Some of life’s most exciting changes can be accompanied by some of the greatest challenges.  This is particularly true when it comes to moving.  Along with the excitement of finding a new home comes the challenge of determining what to do with the old one.  After all, now you have to make the choice between turning your old home into a rental/investment property or selling your house.  While the decision to rent or sell can only be made by you, there are some factors that will help you make the best choice.

If you are simply moving to another home in the same area, you may want to turn your old home into a rental.  Renting out your home can be a great investment and money-earner for you.  It’s kind of like playing a game of monopoly– the person with the most properties is the one with the greatest chance of winning the game.  However, if you are moving to a location that is farther away or you need to reduce the amount of stress in your life, having a rental house may not be the best option.  In fact, in this case, selling your house is probably the better option.

When you choose to sell your house, you can feel at ease knowing that you no longer have to worry about the upkeep or other problems that may arise with the house.  You can also rest easy knowing that you have the money from the equity that you had built up over the years.  This money can provide you with the ability to purchase your new home or take care of other moving-related expenses.  Regardless of why you want to sell your house, the fact remains that actually getting it sold can be somewhat challenging.

If you want help in selling your house, come to me, Mary Ann Patton, Realtor.  I have 17 years of experience and know how to match interested buyers to their ideal homes.  Let me help you get your house sold as soon as possible, so you can go on to explore your new horizons without being tied to the old.

Are you interested in owning a piece of property, but a little worried about the responsibility that comes with home ownership?  If so, rather than jumping in feet first and hoping that everything goes well, why not do a practice run by purchasing something like a condo instead?  When you buy a condo, there are some specific advantages that will allow you to be a property owner, get a feel for what property ownership feels like, and decide whether you really want to have the responsibilities that come with full-fledged home ownership.

If you compare buying a home to buying a condo, you’ll notice some similarities along with some differences.  For example, when you purchase a home, you are the homeowner, with all the responsibilities of home maintenance and upkeep.  On the other hand, when you buy a condo, you have the joy of owning the property without the hassle of worrying about taking care of the yard or outside structure.  Buying a condo is also different from buying a home in that homes are typically more expensive, while condos are a more cost-effective option, which makes buying a condo the perfect choice for a first-time property owner.  Additionally, many condos come with a swimming pool or other recreational facility, which means you can use the recreational areas without being responsible for the cost of running them or keeping them maintained.

If you are interested in purchasing a condo, contact me, Mary Ann Patton, Realtor.  I have 17 years of experience in helping people find their dream homes and can help you in deciding whether a home or a condo is the best option for you.

All 2,000-square-foot homes are pretty much the same, right? Obviously, that is not the case, but even in terms of being enough space, one home can feel spacious and another confining. While telling your realtor how many square feet you are looking for is a good way to eliminate the ones you know will be too small or too large, it is important to consider other things, as well.

Someone who has gone through hundreds of homes can quickly tell you that many configurations have a lot of wasted space. That doesn’t mean it isn’t nice, but that space may be more aesthetic than useful. A large foyer, oversized great room, or a master suite larger than most are all wonderful features, but if your budget calls for something in the 2,000-square-foot range, for example, and you have to squeeze your kids into tiny bedrooms, or suffer with a miniscule kitchen, that house may lose its appeal pretty quickly.

Another misleading configuration is a home that boasts lots of bedrooms. You can be sure that a 2,000-square-foot home with five bedrooms compared to one with just three bedrooms is going to have either quite small bedrooms or other rooms in the house that are much less spacious. Be sure you haven’t forgone a roomy kitchen to have a large foyer. Hence, when you buy real estate, you must consider what is important to you and not just lock onto a set square footage.

When you buy real estate with my assistance, you get unparalleled service that will enable you to navigate away from the oddly configured homes, so you get the home of your dreams with each and every room meeting your needs. I’ll help you buy real estate in Johnson City, TN and surrounding Tri-Cities locations.

If your life has presented you with some pleasant surprises, you may be in the market for new living accommodations.  In fact, you may be looking for a way to purchase the perfect dream home, complete with an area for each of your many hobbies, talents and responsibilities.  If you work from home, you may also need to have a quiet, office-like area where you can spread out your work items and have access to any work-related papers anytime you need them.  If you are an avid reader, perhaps you want a library that goes from floor to ceiling.  If you have a very specific set of unique needs, you may be encountering problems in finding a home that will meet all your needs.  If this is the case for you, you may want to consider looking at land for sale instead.

What are the benefits of looking at land for sale, rather than a property that already has a home?  Well, for one thing, you can buy the land for a great price and then build your perfect home on the lot.  Essentially, when you search for land for sale, you can take the land and turn it into whatever you want or need it to be.  If you are interested in building on the lot, it is important to know the building codes and whether or not it has access to local sewer, electrical, or other infrastructure.

When you are interested in finding land for sale, come to me, Mary Ann Patton, Realtor.  I’ll happily help you to find the land that will best meet your needs.

To sell real estate, you have to be competitive. This is why, if you’re planning to put your home on the market in the near future, you need to spruce up its interior and exterior a little bit so that it appeals to buyers. As you get ready to sell real estate, here are some quick and easy home staging tips that can make all the difference:

  • Create an inviting front porch—If you want to sell real estate quickly, you have to make a good first impression. Start with your home’s front porch by adding some potted plants, a clean doormat, and giving your front door a fresh coat of paint.
  • Make your house sparkle and shine—From scrubbed grout to gleaming windows, every inch of your home should be sparkling clean before anyone comes to see it. While this may take some time, this is one of the most important things you can do before you start hosting showings.
  • Get rid of clutter—Eliminating extra clutter around your home may require renting some extra storage space, but it’s well worth it. Make sure your closets are perfectly organized, your countertops are clear, and your floors are free from toys, shoes, and other items.
  • Set your dining room table—Setting your dining room table is a nice touch that can help people envision themselves living in your home. You don’t necessarily have to use your nicest dishes, but do make the arrangement look inviting.

Buying new home can be exciting, but it can also be very overwhelming and stressful, especially if you’re in the process of selling your current home, too. To make your next home search less stressful and more enjoyable, here are some guidelines to follow:

  • Figure out what you want—Knowing what you want as you start the home search process can save a ton of time later on. Sit down and write down how many bedrooms and bathrooms you need, what neighborhoods you want to look in, and any other features you want the house to have.
  • Get preapproved for a mortgage—Getting approved for a mortgage can be a pain, but by getting preapproved before you start your home search, you can minimize stress later on as you get going with the closing process. Plus, sellers may be more willing to accept your offer if you’ve been preapproved.
  • Be flexible—No home is going to have exactly what you want, unless you’re doing a custom build. For this reason, figure out what you really want in your home and what you would like to have. Then, prioritize as you look at homes for sale.
  • Let me help—If you choose me as your realtor, I’ll be there for you every step of the way to help you find the perfect home for you and your family. If you want to know more about how to ensure searching for your next home goes smoothly, give me a call today.

If you’re getting ready to buy real estate, it’s easy to get caught up with looking at homes and imagining yourself living in a new place. While there’s nothing wrong with getting excited, you should get preapproved on a mortgage before you do anything else. When you’re ready to buy real estate, a mortgage preapproval can be acquired from a real estate lender and lets you know whether you can be officially approved for a mortgage before you pick out a home. Here are a few reasons why preapproval is a good idea:

  • Set your budget—When you want to buy real estate, it’s easy to become so enamored by different homes that you forget what your budget is. By being approved for a mortgage beforehand, you know exactly how much you can spend on your new home. This way, you’re not tempted to look at properties that are way out of your price range.
  • Increase negotiating power—If you’re preapproved for a mortgage before looking at homes, it’s going to put you ahead once you start putting in offers. Depending on the situation, a seller might be more inclined to accept your offer, even if others are willing to pay more, since you’ve been preapproved.
  • Save time—Once you put an offer in on a home, it may seem like nothing but a flurry of paperwork and closing meetings happens after. Being preapproved takes some of the stress away and allows you to secure a mortgage much faster than if you were starting at the beginning.

Whatever you are selling, be it a vehicle, something you no longer need, or real estate, it is always in your best interest to get top dollar. It can be difficult to know just how to get the most money, however, especially if you are not familiar with what the buyers out there would be interested in paying. When you sell your home, for example, there are many factors involved that can directly affect what you can get for it. If you really want to sell your home for more money, there are some things you can do before you list it that could make a big difference.

  • Work on Curb Appeal – Understand that while it is important for your home’s listing to have all the great features, you’ll only be able to sell to a buyer who is willing to walk in the door to look at your home. To a large extent, homes will the greatest curb appeal get more showings, more interested buyers, and thus a higher selling price, especially if a bidding war takes place. Many buyers drive by a home before they decide to make an appointment to see it, so make sure you do everything you can to make it look great from the street. Things like maintaining or improving the landscaping, lighting, and home exterior are vitally important.
  • De-Clutter – There is a fine line between showing your home in a comfortable “lived in” environment and having it too cluttered. Prior to listing, removing clutter and a number of personal items will allow potential buyers to better envision what it will be like for them to live there, and you’ll avoid losing a buyer who finds clutter distasteful. Keep your home as clean as possible during the time it is listed.

These are just a couple of things to consider when you want to sell your home for more money. I will be happy to meet with you and give you additional ideas specific to your home that will put more money in your pocket. I’ve been in business for 17 years helping homeowners in Johnson City, TN and surrounding Tri-Cities locations get top dollar. Let me show you how you can do that, too. Make the right move with Mary Ann!
