Today I thought we could talk about bedrooms. Not the kids rooms, the guest rooms or that small bedroom but let’s talk about the big old Master Bedroom. You’d think that as a stylist, the master bedroom in my own home would be dressed to the nines with too many cushions to count, grand bedside lamps and ridiculously expensive linen. Truth be told, the bed is unmade, the lamps are from Bunnings, there’s a dog bed in the corner and while the linen is freshly washed, it’s by no means extravagant. Why am I telling you this? Well, this is the typical master bedroom we will see when we meet our clients for the first time at their initial consultation. So I understand, that when we make suggestions for styling the bedrooms and describe the ideal presentation, everything will be hired or purchased new and the concept can be daunting.
So Why Invest the Money?
It’s no secret that there are two rooms in the home that will win the heart of a potential female buyer – the kitchen and the master bedroom. It is integral that both of these rooms are presented perfectly to create that special emotional connection with the buyer and have them fall in love. Think about it – nobody is going to (positively) remember the home with Fido’s bed in the corner, odd socks on the bed and a fifth bedroom used as a study come paperwork dumping ground. So, we need to help create this love story, so buyers will reminisce about your master bedroom on a Saturday night after looking through a long list of master bedrooms (yes, I realised how this sounds but roll with it).
I Get it but What if I Don’t have a Stylist who can do it for me?
This leads me to what I thought we could talk about today. I could use phrases like, ‘the use of layers in bedroom styling is vital or the introduction of light and shade into the styling will create a great end result’, but I’m going to keep it simple…..today I’d like to show you what bedroom “fluff” to put where and why, so that we can create a master bedroom envious of a magazine cover.
Strip it Back
Furniture wise, your bedroom should only consist of a bed, two bedside tables and if it’s generous in size, an occasional chair or two, so remove anything extra to this. Why? Well, when styling for sale, you need to proactively eliminate any negative thoughts a buyer might have about your space…….if we think about this specifically for the Master Bedroom.
Remove all tallboys, chest of drawers or dressers – these can give the buyer the impression of lack of space
Remove anything stored under the bed/on the floor – another give away for lack of space
Pack away any tv’s – your bedroom is a sanctuary….help your potential buyers buy into this idea
Basically remove all furniture that isn’t bedroom related (i.e desks, cabinets, additional beds) – don’t confuse the space
The bare minimum for this is –
A Valance – unless you have a bedframe….don’t own a valance? Don’t worry about buying one, throw a fitted sheet over the ensemble base instead.

Doona with a doona cover – our go to for homes with clients living in them, is a simple white waffle weave linen set. It looks high end and doesn’t crease
2 x Standard Pillows with the pillowcases from your linen set
2 x European Pillows with white pillowcase
3 x decorative cushions (don’t go crazy with patterns or colours)
1 x throw rug (make sure it complements the cushions)
Now when it comes to putting it all together, there is a bit of a failsafe formula!

Now, the trickiest of part of styling the bed, is determining where to put your throw rug –
*Neat and Tidy
If your someone who prefers the tidier look than this is probably the easiest way you could dress your bed with a throw. All you need to do is fold your throw in half and then in half again, simply lay it across the end of your bed or underneath the fold of your doona.
A lot of people think that styling with a throw means that it must be perfectly folded and perfectly placed on the end of the bed however, they look just as amazing casually draped off the corner of the bed.
*Double it Up
Who said you can’t have more than one throw? Styling with more than one throw can add a variety of colour and texture to your bedroom without it being too much or looking overdone
Add Accessories + Art
Finish everything off with a pair of lamps….these don’t have to be expensive. $99 will get you a beautiful pair of lamps from Target, just like the ones seen below. The Foxy rule is however, that the Master Bedroom must have lamps with shades….they just add that little luxe feeling. Again, don’t add colour with your lamps….keep them simple.
Hang a piece of art above the bed….if there a windows above the bed, pop it on another blank wall. Try to keep the art impersonal, inoffensive and simple. Try to think about the colours in the cushions and the throw rug, and go for something in the same tones.
If your Master Bedroom is more of the size of a master suite, definitely add in a sitting area. Be careful not to use this to add a statement to the room, instead use chairs that are neutral in colour and compliment the bedding. Why do I keep saying this?? Rooms styled with neutral colours, that complement each other take amazing photos…..your property’s photography is the first point of contact for your potential buyers and they create a knock out, first impression.
Other pieces like bedheads, floor mirrors, floor rugs, plants etc all have their place but incorporating them really does depend on the size of your room. Don’t over complicate it!
I guess the hardest part about a styled master bedroom, is actually living with it during the sales period! Some of our clients will actually get a second set of linen to sleep under, with the styled linen popped away and prepped for open homes only. Otherwise, I don’t really have any helpful advice for this part!!

Here at Foxy Home Staging we love a challenge. Most stylists don’t bother with partial styling, its all or nothing. However, we love using our stock and pairing it with our clients most loved items.
What is Partial Styling?
A ‘partial’ is when we come into your home and make use of as many of your existing items as we can and pair them with our own inventory. A partial usually includes removing items, brining in new items and refreshing the layout of a room.
What stays and what goes?
More often than not we find our clients have perfectly good mattresses and bedside tables but they have large bulky bed frames that take up most of the bedroom. Here we would say, we will use your mattress and bedside tables, but store your bed frame and bring in a bed base. This makes the room appear more spacious for your potential buyers. Paired with our linen, cushions and artwork, you’re onto a winning room for you open homes.
A client usually has a good quality outdoor setting we can use or a nice sofa. Having at least one of these items will definitely help in reducing those pre sale costs. That way all we need to bring in are some beautiful cushions and accessories for those areas. We have found that it’s the little things that most people don’t have. The artwork, the linen, the cushions and the accessories. These things all make a huge difference to your photos and your open homes. It’s what sets your home apart from the rest.

Whether you’re doing up a single room or doing a full home re style, a new floor rug has the power to transform a space. Most people don’t think twice about rugs, but it can have a huge impact on your space. If chosen correctly it can lighten and brighten a room and blend all of your pieces together. A floor rug can make or break a room. We get most of our rugs from wholesale suppliers, however we have done some digging and found similar rugs just for you! Selling your home is a big deal, you want to get the best possible price so you can move onto your next adventure and quickly. You can clean & organize, but what else can you do to get the offers rolling in? Here are our top tips for a quick sale.
First impressions are very important. You want your potential buyers to see your property for the first time & be blown away. A neat lawn & well maintained yard is vital in creating that warm and fuzzy feeling that sells homes. If a buyer sees a well maintained yard, they will assume the rest of the house has been well taken care of too.
De Clutter Key Areas
Kitchens & bathrooms need to be de cluttered. Clear away as much as you can to make the bench space appear larger & more appealing. Place all household items (E.G: toothbrush, tissue box, toaster, kettle etc) away & have only a few accessories out on display.
Potential buyers want to walk into a house & have it feel like a home. Natural light helps bring a warm feeling into a room & makes it more inviting. Any good agent will ensure all blinds and curtains will be open & all lights switched on to enhance this during an open home. A tip to help this further is to replace all lamps with Cool White light bulbs. Also, be sure to trim away any overhanging trees or plants that are blocking natural light from a room.
When selling your home you need to appeal to as many people as possible. Some have eclectic taste, others prefer a more modern home, be sure to put your spin on your next home, however when it comes to selling neutral is best. Be sure to paint over any brightly coloured feature walls or colourful front doors. This will make for a wider pool of people looking at your property.
Blinds and curtains are often something we learn to live with, they are dated & need refreshing, but somehow they always get pushed to the bottom of our to do list. When selling, it is very important to either refresh or remove dated window trimmings. Some people find it hard to see past brightly coloured or patterned curtains & that is all they will remember from your home at the end of a big day house hunting. If you don’t have the funds to replace curtains or blinds with something neutral, simply remove them.
Air BNB is now the go to place to look for an affordable yet luxurious get away. With so many people coming in and out of your property you don’t want to spend a fortune on furniture or décor. Lets face it, accidents happen and things may get ruined. Here are some ways you can dress up your Air BNB on a budget.
Let’s start with Kmart! If you’re looking for an affordable way to decorate your Air BNB then you need to pay a visit to Kmart. They have an amazing homewares section with a variety of greenery, artwork, rugs, pillows and even some furniture. Here are just a few items to give you an example of their popular new stock.
Target is very much on the same level as Kmart, they may not have as many homeware/ décor options but you can definitely pick up some good deals to decorate your holiday home with.
IKEA is the go to place for everything! You name it, they have it. If you hate shopping and would prefer to get everything done at once, I would recommend Ikea. They have everything from furniture to décor, artwork, bedding, kitchen utensils and lighting, all at a great price.
Pillow Talk can sometimes be expensive but if you keep an eye out for their sales you can find good deals for quality bedding, décor and scatter cushions. Bedding is very important for an AIRBNB. If you’re looking for great linen, this is the place to go.
When styling your home for sale it’s understandable to ask “where is my money best spent?”. You want to make sure that the money you’re spending is going to be worth it and that you’re going to get that money back (plus more) once you’ve sold.
Where should I spend my Money?
Often when we style a clients home they will ask us about renovating certain areas like the kitchen or bathroom and generally we will say don’t do it (if you don’t have a big budget for it). We tend to say this because while it may look a lot better than what you have now, the chances of someone buying your home and deciding they don’t like your new area are fairly high. Use your money elsewhere.
You can make small improvements here and there that won’t cost you a fortune and can make a big difference when selling (e.g. painting over a coloured feature wall, removing busy curtains, landscaping or getting the carpets cleaned). These changes combined with property styling will give you your best shot at a fast & rewarding sale.
Now if you don’t have the budget for property styling (or even partial styling) I would highly recommend spending your money on accessories. It’s amazing the impact accessories and ‘fluff’ can have on your home. Items like vases, flowers, greenery, rugs, scatter cushions, throws and artwork can change a house into a home.
Working with patterns can be tricky. If you have lots of different patterns or don’t incorporate the right colours and textures it can look over the top. Here are a few pointers on how to work with patterns.
If your bed linen is patterned, try using plain coloured scatter cushions and a throw. This will make the bed pop without it looking too crazy. This doesn’t mean the cushions have to be boring, try using different textures to add that “wow” factor.
Don’t overthink it. The pattern on the bed spread is what will stand out, so you don’t need to go crazy with everything else. The colours you use throughout the cushions and throw should compliment the bed spread.
If you decide to use patterned bed linen make sure to choose a room that is fairly plain, for example: plain walls, simple flooring and neutral curtains.
