can be flat-out dangerous.
Apart from assessing your skills, you also want to judge whether you have the required time on your hands to make these repairs and renovations on your own.
3. Check Permit Costs If Any
Permits may be a gigantic pain but they are required.
You can get these permits yourself or ask your contractor do the arrangements for you. Either way, expect to spend no small amount of money in the process. It will be time-consuming and possibly frustrating. Inspectors may force you to make changes to your initial plan before they issue a permit. It’s all part of the system.
4. Get an Expert Opinion on the Pricing for Structural Work
Structural repairs have some of the lowest returns on investment.
If your fixer-upper is in need of major structural work, get a qualified structural engineer to inspect the home before you put in an offer. That way, you are sure you have adequately budgeted for any future problems.
In general, buying a fixer-upper that needs significant structural doesn’t work unless you:
Have uncovered the full extent of repairs needed
Know these repairs can be done
Have a written estimate for the cost of repairs
Are getting the house at a huge discount
5. Check the Cost of Financing
Financing plays a key role in each real estate investment.
Buying a new home is a major financial transaction. You want to make sure you have the necessary guarantees for loans or financing before you make any deal.
In most cases, your real estate agent will have valuable relationships with local lenders and will be able to guide you. Don’t be forced to close a sale when you are not ready.

In 2014, I started a story series right here on LHB with Hottest Areas for Louisville Home Sales. Now that the “selling season” was upon us, I wanted to know where in Louisville Kentucky are homes selling the fastest?
Comparing these heat maps from 2014 and 2017 show how hot the Louisville real estate market really is.
To keep things consistent, I’ve performed the same analysis to create the Louisville days on market heat map for 2018. And as you’ll see, our market is even hotter this year.
The speed of home sales by ZIP code
There’s no doubt it’s a seller’s market. Inventory remains to be low so buyers are fighting over what homes are available. That makes them sell faster!
More expensive homes will always take longer to sell because there are fewer buyers looking for homes in the higher price ranges. You can look at our heat map below to see that phenomenon.
Homes in higher priced areas, such as in the northeast part of the city, are taking significantly longer to sell. In less expensive parts of Louisville, homes are literally selling on their first or second day on the market.

There’s even more red this year’s map! It’s quite amazing really. Out of all the ZIP codes surveyed in this report, only eight had higher average CDoM of 75 days or more. In every other part of the city, homes are selling super fast.
I do want to make the distinction between Days on Market (DoM) and Cumulative Days on Market (CDoM). Basically, if a home seller wants to reset their DoM, they can cancel their listing and relist it with the same exact information. Their DoM starts again at zero.
In order for the CDoM to get reset, the home needs to be off the market for 90 days or more. So actually the DoM number is fairly worthless. Just focus on the CDoM like the pros do.
Here’s the data I used to build the map image sorted by the fastest home selling Louisville ZIP codes.
As you can see most ZIP codes had faster home sales in April 2018 than in April 2017. Not all though. Some slowed down considerably. How did yours fare?

The speed of home sales in Louisville
Now, you’re not likely to find this as interesting as I did but here goes. What would you expect the entire city of Louisville’s CDoM number might compare to the previous year? I mean, with all that red on the map it has to be a lot lower, right?!
Actually, it is lower but only by a single day. In April 2017 the CDoM for Jefferson County was 52 days. This past April it dropped to 51. How is that possible? Well, you might be familiar with the old quote:

To keep your home safe in the event of a fire, ensure you install smoke detectors. Replace the batteries at regular intervals. Routinely check to make sure they are working properly. Place fire extinguishers at key points in the house, especially those places where a fire is more likely to break out, such as the kitchen.
Keep the surroundings of your house clean. Properly dispose of any dry yard trimmings to stop them from catching fire.
Do not overload power outlets and extension cords. This will reduce the risk of sparking, which could cause a fire.
Keep flammable items away from electrical sources, such as a gas range or fireplace. Teach your children about fire safety while you’re at it.
Certain house appliances require additional ventilation, such as your furnace or any portable heaters. A few may even require a cooling system.
Always unplug appliances from power outlets when they are not in use. Power surges can happen any time a device is plugged into an energy source. In certain areas or with homes of a specific size, you might want to install a lightning rod. A lightning rod will help protect your house from a lightning strike during a thunderstorm.
General Safety Tips for Children and Pets
Keep harmful objects out of the reach of children and pets. Cutlery, cleaning agents, fire igniters (e.g. matches or lighters) should be properly stored away after each use.
See to it that railings on stairs and decks are sturdy and well built. Ensure the spaces between the railings are not so wide that an infant can fit through them. Immediately fix any loose railings to improve overall safety for children and even pets.
Always keep stairs clean, dry and well lit. Stairs that are cluttered with objects can lead to someone tripping. As we’re all aware, a fall on the staircase doesn’t typically end well for the person falling.
If you happen to have a swimming pool, ensure it is adequately child and pet-proofed. We don’t want any emergency situations when an adult is not nearby.
Keep all medications and other chemicals out of the reach of infants and pets.
Install abrasives on the floor of your bathroom and bathtub to prevent people from slipping.
Close the toilet lids after use to keep pets from drinking the water. It’s not clean water for them to be consuming.
Remove valuable items out of the reach of pets or small children. Also, remove small items that pets or infants can easily choke on.
Keep pets away from the kitchen, especially when cooking. It is not uncommon to trip over your pets as you move around while cooking. Train your pets properly to make certain that they don’t enter places where you don’t want them to be. Dr. Gary Richter, of Ultimate Pet Nutrition, says that “the best way to get your house pets to adhere to training is by adequately feeding them. This will also ensure they don’t endanger their safety and that of the house as they go sniffing around for something to eat.”
Other House Safety Tips
When you’re going away on vacation, don’t announce that you’re leaving on social networks. Burglars often use the opportunity to break into your home and make away with your valuables.
Keep your emergency numbers handy, in case of emergencies.
Fix security lights in your yard to ensure any movement at night within the premises is noticed. There are many benefits to home security cams.
Always look through a window or peephole before opening your door. Most of these are common sense but deserve this reminder.
Keep the curtains closed at certain times, to make sure the inside of your house is not visible to those passing by.
Request ID before you let a service person into your home. Criminals can obtain a fake uniform quite easily.
If you happen to have a firearm, keep it out of reach of minors and preferably locked up. Also, to ensure general safety, see that you keep your firearm unloaded. To make things even safer, store the bullets in a separate place from the firearm.

Don’t do your furniture shopping at regular furniture stores. Instead, aim for estate sales, second-hand stores, antique stores, and consignment shops. There you will get plenty of high-quality furniture at incredibly good prices. You can even use the savings to have the furniture reupholstered, so it matches your décor.
Don’t forget the Windows
Windows have a great way of bringing the elegance to your interior without a fuss. All you need to do is treat them correctly, and they will do you right in return. The trick is not to be cheap. Don’t go for cheap and unlined materials when dressing your windows as they often look very bad and the cheapness shows. If possible, also try to avoid see-through materials.
The best materials for window dressing include linen, cotton, and silk. Materials like polyester should be avoided at all costs. If you want to go for blinds, then bamboo and other types of softwood should do just fine.
How high you hang your curtains also matters. High curtains create the feeling of a large space in the room and give off elegant vibes. Don’t fix the curtain racks just above the windows, especially if the window tops are low. Fix them as close to the ceiling as you can get.

For starters, don’t choose standard sized pillows. Go for the large 22-inch ones and make sure they are soft, so they look inviting. Next, don’t go for bland colors. Play around with the colors as much as you can because it gives your house a vibrant look.
Luxury Vibe On a Budget
It’s really not that hard to make your home look like one of the suites at a high-end resort. All it takes is a bit of thrift shopping and some creativity. Most of all, however, don’t forget the cleanliness factor.

The same problem we’ve been dealing with continues to plague the Louisville real estate market—low inventory. Looking back at April, we can see that the problem has lessened a bit.
More new listings have entered the market than have sold, so our absorption rate has increased. This is a good thing! The goal would be moving towards a balanced market of roughly 6 months of Louisville homes for sale.
In general, home prices are increasing sharply across the city as buyers battle over every new listing. If your home is currently on the market and it hasn’t sold. You’ve priced it too high.
April 2018 Louisville Real Estate Report
That’s a pretty large price drop to start 2018 in Area 2. Other than March, home sales here have pretty much matched the previous year.
Things are looking good here in Area 3. Prices rebounded in April and home sales are setting a record pace.
Whoa! Look that price spike! Due to demand for homes in this price tier, competition on each and every new listing is fierce. Bidding wars are causing this price spike. If your home is in the price point/area then selling now would be a great decision.
We’re seeing a similar situation here in Area 7 though it’s a bit higher priced area. But would you look at that trend-line?! It’s crazy but it’s great for home sellers.
Solid price growth and more home sales in April for our Middletown real estate area. Both metrics look strong.
Similar to Area 2, we saw a poor start to the year but now prices are racing upward. Sales were good in April as well.
Sales were up in April here but prices dropped severely. Most likely due to a trend towards building less expensive homes that builders know will sell quickly.
Here we see a more typical result in April with prices improving and sales nearly matching the previous year.
Quarterly LHB Housing Reports
All of the Louisville real estate updates that I update quarterly are done through Q1 of 2018. These are listed below. If you have any specific questions, please let me know.
March 2017 was something of an anomaly. Pretty much across the city. Now that April is in the books, we see a more representative curve.
In Jefferson County, April saw a 4.2% increase in home sales year-over-year. There were 1,022 homes that were sold for the month.
The median price of homes sold was $175,000. This is $10,000 higher than last April. I fully expect this trend to continue as low inventory will make purchasing a home more competitive. This will further push prices higher.
Now is a great time to sell. When I say “now” I mean… right this moment. May is the best time to list for a fast sale. If you contact me now, I have a great promotional incentive is that will save you a great deal of money when selling your home.
The unregulated use of asbestos was once commonplace in the construction of new homes. In the 1970s, information about the danger of asbestos came to light.

Inhalation of airborne asbestos particles may cause multiple health issues including lung cancer and pleural mesothelioma, a condition that deteriorates the lining around the lungs. Approximately 75% of all malignant pleural mesothelioma cases are caused by long-term exposure to asbestos.

Many homes constructed between 1930 and 1980 contain asbestos and require a thorough inspection. Places where asbestos may be found include: insulation, HVAC systems and ducts, floor tiles, roofing tiles, shingles, furnace flue, cement wallboard, stove range hoods, textured paint, popcorn ceilings, soundproofing material, older appliances, artificial embers in fireplaces, materials around wood-burning stoves, water pipes, and furnace door gaskets.
If any questionable materials are found during a home inspection, they should be tested by an asbestos professional, especially before any renovating.
Undisturbed asbestos materials are safe and do not need to be removed.
Avoid drilling, sanding, scraping, stripping, or disturbing any asbestos materials.
Asbestos that has been disturbed must be removed or repaired by a professional team.If done incorrectly, disturbing materials with asbestos may do more harm than good. Those who hire an asbestos professional should ask for proof of completion of federal or state-approved asbestos training.
When the dust from maintenance work potentially contains asbestos, homeowners should not sweep the dust. Instead, a professional team should remove the hazard with protective gear. Homeowners should also take care not to track asbestos-laden dust throughout their home.
Whenever asbestos work is carried out in a home, the homeowners should vacate the property until the work is completed. This eliminates any risk of exposure while a professional team removes or repairs materials with asbestos.
It is important to note that the U.S. government began to heavily regulate asbestos in the 1970s, with a near-complete ban in 1989. In 1991, the Fifth Circuit Court of Appeals vacated and remanded the ban.
Examples of products that still use asbestos include, but are not limited to clothing, vinyl floor tile, cement shingle, cement pipe, and disk brake pads and drums.
Unfortunately, symptoms such as shortness of breath, trouble swallowing, persistent dry coughing, chest pains, and fatigue do not appear for years after exposure. The average time between exposure and diagnosis is 30 to 40 years. Those who experience these symptoms should consult a physician immediately to undergo the proper testing.

When your septic system starts failing, there are usually a few indications of this happening that you may or may not pick up on. Sometimes things are obvious like backed up drains and a foul smell. Other times these things are not so obvious to the uninitiated. Notice especially lush grass growth near the site of your septic tank?
This article looks at a few of the symptoms you may notice if you have a failing septic system.
Indoor Drain Issues
If the septic problem is particularly serious, you’ll notice signs of it in your home. This can manifest as decreased flushing in your toilets, decreased drain flow, and unpleasant odors in your home. If the drains in your house are taking forever to drain, that’s a good sign that you have an issue with your septic system.
In really severe cases you will notice a backup of sewage in your drains or toilet which is often black and smells pretty unpleasant. You may also notice gurgling sounds in your plumbing system, which are another tell-tale sign of septic issues.
A great way to try and prevent these issues, beyond flushing only appropriate items down drains, is to use a pressure transducer to monitor the level of fluid in your tank. This way you will be notified before the problem becomes larger and inevitably more expensive.
Near the Tank Itself
Even if everything in your house is fine, you might still have a problem with the septic system. Is there an odor around your septic tank or drain fields? We could be looking at a problem.
Another obvious sign is standing water around your septic tank or the drain fields. This can manifest itself as a lush, bright green and spongy patch of grass over the septic tank or drain fields, which thrives even in dry weather. This is an obvious sign that sewage is leaking and effectively fertilizing this patch of lawn.
Not as Easy to Notice
In addition to these signs, there are a few less obvious ones that you may not directly link to a problem with your septic system. If there’s a presence of contamination with either nitrates or bacteria in your well water, it’s a clear sign of something wrong with your septic system. This should be rectified quickly because it is a major health hazard to you and your family.
Another potential sign of a failing septic system is algal blooms and an abundance of aquatic weeds in nearby ponds. This results in these areas because they are being fertilized by sewage as the result of a septic leak.
There are a few common reasons why septic systems fail. Some of these can be easily rectified whilst others may need significant intervention and investment to deal with.
If your drains are draining very slowly, this is a sign that the sewage pipe coming from the house and leading to the septic tank is clogged. That’s generally simple to fix. Simply call a septic cleaning service and have them “snake” the line to remove the blockage. This can be prevented by making sure that you only flush sewage down the commode.
A similar problem can arise when the tank’s inlet baffle is clogged. It’s theoretically possible to unclog it yourself if you have access to the piping. Otherwise, call a professional.
If there’s sewage backing up into your home or surfacing near your septic tank, then the issue could be either the outlet baffle or the effluent filter being clogged. This problem is a sign that the tank is receiving too much water, perhaps too much too fast. The effluent filter may need to be cleaned or replaced. You may even need to have your septic tank pumped.
If your drain fields fail or become saturated with water, sewage may back up into your home and soggy areas may appear over the drain fields itself. There might also be odors around the drain fields or tank in this case. This is often a sign that your drain fields have reached the end of their usable life.
Sometimes though, it’s simply an issue of too much water saturating the drain fields, which can often be drained and rehabilitated.
If you’re experiencing any issue with your septic system, it’s vital to call in a professional in to evaluate the situation. There’s simply no way you will be able to figure out what’s wrong with your septic system until they snake the line.
Serious issues aren’t a DIY job. You need someone who can properly evaluate and rectify the situation.
When your curtains all match, and even better, are semi-transparent then your small space will look much bigger.
