On October 11, Ebby Halliday Realtors hosted a Chamber of Commerce ribbon cutting and celebratory barbecue lunch at its new Cedar Creek Lake Office, located at 314 W. Main St. in Gun Barrel City, Texas. The new office serves the residential real estate needs of the Cedar Creek Lake area, an approximately 1-hour drive from Dallas County.

“This new, approximately 3,000-square-foot office greatly enhances our ability to serve the needs of the area’s growing number of home buyers and sellers for many more years to come,” says Ron Burgert, chief financial officer of the Ebby Halliday Companies, which includes three real estate brands, as well as core-service companies Texas Premier TitleHome Team Insurance and Home Team Mortgage Company.

Ebby’s Cedar Creek Lake Office is co-managed by respected industry veterans Malinda Brownlee Howell and Ginger Gill, and will ultimately be “home” to approximately 20 Cedar Creek Lake-area residential real estate specialists.

“Our location on Main Street features a highly visible location and the latest in technology,” says Howell. “It offers an ideal setting for Associates and clients to meet to discuss residential real estate needs, whether that’s a primary home, a frequently visited second home or an occasional weekend retreat. The lake lifestyle is unique, and whether you are buying or selling, we have found the perfect setting from which to serve the entire Cedar Creek Lake area.”

“We are assisting clients with one of the most significant transactions of their lifetime,” says Gill. “It is important that we utilize all of the resources we have at our disposal so we can provide the absolute best experience for our valued clients.”

Gill adds that Cedar Creek Lake-area sellers who list with Ebby benefit from expanded exposure for their properties. In addition to being listed in the local MLS (NAVICA), Ebby Cedar Creek listings are also in NTREIS, the North Texas MLS. Simply put, Gill says, Ebby’s listings reach more potential buyers – in particular residents of the Dallas-Fort Worth area, who make up the majority of Cedar Creek Lake buyers.

Ebby’s new Cedar Creek Office is already “home” to a stellar team of experienced Cedar Creek Lake agents, according to Howell. “Buying or selling a lake home can be complicated,” she says. “We are thrilled to have launched our new Cedar Creek Lake Office with experienced local agents dedicated to outstanding service and exceeding clients’ expectations.”

Ebby Halliday Realtors offers Dallas-area homebuyers the opportunity to search for their next home based on its proximity to a Dallas Area Rapid Transit rail station on its award-winning website, ebby.com. The site, which was built with today’s mobile lifestyle in mind, was the first North Texas real estate website to introduce this feature.

Want to live in East Dallas, but travel often from DFW Airport on business? With ebby.com’s Rail Station Proximity Home Search you’ll enjoy instant search results for homes for sale or lease near light-rail stations in the area.

“Whether it’s frequent trips to the airport, commuting to your job at the Medical Center, shopping at Mockingbird Station, or enjoying the occasional concert at the American Airlines Center in Victory Park, with ebby.com’s Rail Station Proximity Home Search you’ll be the first to know about homes for sale – and for lease – near the rail station of your choice,” says Randall Graham, vice president and director of marketing for Ebby Halliday Realtors.

Rail Station Proximity Home Search offers the ability to search for homes not only by proximity to rail stations, but also to narrow searches by price range and number of bedrooms and baths. One of the surest signs of a great company is longtime employees, or, in the case of residential real estate companies, sales associates and staff members. The Ebby Halliday Companies are fortunate to have countless individuals who have been with the Dallas-based firm for many years and each year the company takes the time to honor those who have reached their 25th Anniversary with Ebby Halliday.

Recently, longtime members of the Ebby Halliday family received the 25-Year Pin at an afternoon tea at the Adolphus Hotel honoring their significant contributions to the company. In addition to the honorees, this special event was attended by President and CEO Mary Frances Burleson, Chief Financial Officer Ron Burgert and Executive Vice President and Director of Sales Offices Betty Misko.

Everyone enjoyed spending time together, reminiscing about their time with the company, and sharing favorite memories. “This special occasion reminds us that our company has longevity and that staff members and sales associates enjoy being here,” says Ms. Burleson. “It’s also a great reminder that we are quite a family of caring people.”

The Ebby Halliday Companies extend a special thank you to the following Associates and staff members celebrating their 25th year: Vivian Black, Preston Keller; Janet Eden, Arlington; Mary Jo Horner, Plano; Suzy Hotchkiss, Preston Keller; Patricia Manos, McKinney; Thomas McCrory, Frisco; Donna Robichaux, Flower Mound/Lewisville; Rose Robinson, Campbell/Coit; Cathy Semos, Dave Perry-Miller Real Estate/Park Cities; Sandy Tapp, Rockwall/Heath/Lake Ray Hubbard; Will Tucker, Preston Keller; and RaDonna Wint, Southlake.

Ebby Halliday is the largest independently owned residential real estate company in Texas and is ranked 12th in the nation in sales volume by REAL Trends, Inc. The 73-year-old company, with more than 1,800 sales associates in 34 area offices covering 12,000 square miles of North Texas, participated in over 19,700 property transactions in 2016, with a sales volume of approximately $7.8 billion.

The North Texas region’s attractive quality of life, strong economy and low cost of living ensure D-FW will continue its steady rise to prominence among the world’s leading metropolitan areas. If you want to join in on the fun as a North Texas home buyer or seller, now is the time to start looking for a Realtor.

This process is different for everyone, but below are a few things experts recommend you keep in mind:

Experience – Look to agents who have put time into their career and the neighborhoods in which they work. This can mean different things, like trusting someone who has spent years in the business or someone who grew up in the area.

Personality and Interests – Try to do some background work on a potential agent. Many have bio pages, LinkedIn accounts, social media pages, and online reviews. All of these can be helpful, but remember that not having one or the other doesn’t have a direct correlation to how “good” an agent is.

Career type – Is being a Realtor the person’s full-time career? If you’re serious about buying or selling a North Texas home, you’ll want to choose someone who’s in the industry full-time.

Education – Professional training programs at Ebby Halliday Realtors are recognized as among the very best in the industry and offer comprehensive and ongoing training for entry-level, intermediate and advanced education. With technical training classes, personalized mentoring, business coaching and advanced seminars, Ebby helps its sales associates stay on the cutting-edge of the real estate industry.

The numbers – If you’re a buyer, don’t choose an agent based on a lower commission. If you’re a seller, don’t choose them just because they agree with you on how much your home should be listed for. Two things justify these points: You get what you pay for, and, in real estate, there’s no way to tell how much a ready, willing and able buyer will pay for a house at the end of the day. Market conditions ultimately determine the final sales price.

Age – Don’t dismiss an agent based on their age, young or old. What makes an agent the right fit for you is not often their age, but their love of their profession, dedication to you, and the points listed above.

Need a good place to start looking for your Realtor? Visit the award-winning ebby.com to learn about all of the agents at Ebby Halliday Realtors, the No. 1 independently owned residential real estate brokerage in Texas. Ebby.com is fully responsive to your mobile lifestyle, on any device at any time.

On September 21, Ebby Halliday Realtors hosted a Chamber of Commerce ribbon cutting at its new Allen office, located at 955 State Highway 121, Suite 130, in Allen.

“Ebby Halliday Realtors has served the residential real estate needs of Collin County since 1971 and has had an Allen office since 2005,” says Chief Financial Officer Ron Burgert, who was instrumental in selecting the site and the building of the new office. “We’re proud to open this new, larger office and expand our capacity to serve Allen and the surrounding area as it continues to experience substantial growth.”

The new 10,500-square-foot stand-alone building, designed by architect Michael Twichell, whose work includes The Shops at Legacy in Plano and the Angelika Film Center in Dallas, replaces the company’s former Allen office. Near the intersection of State Highway 121 and U.S. Highway 75, Ebby’s new office offers a highly visible location and the latest in technology. The “one-stop residential real estate shop” also offers title, mortgage and insurance services.

“The location of our new office is phenomenal,” says Diane Hausler, who has served as sales manager of Ebby Halliday Realtors’ Allen Office since 2010. “It is ideally situated near the thriving StarCreek development and offers easy access to the entire 121 Corridor.”

Hausler says Ebby’s new Allen Office offers area residents and those who may be considering calling Allen and the surrounding area their new home an opportunity to be a part of something special. The office, which serves all of the 121 Corridor, will accommodate approximately 100 agents.

“Our new office is a gathering place where people can learn about the area, all it has to offer and why we love Allen so much,” Hausler says. “We’re invested in the 121 Corridor and look forward to serving area residents – and those just arriving here – for many years to come.”

For more information on Ebby’s Allen Office, call 214-509-0808 or visit allen.ebby.com.

When shopping for a new home, it's easy to get swept away by a property’s most charming characteristics — and to play down important things you may regret later. Experts say buyers should define their priorities early on to streamline the house-hunting process.

The below five tips can help you stay organized and focused on what matters most during your house hunt.

Location matters. You've probably heard the old real estate adage about “location, location, location,” but it still bears repeating. “Location is a key consideration when choosing a home, and there are multiple factors that can affect your decision,” says Kay Weeks, an Associate with Ebby’s Little White House Office. “Just a few of these include schools, commute times to work, and local amenities such as nearby restaurants, shopping and attractions.”

List your priorities. You’ll save hours of shopping for a home if you list what you need and want in a home ahead of time. Zero in on the features you must have, would like to have, would prefer not to have — and definitely don't want. “Your goal should be to find the right home without falling in love with one that doesn't suit your needs,” says Mary Poss, an Associate with the Preston Center Office of Ebby Halliday Realtors.

Get pre-approved for a mortgage. How much you can pay for a home is a function of your income, creditworthiness, interest rates, the type of loan you select and how much cash you have for the down payment and closing costs. “Rather than guessing how much you can afford to spend, ask a mortgage banker to give you a full assessment and a pre-approval letter stating how much you're qualified to borrow,” says Alex Parker, sales manager at Home Team Mortgage — Ebby Halliday’s affiliated mortgage company. To get started, contact Home Team Mortgage at 972-665-1900 or customerserviceyhtm@yhtm.com.

Use a checklist. Touring multiple properties is a confusing experience for most buyers. Rather than trying to rely on your memory, make notes about the homes you visit. Turn your priorities into a personalized home-shopping checklist and use it to track features of each property.

Relax.  Buying a home is a major life-altering event, but it's not worth getting too stressed out. As with all major occasions in life, it’s important to keep the experience in perspective.

“Today’s homebuyers have access to a wealth of information, but what they often don’t have is a way to tailor that information to their needs,” says Mary Frances Burleson, president and CEO of Ebby Halliday Realtors. “That’s where a properly educated real estate professional can save you a great deal of time and money. You’ll breathe easier knowing that you have an agent representing your best interests in what may be the most important decision you’ll ever make.”

To find the right agent for your real estate needs, visit the award-winning, mobile-friendly ebby.com.

Regardless of your preferred language, at the award-winning ebby.com it’s easy to find an agent who is fluent in that language. Simply click on the Ebby Agents tab at the top of the home page, select Agent Directory and use the pull-down menu for Languages.

Languages spoken by Ebby Associates include Arabic, Chinese Mandarin, Danish, Farsi/Persian, French, German, Greek, Hebrew, Hindi, Hungarian, Italian, Japanese, Korean, Norwegian, Polish, Portuguese, Russian, Sign Language, Spanish, Swedish, Taiwanese, and Vietnamese.

Many Ebby Associates who speak a foreign language offer the ability to search the Multiple Listing Service in that language as part of their ebby.com Agent page. In addition, ebby.com users will find a link to multilingual search capabilities at the bottom, left-hand side of the site.

Richard Lin, an Associate in Ebby’s 190 - Richardson Office who speaks Chinese Mandarin and Taiwanese, grew up in Taiwan and came to the U.S. as an international student in 1990. He chose to join Ebby Halliday Realtors based on the company’s reputation for ethics, its initial and ongoing educational opportunities for Associates, and the strength of ebby.com, long considered a benchmark for excellence in the real estate industry.

Lin says trust is an important issue with foreign-language speakers, whether they are currently living abroad or in the United States.

“The ability to speak a potential client’s language can earn professional confidence but even more important is the culture of the broker,” Lin says. “Ebby is a trusted brand known near and far and I enjoy helping grow that trust in Dallas-Fort Worth, as well as abroad. Ebby is more than just a North Texas institution; as an Ebby agent I offer extensive connections with highly respected brokerages worldwide through our affiliation with Leading Real Estate Companies of the World, which produces more annual home sales than any other real estate network.”

Regardless of your preferred language, Ebby Halliday Realtors and ebby.com offer buyers and sellers considerable advantages, according to Randall Graham, vice president and director of marketing. “Many of today’s buyers are interested in searching for D-FW-area properties in a foreign language. By connecting those buyers with Associates who speak a foreign language – as well as offering the ability to search online in that language – we are providing our home sellers the best-possible representation by reaching the broadest audience for their homes.”

With locations across North Texas, Ebby Halliday is one of the oldest and most respected full-service residential real estate firms in the country.
