The Holidays are an important time of year to most folks. It’s that time of year to celebrate with friends and family and pump up the decorations all through the house. So, what if you have your home on the market during the holiday season? Does that bring all the festive tree-trimming and mantel-swagging to a complete halt? The short answer is ‘NO’, but some new rules of engagement apply. Here are some tips on how to merge holiday decorating with home staging so that everyone is happy.

Rule #1: Don’t go overboard.

Dial back the holiday décor. This is not the time to display all the family ornaments and personalized holiday memorabilia. Instead of putting up your typical 7’ Christmas tree think of some out-of-the-box alternatives. Greenery in vases, a glass bowl filled with blingy ornaments, boxwood or magnolia wreaths and stacks of birch wood near the fireplace all set the mood for a festive and beautiful holiday season without falling off the deep end.

Rule #2: Bring on the layers.

With colder weather on its way use layers to add a level of sumptuousness to your home. Add extra pillows and throws (think velvet, textures, faux fur, fleece, tartans, tassels, pom-poms) to your sofas and chairs for a cozy, homey feel that prospective buyers will love.  Don’t forget the master bed: use plump feather-filled comforters at the foot of the bed along with flannel sheets and yes, another throw! Have you seen those amazing chunky cable knit blankets and throws? These on-trend blankets will make you and your family happy and warm; your prospective buyers will want to snuggle right in!

Rule #3: Bling it up.

The Holidays are a time for entertaining. What better time than now for showing off your blingiest décor along with your home’s potential? Showing certain rooms in your home as “party-ready” areas is a great idea and will give buyers lots of helpful hints on how your home can work for them at these special times of the year. Pull out the decorative trays. Use one in the dining room filled with crystal flutes, a bottle of champagne and some faux sprigs of holly. Have another tray in the family room that holds ceramic mugs, hot cocoa packets, candy canes and cute little bottle brush trees. Ready for some fireplace time!

Creating lifestyle suggestions is an integral component of home staging. Take a huge tip from all the large décor companies. Their approach to marketing their products is by creating lifestyle stories that consumers emotionally connect to. Your home is the biggest product you will ever buy and sell. If you create a compelling lifestyle story, they will come! Happy Holidays!

Glastonbury is a gorgeous home tucked in a quiet neighborhood in Westlake Village. Perfect for a family, there’s a park nearby and plenty of room inside the home to create your perfect sanctuary space. This home was listed vacant for a month and sadly had two price drops. We came in and staged and in just under 15 days, the seller accepted an offer. That’s the power of staging! This home is truly one of our favorites and was a joy to stage. Located on almost a full acre, this serene home offers both mountain and city views, and is only minutes from the beach. Sit on the porch and feel the cool ocean breeze. Or relax in the spacious living room with tons of natural light. With 3 beds, 2 baths and 1,942 sq ft., there’s plenty to love about Lovely Lorraine!

Our stagers couldn’t wait to start designing for this home. In all we staged the living room, dining room, kitchen/eating area, master bedroom and both bathrooms. The VCHS team worked their magic and transformed this house into a home. From the minute you step inside you can feel the warmth and love Lorraine offers. And, of course, we had to add our signature giraffe, Florentine, for that extra flair!

Talk about prime location! Beautiful Bangor sits just steps from the beach in Ventura; second house from the sand technically. It’s peaceful, bright and everything you’d want in a beachfront home. Step inside to the lovely living room highlighted by natural light through the skylight. There’s a quiet backyard for entertaining or relaxing in the sea air. Or, head upstairs to the expansive master bedroom complete with it’s own living room, wet bar and two-sided fireplace. And the bonus – the large deck with pristine views of the ocean, sand, waves and amazing sunsets. Really, what more could you need?!

This home is so special; you’ll see it and feel it from the moment you enter! Originally built in 1938, this home has been expanded over the years to encompass 5 beds, 4.5 baths and nearly 3900 sq ft. Recently and lovingly renovated with a unique attention to the 1930’s charm, you’ll notice the vintage wood floors, crown molding, and tiled fireplace, which lend so much character. The perfect mix of old and new, we could gush about this home all day!

This lovely home on Roselawn in the Kevington Estates of Thousand Oaks has everything you need: 4 bed, 2.5 bath, 2515 sq ft., a sparkling pool and an expansive view of the Conejo Valley that can’t be beat! Everything about this home is comforting from the colors to the floor plan/layout to the location. We incorporated a modern furniture look with cool grays and pops of teal blue to pull in the beautiful teal walls in the family room and guest bath. We knew right away how special this home on Roselawn Avenue was. And, others thought so too – it went pending in just 7 days!

This 3 bed, 2.5 bath, 1,844 sq ft home in Oxnard is steps away from the Channel Islands Harbor and the beach. If you’re familiar with the area then you know what a special location this is!

This townhome was an occupied listing for over 70 days before we came in and staged it as a vacant property. We of course, incorporated all the blues and subtle hues you would expect from a beach home. As soon as you step inside you’re greeted by large, vaulted ceilings, a comfortable living room complete with a cozy fireplace for those cool beach evenings. Step up to the next level to your dining room, family room and kitchen. The master bedroom comes complete with a large bathroom and outside deck where you can take in the salty sea air. Dreamy to say the least…

If you’re looking for a beautiful, Spanish style home tucked in the hills of Simi Valley, look no further than Evening Sky. With 6 bedrooms, 4 bathrooms, 3378 sq. ft. (and did we mention a pool), this lovely home won’t last on the market long! We incorporated blue and orange throughout to compliment the gorgeous blue accent walls and orange curtains in the formal dining room. In total, we staged the foyer, living room, family room, dining room, kitchen including an eat-in area, master bedroom, four additional bedrooms (lightly staged) and the exterior near the pool. This was such a fun project and our stagers loved playing with the colors and overall design.
