5 Questions with Sharman Reed

Ask Austin Portfolio Real Estate agent Sharman Reed to tell you the three things that are most important to her in her life and she would tell you family, giving back, and cultivating long lasting relationships with her clients. Having dedicated a large portion of her life to leading charitable events, Sharman has made a name for herself in Austin for her philanthropic efforts. Those efforts eventually caught the attention of a prominent real estate leader in Austin who introduced to a career she is incredibly thankful for.

We sat down with Sharman to find out more about her road to real estate, her passion to volunteer, and why she feels Austin was and still is the best place to a raise a family.

1. You’ve been a Luxury Real Estate agent for over a decade. What made you recently decide to join Austin Portfolio Real Estate?

Essentially, I wanted to be around like-minded people. I started my real estate career with Keller Williams and eventually went to Keller Williams Luxury, but always officed from home. You can’t put a value on being able to work in an office with some of the top real estate agents in Austin and that was the main factor in my decision to join Portfolio. We collaborate with one another on transactions and between all 30 of us, we’ve “been there, done that” with pretty much every challenge that comes up in real estate. Having a group of real estate leaders to turn to when needed has already proven very beneficial.

2. How does your background of working as a licensed mortgage lender for 6 years affect the way you work as a real estate agent?

My past as a mortgage lender gives me experience and knowledge of every step it takes to close on time. I can talk to a lender for my client and understand the terminology and help the lender forecast any obstacles that may come up so we can prevent them. In my opinion, the lender has one job and one job only. That one job is to show up on time with the necessary funds to close on a home. I remind them of that one job often and act as an advocate for my clients to make sure that one job is completed.

It’s interesting because my career has really come full circle. I was an active community member while raising my three boys. My work as Chairman of the Junior League’s A Christmas Affair caught the attention of a well-known member of the Keller Williams leadership team. He became a mentor and suggested I become a mortgage lender to gain experience and knowledge of real estate with the long term goal of one day becoming an agent. Now here I am, a luxury real estate agent with years of proven success. I’m very thankful he saw something in me and gave me the opportunity to create this career.

Real estate fits my personality. I love being around people and am not one to sit at home. I enjoy seeing people happy in their house, growing their families, and then asking me to be part of their lives through the process. When they have babies, I get invitations to baby showers and asked to come meet the baby. I cherish the time I am part of their lives and am thankful to have met many wonderful people through the years.

3. You and your family have lived in the Rollingwood community for over 24 years. Tell us about the community and what has kept you in this same area for so long.

Rollingwood was a wonderful area to raise our three boys. It’s extremely family friendly and has that small town feel, all while being close to downtown Austin. It’s in the sought after Eanes School District which is really nice for families. Little things in Rollingwood make it unique such, and gives it that small town feeling we have loved, as every in or out has a protected left-turn which is really convenient. The lot sizes are much bigger than other areas close to downtown. This all goes back to Rollingwood’s beginning; they had septic system which required larger lot sizes. Now the city of Rollingwood has its own water system which means homeowners can use their full lot. This is why you see a lot of homes in Rollingwood being added on to or being torn down with newer, larger homes being built.

My husband and I know live in Courtyard at Gaines Ranch. We love this neighborhood. It’s on the greenbelt, and as a gated neighborhood with just 58 garden homes, it’s a very tight-knit community. Most evenings you can find me walking our dogs with a few friends in the neighborhood. It’s close to the retail areas of Sunset Valley, has easy access to William Cannon and Mopac, and you can walk to the Austin Bike Trail and Barton Creek.

4. You’ve been really involved in giving back to your community. Tell us why that is important to you and what charities you’re passionate about.

Doing things for the community truly feeds my soul. I’m extremely passionate about this. I’ve served as President and Chairman of several different charities and boards, but most often I prefer to be the person asking for donations. Not a lot of people feel comfortable in this roll, but it’s one of the most important rolls. For instance, The Junior League of Austin funds 25 plus charities per year. We would not be able to do so without monetary donations.

As far as community involvement, I’m a past Chairman of The Junior League of Austin’s A Christmas Affair and Junior League Cookbook, past president of CHAP Club which supports financially and physically the athletic department of Westlake High School, six year Co-Chair of Power of the Purse Luncheon and Board member of the Woman’s Fund for The Austin Community Foundation, I’m a current member of The Settlement Club of Austin which helps remove girls from homes where they have experienced severe emotional trauma, abuse or neglect, and current member of P.E.O. which helps put girls through school. I’ve also held the position of VP of Financial Development for The Junior League of Austin.

5. Tell us about your 3 sons and what it’s like raising children in Austin.

I have three grown boys and I am incredible proud of the young men they have become. All three graduated from Westlake and Texas A&M, and are KA’s. Thankfully they’ve all decided to move back to Austin and we are often all together along with their spouses.

Dr. Graham Reed is married to Lauren. He just bought a dental practice in Rosedale and they’re expecting their first child, my first grandbaby, in late September.

Blake Reed is in real estate development. He’s married to Christine, a CPA, and they have a golden doodle named Tanda.

Phillip Reed is a CPA and recently married to Allyson, who also happens to be a CPA. They have the cutest 10 week old Vizla puppy named June.

My husband and I are both from Houston, but decided we wanted to raise a family in smaller town. Even though Austin has grown a lot, at the time it had the smaller town appeal we were looking for. Rollingwood specifically gave our boys a great education and some of my favorite memories as a mother involve watching our three boys involved in extracurricular activities with the tight group of friends they each made. Austin’s location in Texas made it easy to take family trips that involved driving and the outdoor lifestyle you have in Austin because of the trails and greenbelt really suited our family.

5 Questions with Martha Small

Being a fourth generation Austinite, Austin Portfolio Real Estate agent Martha Small knows this city inside and out. From growing up here, raising a family and being a top producer at a luxury real estate boutique firm, Martha is dedicated to the growth and up-keep of our community.

We sat down with Martha to find out more about how she balances her time between spending quality time with her family and navigating buyers and sellers through the luxury real estate market while building lifetime relationships.

1. What do you enjoy the most about being in real estate and the Austin real estate industry more specifically?

No two days are the same. I love the challenge of keeping up with real estate trends, finding the perfect home for my clients as well as introducing people to Austin in a concierge fashion. I am a connector – I like solving the puzzle by bringing people together and introducing folks to new places and vendors here in town. A recent favorite was a client texted me on a Sunday afternoon that they wanted to buy a new Chevrolet Tahoe. I texted another client, who is a Chevrolet car dealer in town and connected the two. The client’s first new Tahoe was delivered to his house the next day…literally between a total of 3 text messages. Wild! It’s about more than just the house.

2. Being a 4th generation Austinite, tell us some of your and your family’s favorite places to go in town.

You will often times find us at neighborhood restaurants like Maudie’s Tex-Mex and P. Terry’s Burger Stand with the kids. On date nights, we prefer Jeffrey’s Bar, Red Ash and an all-time fave is a late afternoon Clark’s patio lunch. In the summer, we swim at local pools a lot and get out on Lake Austin whenever possible. Our kids can ski and wakeboard so watching them show off is a lot of fun. They are involved in many sports at WAYA (West Austin Youth Association) so evenings and weekends get filled there as well.

3. You have 2 children of your own, Charles and Kate. What makes Austin a great place to raise a family?

It is a big small town. You really can get from one side of town to the other in 20 minutes or so (barring traffic). It is completely friendly, laid-back and you can play outside 300 days out of the year. It is not showy, it is not terribly pretentious and its location in the middle of the country allows for easy airplane trips to both coasts.

4. What would you say is the key to the success you’ve had in real estate?

I think the key to my success is authenticity. I really don’t blow any steam – what you see is what you get. So I am very honest with my clients. I always say, “I am not the one paying the mortgage,” so the final decision is always theirs, but it is my duty to weigh pros and cons. I like to think into the future of what it will be like to sell the house again. I have grown my business with a core group of clients – my business is 100% referral based, which I think says a lot for those that I work with. If their experience was strong enough to recommend me to their mom, dad, grandparent, work colleague and best friend, I have done something right. I also do not pigeonhole myself into a certain “type” of home: I work with first time home buyers, move ups, move outs, luxury and everything in between.

5. Tell us about the charities you are involved in and why they’re close to your heart.

I was raised in a family of service and taught to always give back so I have worked with many many charities in Austin. To name a few (in no particular order of favorites) – Helping Hand Home, Seton Family of Hospitals and Clinics, The Contemporary Art Museum, Wonders and Worries and West Austin Youth Association (WAYA). While not a charity, I have always been involved in fundraising for my children’s schools including WAYA, Westminster Presbyterian Day School and currently Casis Elementary.

5 Questions with Julie Gualandri

A Midwesterner by birth, Austin luxury agent Julie Gualandri’s love for real estate began when her family relocated to the Austin community. Since much of her childhood and young adult years consisted of moving frequently, Gualandri recognizes the pressures and angst that comes with moving and relocating, which is why her main focus is making the transition seamless for every client.

We sat down with Gualandri to find out more about her background, passions and how she has successfully helped numerous individuals and families put down roots and call Austin home.

You spent your childhood and young adulthood relocating about every 8-12 years. How does that translate into how you work with your clients and understand what they’re going through?

I really enjoy introducing new people to Austin and, fortunately for all of us in real estate, our market has been fueled the past 8 years by new people coming to the city. I have moved so many times, and at pretty much each pivotal juncture of life, there is no circumstance that I cannot empathize with. I have been a teen being moved by a parent’s job and a young adult going away to college. I’ve been a new grad moving away where I could find a job. I’ve moved in order to be promoted at my company and I’ve moved for my husband’s job. I’ve used a relocation company so I know how corporate relocations work, and what an incredible benefit it can be to have that kind of assistance in moving a family. My whole mission with a relocating family is removing question marks. Right away, I start asking questions so I can orient myself to my clients’ most pressing needs and care-abouts. For every question mark I can eliminate, it makes my clients breathe easier and makes the transition more seamless.

What do you enjoy the most about working in the Austin real estate industry?

There is so much variety in Austin, it is just incredible. One day I can be showing downtown high-rise condos, and the next day I can be out in Southwest Austin listing an acreage lot for sale. There are gated luxury and gentrifying neighborhoods, golf course communities, lakefront properties on Lake Austin and Lake Travis, tiny houses, and sprawling Hill Country ranches. I know most of us feel like Austin is a small town but, in truth, it is vast and varied. There is always something new to learn about our vibrant community.

You and your family reside in Southwest Austin. Tell us why you’ve chosen to raise your family there and what some of your favorite places to go in town are.

We live in Meridian, a small and fabulous neighborhood adjacent to Circle C and the Grey Rock Golf Club. We have the best of both worlds. With a young son, we wanted to be close to good schools. Baldwin Elementary is 200 yards from our house, which we’ve loved, but if we want to go downtown, we are just 15 minutes away (in no traffic).

If you ask my son where he likes to go, he will tell you Chuy’s, The Salt Lick and Home Slice. It will be all about food. But in the summer, we love being out on the local lakes, either Austin, Travis or LBJ. If we are in town and not at Chuy’s or Home Slice, we love to go to the movies at Alamo or tee up at Top Golf. On weekend mornings, we enjoy taking our dogs Willow and Ruby for a hike, either downtown or along the Barton Creek Greenbelt.

You own 2 King Charles Spaniels, Ruby and Willow. What makes Austin a great city for dog lovers?

Our dogs have so many friends, both two-legged and four-legged. This may sound funny, but I think it is the kindness and compassion of our city’s residents that makes it such a great city for pet owners. Dogs are welcomed in a number of places in Austin that you wouldn’t expect. I often have friends who post from happy hour downtown and their purse-sized dog is grinning at the camera, sitting next to a cocktail, right at the bar. Our parks are very pet-friendly, and the city is full of meet-ups for big dogs, small dogs and different breeds. We have “bark”-eries and pet boutiques. It is very easy to raise a pampered pet here in Austin.

Besides real estate, what are some of your other passions?

Because my real estate business has provided so much for me and my family, I am very passionate about giving back wherever I can. When I moved to Austin, I wanted to have a 4th of July Parade in my neighborhood, so I joined my HOA advisory council and started one. Today, I am part of our Social Committee, which plans community events throughout the year. Once my son started attending Baldwin Elementary, I became involved in the PTA. I am wrapping up my second and final year as President, and have to say it has been a truly rewarding experience working with an amazing group of volunteers on the board and in our school community. My son is involved in Scouting, so that may be my next avenue of volunteer work. I also volunteer at St. David’s Episcopal Church, where we are members. Once a year, in conjunction with Keller Williams, I facilitate a porch-pickup-style food drive in Southwest Austin. With the help of a number of donating families and volunteers from Austin Allies who helped distribute the bags, we donated about 1,400 pounds of food to the Central Texas Food Bank in August. I’m hoping to reach more families and bring in more donations next year!

The best advice I can give sellers is to professionally stage a home. Even if the owner still lives in the home, a stager will look through the eyes of a buyer and know what to keep, what to remove, and how to arrange things to best show off the home. In a vacant home, staging gives the house life and allows the buyer to “see” the spaces better. Once this condo was staged, the response from buyers became “I can imagine living here” instead of “this is a nice view.”

That first impression is always the most important, and people form an opinion before they walk inside. Fresh paint, new hardware, and potted plants make a big difference. At the very least, just make sure it’s clean. Always go with real flowers rather than plastic or silk. My go-to flower around a front door is azaleas — they add color without being overwhelming. If you have nesting barn swallows in your porch soffits, make sure that you clean up that mess.

You only have one chance at a first impression, so make sure your home sparkles. I always recommend getting an outside opinion on things that need to be done to your house. Wash windows inside and out, clean out the refrigerator, and dust ceiling fans and light fixtures. Pet or smoke odors can really deter buyers, so make sure to clean air filters well. In a normal market, repairs can make or break your sale: patch holes, replace burned-out light bulbs, fix leaky faucets, and re-caulk tubs, showers, and sinks. Consider painting a neutral color if you have brightly colored walls or trim. Finally, make sure your agent hires a great photographer.

These pros are the experts and will put your home in the best light.

Lighting is crucial. Bulbs that require five minutes or more to warm up won’t do the trick. The best idea is to have really bright lights — ideally warm white bulbs, because the harsh blue color put out by “daylight” bulbs really has a negative effect — on dimmer switches so that buyers are able to set them at their perfect level. It’s better for the house to be too bright than too dark. And it may sound obvious, but make sure that every light works. Anything that is not functioning properly puts a question mark in the buyer’s mind, and that is never a good thing.

Buyers want to imagine moving right in, and no one wants to live in a dirty space. Make sure to deep clean your house and shampoo your carpets, even paying attention to things like baseboards.
