Buying a home can feel overwhelming, especially when you add in the loan lingo and acronyms used by lenders and real estate agents, according to Alex Parker, sales manager at Home Team MortgageEbby Halliday Realtors’ affiliated mortgage company. To help alleviate some of the confusion, below are some common terms frequently used in the mortgage process: 

FHA Mortgage

FHA is a type of mortgage that offers lower down payments, lower credit and less income to qualify. These mortgages are government backed by the Federal Housing Administration. 

VA Mortgage

VA mortgages are loans catered to qualified veterans, active-duty military personnel and reservists. These loans require no down payment and are guaranteed by the Department of Veteran Affairs.

Conventional Mortgage

Conventional mortgages are loans offering a wide range of options for borrowers. Some features may include monthly or single premium mortgage insurance, second liens, and higher loan amounts. 

Fixed Rate Mortgage

This is a mortgage loan for which the interest rate is fixed for the life of the loan. The principal and interest payment does not vary. As with every loan, the escrowed portion of the payment may fluctuate up or down depending on the tax or homeowner’s insurance changes. 

Adjustable Rate Mortgage (ARM)

This is a mortgage loan for which the interest rate may change annually, often after a set number of years. ARMs are tied to indexes which are used to determine changing rates to align with the current market. The principal and interest payment may vary up or down, along with the escrowed portion of the payment.

Annual Percentage Rate (APR)

The APR illustrates the annual cost of financing, including interest rate, fees and charges and is expressed as an annual interest rate. Because you may be paying loan discount points and other prepaid finance charges at closing, the APR disclosed is often higher than the interest rate on your loan. This APR can be compared to the APR on other loan programs to give you a consistent means of comparing rates and programs.

Pre-Qualification

A process by which a lender assesses whether a borrower qualifies for a mortgage based on information provided by the customer. Typically, a prequalification is an informal review as a preemptive to pre-approval and full loan approval. 

Pre-Approval

A process by which a lender verifies information including credit, income and asset information to assure the borrowers qualify for the mortgage. A pre-approval is much more powerful in negotiating as it provides peace of mind for buyers, sellers and agents.

After legendary Dallas Cowboys Head Coach Tom Landry’s passing in 2000, the Tom Landry Classic was created to honor his legacy. For 18 years now, “the Classic” has had strong ties to North Texas high school football programs and awarded scholarships to the participating schools’ student-athletes. Although the games are played in the fall, the culmination of the Tom Landry Classic is in the spring when a banquet is held to honor scholarship winners.

On April 23, Ebby Halliday Realtors presented its 2017-2018 scholarship winner, Vivienne Williams, at the Classic’s annual banquet. It marked the 18th time in as many years that Ebby Halliday has supported the Tom Landry Classic.

Scholarship applicants must exhibit Landry-like characteristics and are selected on the basis of three criteria: academic excellence, community service and leadership.

“Tom Landry was a man of faith and family, which he valued even more than his highly successful 29-year coaching career, and scholarship recipients like Vivienne truly excel in balancing those qualities,” says Mary Frances Burleson, president and CEO of Ebby Halliday Realtors.

Vivienne, who will graduate from Allen High School in late May, is a member of the Tallenettes Drill Team, the Allen High School Choir and the school’s Peer Assisted Leadership Team. She participates in theater and was selected for the National Society of High School Scholars and the All-Region Choir. Vivienne also volunteers at Star Summer Camp, the Boys & Girls Club and Allen Community Outreach. She plans to major in dance or social work.

Vivienne received a commemorative crystal award from Ms. Burleson at the scholarship banquet.

“This event — more specifically, this banquet — allows us to pass on the wonderful legacy of Tom Landry to a whole new generation of young people,” says Tom Landry Classic Executive Director Kris Cumnock.

Offer some refreshments — House hunters can get tired and parched. You can help. Putting out a few small bottled waters in a bowl of ice is always appreciated, along with some light, easy grab-and-go refreshments such as mints or cookies.

Be patient waiting for feedback — Of course, you’re anxious to know what buyers thought of your home, but that information may not flow back to you instantaneously. It’s reasonable to ask for feedback from your agent after the showing but understand it may take a day or two for the buyer’s agent to respond.

Don’t be greedy — Who doesn’t want top dollar for their home? But an unwillingness to negotiate can kill a possible deal and keep your home on the market long after you were hoping to be unpacking at your new place.

Listen to the professionals — If your Realtor has some suggestions for improvements that may help sell your home faster, take them to heart but don’t take them personally. Keep emotions out and listen to what a licensed, trained professional has to say about your house.
