The new construction market in McKinney is staying hot as the summer season arrives, and if you're planning to be in the market for a newly-built place to live in the coming weeks or months, we know just where you should start your search.
Several move-in ready options exist within the new construction community of Southern Hills. The master-planned community offers home designs from around 2,000 to 4,300 square feet in size, with both single and two-story homes available for new buyers to choose from.
Another master-planned, new community to look at is Tucker Hill. Buyers here are treated to a resort-style swimming pool and clubhouse, plus mature trees and plenty of green space. As well, expect to find some impressive new construction designs.
Grove at Craig Ranch
For new single-family homes near the park, fitness and golf, consider Grove at Craig Ranch. The community offers up some quick move-in ready homes, generally with three- to five-bedrooms and up to 3,300 square feet of living space.
Set right alongside Trinity River, the Trinity Falls community serves up miles of trails for recreation, parks and an amenity-rich lifestyle. Many of the homes in this area allow for three- to four-bedrooms and plenty of upgrades.
There’s good news for Dallas-area homebuyers. Home prices in the region are up just slightly over a year ago, at least according to the recently released Case-Shiller report.
With a gain of just 2.7-percent, it makes for the lowest appreciation in home prices for Dallas in seven years. Looking nationwide, prices year-over-year are up about 3.5-percent.
A trend in more moderate price gains first began about a year ago. Before that, many of the nation’s major housing markets were seeing double-digit percentage gains.
Analysts say it makes sense as the markets continue to normalize. Despite low mortgage interest rates, buyers are still searching for affordability. While listings are up about 20-percent right now in the Dallas-area over last year, home sales are only up about one-percent.
Looking across the nation, the largest gains in home prices are in Las Vegas and in Phoenix. On the other hand, Seattle home prices remain unchanged from last year. Before that they had been rising at about 13-percent a year.
From its unique architecture to its added amenities and fantastic location, you’re sure to love the condos of Terminal at Katy Trail. Deriving its name from an old rail-line, this exclusive new property also directly connects up to Katy Trail, and thereby hundreds of acres of Dallas parkland for outdoor recreation.
When complete, the unique property will also serve up easy access to a fitness room, plus some leasable office space and retail space on its lower level. Along with its amenities and its location, the property also presents access to a uniquely rich lifestyle.
The sophisticated condos come just four to a floor, allowing the luxury and privacy of all corner units. With just 19 units to choose from in all, buyers have the option of a two-bedroom design with at least 2,300 square feet of space and a private terrace, a larger three-bedroom floor plan, or a sprawling, full-floor penthouse.
A number condos at the fabulous new Windrose Tower in Plano are still featured on the MLS, giving any interested buyers a better idea of what to expect from one of the most high-profile condo projects to hit North Texas in recent memory.
Nestled inside the award-winning Legacy West development, Windrose Tower is truly setting a new stand in luxury living in Plano, providing owners with lavish living spaces and a collection of lifestyle amenities more commonly associated with a five-star hotel.
You’ll see the architecture of Windrose Tower is both classic and contemporary in places, boasting a sleek glass exterior that allows for light-filled living spaces with premium views of the surrounding community.
At the time of this post, just five condos at Windrose Tower are currently listed on the MLS with prices ranging from $1,450,000 to $5,200,000. But with 60 percent of the building already sold out, opportunities to buy at Windrose Tower are fading fast.
Despite home sales struggling in early 2019, development still seems to be going strong throughout much of DFW.
Most recently, another small mixed-use project has been announced for suburban Dallas, and this one appears to be in the works for Lewisville.
According to recent reports, Nack Development will be looking to add 17,000 square feet of restaurant and office space across three buildings at Kealy and Church streets, a site that currently sits vacant.
Developers feel Lewisville has plenty of new development potential but this particular project is designed to emulate early 20th century architecture in order to help preserve and maintain the town’s already-existing old-world charm.
As of now, the plan is for the project to feature a 4,000 square foot restaurant, 12,000 square feet of office space, and a 1,600 square foot coffee shop.
In additional to the new Lewisville project, Nack Development is also working on a larger-scale mixed use project in Frisco dubbed The Rail District.
Luxury lofts are not only highly desirable but also red hot right now on today's DFW real estate market. And while options and opportunities may seem plentiful, here's a closer look at where you'll find many of the most luxurious DFW lofts currently available.
The 1999 McKinney Lofts sit in the vibrant Uptown district of Dallas. Just steps away from shopping, dining and nightlife, the lofts are also close to area museums and parks. The property offers a saltwater swimming pool and spa, along with two-story loft homes, complete with large windows and large private terraces.
2011 Cedar Springs Rd.
2011 Cedar Springs is another Uptown loft building with two-story loft residences. While constructed from the ground up as lofts, the private units inside 2011 Cedar Springs still offer such traditional loft appointments as exposed duct work and concrete flooring. The units also provide for spacious floor plans and access to a building swimming pool.
Found in the trendy West 7th Street District, Montgomery Plaza puts new residents just steps away from prime shopping, dining and entertainment options in Fort Worth. Formerly the Montgomery Ward building, the reimagined condos offer up soaring ceilings and large windows, plus access to a swimming pool and spa, fire pits and outdoor dining possibilities.
From its location to its private luxuries, there’s plenty to enjoy about living at Lofts on Bennett Avenue. We’ve narrowed it down, however, to three top reasons you’ll fall in love with the property.
The large floor plans are, no doubt, a big draw of the community. Prospective residents are treated to three-bedrooms and 3.5baths, along with at least 2,200 square feet of living space. The multi-level plans also allow for plenty of privacy and entertaining space.
You’re also sure to fall in love with some of the private additions to the homes. The units offer a two-car garage on the bottom level, plus the enjoyment of a private roof terrace. Other luxuries include the quartz countertops and wood flooring.
The location itself is also a big draw. The lofts are an easy walk from Garrett Park, making it simple to jump on one of its walking trails for outdoor recreation, or set up a picnic lunch. The residences are also an easy commute from downtown and other Dallas communities.

The North Texas housing market was red hot until last summer, and since then, a downward trend has been widespread and steady. According to the Dallas Morning News, 70 percent of residential areas tracked have seen a decline in home sales over the first three months of 2019 compared to the same timeframe last year.
Median sales prices have also been trending the wrong way recently as well, and nearly a dozen of the areas in the same market report have also seen a drop in sales prices.
As mentioned by the Dallas Morning News, East Dallas, Far North Dallas, Northwest Dallas, and Irving have the most significant year-over-year declines, registering about an 8 percent drop from early 2018.
Also noted was that more Dallas area neighborhoods saw first quarter drops in home sales than any year since 2009, a time that many consider the worst part of the recession.
The good news is that job growth has been steady and many analysts say home sales were be higher is affordable inventory was stronger. It’s estimated that 40 percent of buyers in Texas are renters looking to purchase.

A major new mixed-use project appears to be in the works for downtown Allen. According to a new report from the Dallas News, developers are looking to build a 12-acre, four-block project on the east side of Highway 75 at Main Street.
If approved, the development, now being called Allen City Center, would include an office building, 850 urban-style apartment residences, a small park, and even some retail space as well.
The tallest sections of the project are planned to rise 5 stories high, which would include the office building that will face Highway 75.
Allen City Center is being designed by Dallas-based JHP and will be built in several phases, if approved.
Right now, the building site is mostly vacant land or occupied by older homes.
