Construction of 5000 North Ocean Condo is progressing quickly, it’s planned for delivery in the Fall of 2019, and topped off/completed vertical construction in August of 2018. I enjoyed viewing Residences during a Hard Hat Tour of the Building last Week.

Auberge Beach Residences is now fully open! Construction of Auberge Beach Residences is complete, including both Towers, Dune Restaurant, and the Spa.
The North Tower of Auberge is a 17-Story Building with a total of 56 Units. The North Tower is 100% sold out of Developer owned Units and a few Resales are available. Closings started on August 29, 2018 and the final purchase prices of the Units were $1,398,900 – $9,297,900.
The South Tower of Auberge is a 23-Story Building with a total of 115 Units. Closings started on November 6, 2018. Per Property Tax Records, 78 Units have closed so far in the South Tower and their final purchase prices ranged from $1,350,000 – $7,749,900. “We will only accept Cash Offers for our Property”
During their search for South Florida properties, Buyers are sometimes surprised to discover property listings from Sellers who state that they will only accept Cash Offers and will not accept Offers from Buyers who will be Financing their purchase with a Mortgage. Sellers reserve the right to request that requirement if they prefer to.
Sellers who prefer Cash instead of Mortgage Financed offers typically do so based on their desire to avoid potential issues that sometimes arise with Mortgages such as: Loans that fall through because of issues with the Buyer’s qualifications, Loan approval and Closing delays, failure of the Loan to meet Underwriting requirements, etc. This can especially be the case with financed Condo purchases, which require that not only the Buyer meets Lending requirements, but that the Condo Building itself meets strict financing criteria as well.
Here in South Florida, a large number of Properties are purchased by Cash Buyers–particularly in the Condo Market and the Luxury Market–so Sellers who request Cash Offers in the Market segments that comprise the largest number of Cash sales know that they’re very likely to rather easily find a Cash Buyer. Note as well that the majority of Cash property sales are regular sales, not distressed property sales.
Note: Cash paid for Property purchases is paid in the form of Funds wired to a Bank Account, typically the Bank Account of a Title Company or Attorney, and then wired to the Property Seller’s Bank Account at the time of Closing.

North Tower of Auberge: 56 total Units, 17-Story Building. The North Tower is 100% sold out.
South Tower of Auberge: 115 total Units, 23-Story Building. The South Tower is 85% sold and plans to start Closings in December of 2018.
Remaining, available Units in the South Tower are priced from $2,500,000 – $5,090,900.
Auberge launched sales in December of 2014 for the North Tower and launched sales in November of 2015 for the South Tower.
Auberge Beach Residences Penthouses: Both Penthouses are reported as “sold”/under Contract for purchase. The Penthouse in the North Tower sold in July of 2017 for a reported purchase price of $9,500,000 (a 5-Bedroom 2-Story Residence with 5,686 Square Feet of Living area, 3,700+ Square Feet of outdoor space, and private Roof Deck with a Plunge Pool).
