The purpose of this survey is to show vacancy and rental rate trends among single-family homes and multi-family units (2-15) in Ada and Canyon County. Survey results are displayed by type (single or multi-family) and bedrooms (1-5) for the respective county.
Property status was surveyed as of December 31, 2018.
The survey participants are property management companies affiliated with the SW Idaho Chapter of NARPM and are considered to be the representative sample of the inventory of professionally managed rentals in Ada & Canyon County.
We understand that we are your eyes and ears and make it a priority to make regular exterior inspections. We do that for several reasons that include ensuring that the tenant is obeying any HOA requirements, verifying the yard is being well kept in a manner consistent with the lease requirements, noting any potential issues with the exterior of the home & more.
One such area we focus on is the roof. Especially after a large snowfall or a bad wind storm, this area is vulnerable and we want to take note of any visual concerns regularly so they can be addressed as soon as the issue is noticed. We are looking out for your interest!
Have you heard about our Rent Assurance Program? To coincide with our Eviction Protection program, RentWise Property Management also has a solution to ensure the owner’s will receive their monthly income even in the case of a full eviction.
The eviction process can take between 14 and 30 days in Ada and Canyon County. It could go quicker or take more time depending on the court system. During this time you most likely will not be receiving any income from your investment. This can leave you struggling with unexpected loss of income. Our Rent Assurance Program is an option for you as an owner to be reimbursed for one month’s rent while we are working on removing the tenant from the property.

RentWise, A Property Management Company, will cover any damages caused to the home, above fair wear and tear, resulting from the approved pet(s) that is not covered by the security deposit will be reimbursed by RentWise, to the owners. Your lease rate is going to be determined by several market factors including the condition of the property, location, and the rental rates for competing homes in the immediate area. The markets that dictate lease rates vary vastly from the markets that influence value of properties.
