The new construction market in McKinney is staying hot as the summer season arrives, and if you're planning to be in the market for a newly-built place to live in the coming weeks or months, we know just where you should start your search.  Southern Hills Several move-in ready options exist within the new construction community of Southern Hills. The master-planned community offers home designs from around 2,000 to 4,300 square feet in size, with both single and two-story homes available for new buyers to choose from. Tucker Hill Another master-planned, new community to look at is Tucker Hill. Buyers here are treated to a resort-style swimming pool and clubhouse, plus mature trees and plenty of green space. There’s good news for Dallas-area homebuyers. Home prices in the region are up just slightly over a year ago, at least according to the recently released Case-Shiller report. With a gain of just 2.7-percent, it makes for the lowest appreciation in home prices for Dallas in seven years. Looking nationwide, prices year-over-year are up about 3.5-percent. A trend in more moderate price gains first began about a year ago. Before that, many of the nation’s major housing markets were seeing double-digit percentage gains.  Analysts say it makes sense as the markets continue to normalize. Despite low mortgage interest rates, buyers are still searching for affordability. While listings are up about 20-percent right now in the Dallas-area over last year, home sales are only up about one-percent.  Looking across the nation, the largest gains in home prices are in Las Vegas and in Phoenix. On the other hand, Seattle home prices remain unchanged from last year. Before that they had been rising at about 13-percent a year.

Despite home sales struggling in early 2019, development still seems to be going strong throughout much of DFW.  Most recently, another small mixed-use project has been announced for suburban Dallas, and this one appears to be in the works for Lewisville.  According to recent reports, Nack Development will be looking to add 17,000 square feet of restaurant and office space across three buildings at Kealy and Church streets, a site that currently sits vacant.  Developers feel Lewisville has plenty of new development potential but this particular project is designed to emulate early 20th century architecture in order to help preserve and maintain the town’s already-existing old-world charm.  As of now, the plan is for the project to feature a 4,000 square foot restaurant, 12,000 square feet of office space, and a 1,600 square foot coffee shop.  In additional to the new Lewisville project, Nack Development is also working on a larger-scale mixed use project in Frisco dubbed The Rail District.

The North Texas housing market was red hot until last summer, and since then, a downward trend has been widespread and steady. According to the Dallas Morning News, 70 percent of residential areas tracked have seen a decline in home sales over the first three months of 2019 compared to the same timeframe last year.  Median sales prices have also been trending the wrong way recently as well, and nearly a dozen of the areas in the same market report have also seen a drop in sales prices.  As mentioned by the Dallas Morning News, East Dallas, Far North Dallas, Northwest Dallas, and Irving have the most significant year-over-year declines, registering about an 8 percent drop from early 2018.  Also noted was that more Dallas area neighborhoods saw first quarter drops in home sales than any year since 2009, a time that many consider the worst part of the recession.  The good news is that job growth has been steady and many analysts say home sales were be higher is affordable inventory was stronger. It’s estimated that 40 percent of buyers in Texas are renters looking to purchase.

A major new mixed-use project appears to be in the works for downtown Allen. According to a new report from the Dallas News, developers are looking to build a 12-acre, four-block project on the east side of Highway 75 at Main Street.  If approved, the development, now being called Allen City Center, would include an office building, 850 urban-style apartment residences, a small park, and even some retail space as well. The tallest sections of the project are planned to rise 5 stories high, which would include the office building that will face Highway 75. Allen City Center is being designed by Dallas-based JHP and will be built in several phases, if approved.  Right now, the building site is mostly vacant land or occupied by older homes.
