HOME SECURITY Ten things to think about doing before you head out on vacation You know how it goes—you’ve planned a wonderful trip, tied up all loose ends at the office, packed your bags and called for a cab to the airport. All’s well, until you start wondering whether or not you left the iron on, or the coffee maker, or whether or not you locked the front door. Not the way to start your vacation—your annual “rest” has started out any way but restful.  Now you are anxious, and might be for a week or two.  It’s not easy to leave home It’s not just that the house is empty, and may invite intrusion—someone could break in—but a pipe could burst, or a tree may fall, and really, you may have left the coffee pot on A burglary can be devastating, but so can water damage, or animal intrusion.  The smart homeowner can do a number of things to protect their valuable investment while they’re away.  Here are some suggestions. HOME SWEET SECURE HOME Get an alarm system  A home without an alarm is three times more likely to be burglarized, according to the National Council for Home Safety and Security.  While installation of a system may cost a bit, and monthly monitoring services will be an ongoing expense, you will have peace of mind, and perhaps a discount on your homeowner’s policy. SMART HOME SECURITY There are a number of house-monitoring systems on the market, and they include everything from video cameras and motions sensors to garage door openers with smart locks, and all can hook-up to your smart phone. LOCKING IT UP Be sure to check all doors and windows in the house and garage before you leave.  An open window provides easy access for intruders, not only human, but pests like bugs and rodents, too. And if it rains, things will get awfully soggy.  Better to do one last run through the house, and check one last time. GET A HOUSESITTER If you have a pet, you’ll have to have someone look after them.  If you don’t have a pet, you’ll want someone to look after your houseplants.  Having someone on site can give you complete peace of mind.  If not someone fulltime, then at least engage someone who will check on the house every day or two. STOP DELIVERY OF MAIL AND NEWSPAPERS A pile of newspapers, menus, flyers, packages or mail at a house that is closed up screams “No one home”.  Stop delivery before you leave, or ask a neighbor to pick up daily and enjoy your vacation. TIDY UP BEFORE YOU LEAVE Get the lawn mowed, plants watered and pool cleaned.  A tidy home looks occupied; a messy one looks like no one’s home. GET RID OF THE HIDDEN KEY Everyone knows where to look for it—under the doormat, or a planter, a rock, or inside a fake rock.  Leave a spare key with your neighbor, or get a front door lock that works with your smartphone. TURN ON THE LIGHTS Put the lights on automatic timers, including the outdoor lights.  Some can be programmed and linked to your smartphone, so that you can activate the lights at any time of day, from anywhere. GPS TRACKING If you park your car at the airport, remove your GPS.  A thief could steal the device and find your home address with the press of a button.  Turn off location alerts on social media, as well. SOCIAL MEDIA BLACKOUT Those vacation photos that you can’t wait to share on social media will alert everyone to the fact that your house is empty.  Wait until you get home With careful thought and a little prior planning, you can feel secure in leaving your home and taking that well-deserved vacation. Here in South Florida we meet people from all parts of the world.  The fact that we have an International Airport with non-stop direct flights to many cities is a big draw, plus the gorgeous weather and fabulous beach and waterways.  Requests from our international buyers are forever interesting. One of the trends we are seeing is the interest in second floor living rooms.  So many of our Buyers from South American and Europe enjoy the privacy a discrete living space can offer, and ask to be shown properties that have this very special, extra luxurious amenity. The idea of living on a floor above street level is not new.  Many older Italian homes had “piano nobiles”—noble floors.  They built reception rooms on the second level of palazzos for safety and sanitary reasons. Today’s Buyer wants a second floor living space as a private retreat—a location away from the commotion often present on the first floor, especially in a busy household.  A second-floor view can often be better than one offered on a lower floor, especially if it looks out onto the water. Also, second floor living rooms nowadays are very specially appointed.  Many have breakfast kitchens and coffee bars. The Yachting Capital of the World hosted the 58th Fort Lauderdale International Boat Show November 1-5, 2017, and what a fabulous success it was Exhibitors included talented yacht designers, builders and brokers from more than 40 countries.  The variety of boats displayed included everything from personal submarines and small watercraft to super yachts, the largest more than 200’ long, complete with a helicopter pad. FLORIDA LUXURIOUS PROPERTIES was once again proud to have been a sponsor of this exciting event, where all sorts of people from all over the world look for watercraft and the perfect residence to dock and enjoy the fabulous South Florida lifestyle.  We find the synergy dynamic Fort Lauderdale is the ideal location for the good life, alive with people of all ages and cultures. Our paradise has art museums, beautiful parks and a world-famous beach, plus great shops and fabulous restaurants.  And, the weather is great, with 260 days of sunshine every year. This was the first year that a Foreign Trade Zone was established at the Boat Show.  The Marine Industry Association of South Florida, in conjunction with various city and government agencies, arranged for owners of yachts that were once off-limits to prospective US buyers to be shown them from the FTZ, helping both the buyer and the seller. Operating out of the Bahia Mar Marina, exhibitors of foreign-flagged yachts were able to show them to US clients without having to pre-pay a 1.5 import duty or post a show bond.  This applied to imported parts used in refitting as well. Most everyone agrees that the show schedule was better this year, with the Wednesday-Sunday format replacing the old Thursday-Monday show.  The opening Wednesday turned out to be better attended than Mondays were during past years. Now that the hurricane is well past and the waters have calmed, I’ve been taking time to think about the weather and the role it plays in all our lives. The weather is often the first thing we check on when we arise.  A peek out the window, a forecast on the radio, or a look at the computer or smartphone can help us plan our day. Boaters want to know of course, so that they can plot their course.  Golfers want to know what time of day will be most fair on the fairway.  Runners and cyclists, athletes of all types are listening to the forecast, making decisions. Parents plan wardrobes for the entire family—they outfit everyone from head to toe with the appropriate gear for the weather predicted. Office workers dress for potential events and police, fire, and emergency workers gear up accordingly. It is surprising how this most every day occurrence affects our lives. I was thinking about our beautiful climate here in Fort Lauderdale, and the fact that the occasional tropical storm or hurricane is our greatest problem. A colleague pointed out the obvious—that storms are not exclusive to South Florida, not even that type of storm—that property owners everywhere face weather-related concerns.  A retired real estate broker from Vermont, she pointed out potential problems from storms in the chilly northeast. Consider this: when the power goes out in Florida, we lose lights, air conditioning and refrigeration.  When the power goes out in many parts of New England and colder states or countries, you lose lights, refrigeration, heat and water.  In the land of the private water source (a well), you are out of water if there is no electricity to your well pump.  And, with the power off for even a day or so, if the temperature is low enough, the pipes will freeze, and when it goes back up, they will begin to leak. A generator can help, but only if there is fuel to supply it, and plenty of prior planning must have taken place to gather wood, or store propane or diesel fuel. Here in Florida during a prolonged power outage, it might get hot and somewhat uncomfortable, but it is easier to bear than the discomfort of extreme, freezing cold.  And the municipal water keeps running Of course, my Midwest friends must endure tornadoes and dust storms.  My friends up north, blizzards, out west, earthquakes and wildfires, and on the Gulf Coast, like us, storms from the sea. No matter the place we choose to call “home”, it seems there are conditions to consider, trade-offs to make. Here in Fort Lauderdale, 266 days of sunshine does it for me, and I’ll take whatever weather comes with it. Fort Lauderdale is very accessible, with a great international airport, an executive airport for private aircraft, rail service, and of course, excellent access by sea.  Beautiful parks, a vibrant downtown scene, multiple entertainment and sports venues, great shopping and dining, miles of waterways, a fabulous beach, and gorgeous sunrises.   FORT LAUDERDALE, FLORIDA During Hurricane Irma, we all persevered—every one of us faced their own challenge, whether staying in place, or leaving home. An evacuation order forced many of us to leave home, as a precaution.  The truth is, we have made it through just fine, with minimal property damage, most of the cosmetic kind, not structural.  Not one of our luxury listings suffered damage. Here in Fort Lauderdale, building codes have been strengthened so much over the last 15 years, that we are better prepared than ever for events such as Hurricane Irma.  Efforts to contain storm damage are paying off, with new zoning regulations, stricter building codes and requirement of weather-resistant materials, like impact glass. For this reason our inventory remains immediately available  Officials at national, state and local levels did a fantastic job in preparation for the storm.  Governor Rick Scott and Fort Lauderdale Mayor Jack Seiler spent days warning the public of the impending event and were a steady, constant presence throughout the storm. Evacuations were well coordinated, services deployed expertly, and potentially hazardous conditions were kept to a minimum through excellent planning and the execution of that plan. To the hundreds of volunteers, legions of electrical workers, platoons of landscapers with chain saws, chippers and shredders, and thousands of dedicated emergency and medical personnel stayed on duty, manning their respective posts night and day, getting us through the storm and its aftermath, our deepest thanks. Applause to the newspersons on duty round the clock on both television and radio that kept us informed of goings-on.  Well done  We here at Florida Luxurious Properties have taken a hit—our offices were flooded—but we thank goodness for modern technology.  Our brick and mortar beauty of a showroom may be out of commission for the next week or two, but we are up and running Call us  Messages are being received by all our agents.  Cell service is restored to all and we are doing business, with associates showing property this past weekend. Our area survived an enormous threat, but is for the most part, intact. Although all agree that Irma presented a real and present danger, most residents are prepared to pay the price both financially and emotionally to live in paradise.  The storms can be disruptive, but finally, the blue skies break through the clouds and there are many, beautiful, balmy days that follow. At Florida Luxurious Properties, we continue navigate the world of luxury real estate, even through the nastiest of storms.      SUNRISE IN FORT LAUDERDALE  As the sun rose over the Atlantic this morning, I was reminded of why I love Fort Lauderdale so much.The early light was magical, glinting off a perfectly flat ocean, the tiny rays of light shining like diamonds. Then, as the sun grew stronger and warmer it bathed the beach, the world around me awakened.   A soft breeze was blowing in off the ocean, and the palm fronds swayed gently, the shimmering light bouncing off them. After a cup of very good coffee, I was ready to greet the day, here in our paradise.  And I got to thinking about…  TEN THINGS I LOVE ABOUT FORT LAUDERDALE  10 –Location  My town is very accessible, with a great international airport, an executive airport for private aircraft, rail service, and of course, excellent access by sea.  With Miami to the south and Palm Beach to the north, we are at the center of South Florida life.  9 – This is a dynamic, multi-cultural environment.  Our population has a wide variety of interests.  We have an outstanding Museum of Art, a world-class performing arts center, a beautiful pubic library, and a music and arts calendar that is full year-round.  8 – The Food  Every continent on the planet is represented. International cuisine from Asia, Europe, Central and South America, Africa and the islands, plus trendy steakhouses and great pubs offer some of the most varied dining anywhere.  Check out the menus at Chima Steakhouse, The Boatyard, or Louie Bossi’s.  Good food.  7 – The wide variety of architectural styles  There are rambling Victorian homes, picturesque ranch-style residences, and two-story custom estates in every mode.  Sleek, modern architecture lives side by-side with Mission, Mediterranean, Key West and British West Indies-style inspired architecture. I have the very best of professions I am fortunate enough to match individuals with the multi-million dollar homes of their ultimate dreams A week ago, I showed a fabulous deep-water residence to a delightful newly engaged couple. As we toured the residence I remarked to them that it is real estate dating when looking for the perfect fit They laughed but I think the simple analogy resonated with them both. Real estate dating is not so much fun after the fifteenth house. Sometimes, the photos do not match the residence – big surprise there; the house may not be well maintained or clean. The floorplan creates the functional and energy flow of a residence just like the energy of a person, it might not be a good match. On it goes, the similarities to the dating would and kissing frogs can definitely apply to real estate. The downside can also be very far reaching and a bad choice may have serious financial implications Just like making a bad relationship choice, you need as much assurance as possible that your choice is a solid, comfortable, and happy one. I was no stranger to the dating game until meeting my amazing French husband. However, someone gave me some great advice the other day. There is usually an approximate 20 of your partner that is not a perfect match or that you do not like. Many people move onto a new partner and fall into the 20 trap again in their next relationship. Sometimes it is for a different 20 reason High closing costs, potential long market times and limited marker liquidity are factors to that into consideration when seeking your real estate match.
