If you live in Austin and haven't had a chance to visit the Domain you should really do yourself a favor and check it out. It's got a little something for just about everyone. Yes, there is some high-end shopping and spend restaurants, but you'll also find a really cool park on the new Northside of the Domain. You'll also find some really cool indoor/outdoor eateries like Culinary Dropout and Toulouse and let you enjoy our amazing Austin weather while you indulge in yummy food and libations. Considering the constant buzz around you when you visit the Domain's Rock Rose area (Think uptown West 6th.), you would think the Domain was always an assured success. However, there were many that thought it would never succeed when the development was in it's infancy. The  Domain is now a true Austin destination. A destination much like the famed SoCo in 78704 which tourists make sure is on their list of landmarks when they visit town and whose draw has created elevated real estate values in the surrounding area. This is the same that has happened in the area that surround the Domain. As the saying goes, "Location, Location, Location." For Austinites that don't find themselves in the same neck of the woods as the Domain, there are a slew of "Domain-style" developments around the bend. Areas slated to get a dose of similar development include: South East Austin, North Central Austin, Round Rock and even Cedar Park.  This is a list of articles that detail some of the more high profile developments either already in development or in the planning stages: The Grove in North Austin. Destination Bell Blvd in Cedar Park. Presidio in Cedar Park. Nimes Capital project on East Riverside Domain Style Development. The District in Central Round Rock. So whether you're interested in living in one of these cutting edge mixed-use developments, or want to invest in the area to reap the benefits of future value increases, you have several different options and locations to choose from. The Grove may be the hottest of these developments at the moment. They just started taking reservations for the residences and they seem to be moving fast. If you want the inside scoop on the Grrove or other similar developments give us a ring at (512) 299-3809 or email at realtor@austinhouseco.com.

Buyers shopping in the Austin area this Fall can really save big. Here's why: Market Activity in Austin's Residential Market   Market Activity in Austin's Multi-Family/Investment Market   A couple things to notice here are the increased number of price reductions in the Residential market and the more balanced market of Multi-Family listings. RTeh price reductions in the residential market were even more staggering over the last 90 days. Some say it's the election year stigma, and others blame it on "back to school" syndrome, but whatever the case may be, Austin has definitely seen a lull in the residential market. These charts show that Austin investors have been able to take advantage of  the soft market and snatched up property at bargain prices.  While the residential market is slowly looking better this fall, as Realtors like myself education their cleints on why it's such a great time to buy, there is still time to take advantage of the Fall margins. Most predictions for Austin's real estate market next year are expecting another record year, so you might as well take advantage while you can   Israel GutierrezBroker Associate, Realtor®, BPOR, GREEN512/299-3809 Directisrael@austinhomeshop.com

The Gutierrez Team recently helped clients purchase a Highland Home in Travisso, a new construction neighborhood in Leander, TX. This isn't the first time we've worked with Highland Homes, but we were able to dig a little deeper into what makes Highland Homes different from most of the other large builders in the Austin area.  Highland Homes is led by a brother and sister that started the company in Dallas, TX. So they are a homegrown Texas product. In their first year as Highland Homes, they built 13 homes. Today they build 2800 homes annually in the Texas Region. They've obviously grown substantially in their short history and recently, the owners of the company decided to sell the business. They sold the business to their employees In our opinion, the fact that each person you meet at Highland Homes has a personal stake in the businesses success is what makes it different. Us as Realtors have been very pleased with the negotiating process and communications, which can often be the most frustrating part of purchasing a new home. The construction process has also been great. Any concerns are quickly addressed and our clients are happy If you're looking for a really smooth process and an amazing new home, first contact us, then let us show you what Highland Homes has to offer throughout the Austin Area. Here is an example of a new home available in Parkside which is an amazing neighborhood in the Round Rock/Georgetown corridor. We look forward to hearing from you soon   Israel GutierrezBroker Associate, Realtor®, BPOR, GREEN512/299-3809 Directisrael@austinhomeshop.com

Lake Travis, and Central Texas in general, have seen the ebb and flow of lake levels over the years. In the years past we experienced drought and water supply issues that left many waterfront residents without lake access. Thanks El Niño and efforts put into place by the LCRA, Lake Travis is full again, and many Central Texas Lakes are also back to "normal." We'd like to highlight one of our listings that has seen the drastically low lake levels experienced during the height of the drought, and has now made a full turn back to prime Austin Waterfront Real Estate. This amazing property is currently listed at a poultry $285,000, which is a very low number when compared to other waterfront acreage, or even non-waterfront property in the Four Points area. It's really an amazing opportunity for someone that wants to build a unique property that will take advantage of both Lake Travis and Balcones Canyonland Preserve views. Views that will remain undisturbed in perpetuity. Take a look at the Pinterest Board below showing some examples of the type of home that would be best suited for this waterfront lot, and feel free to contact the Gutierrez Team with any additional questions at (512) 299-3809 or gutierrezteam@realtyaustin.com. https://www.pinterest.com/orilus/bullick-hollow-home-ideas/ Send mail   Israel GutierrezBroker Associate, Realtor®, BPOR, GREEN512/299-3809 Directisrael@austinhomeshop.com
