July Has Arrived, and So Have Market Stats

Luxury Market Stats

In some areas, our market is still great for sellers. But if you’ve been reading my past market stats blog posts, you’ll know buyers are seeing their time to shine, too. In short– our market is not too hot, but not too cold either .. hello goldilocks! We ended this half of the year with the most active listings so far in 2019 (a total of 9,520). We’re seeing continued low rates and a higher number of inventory, which means buyers are starting to gain an advantage.

Metro Denver Market Stats

Sellers have had to make price adjustments to keep up and be competitive. Additionally, sellers with homes priced between 1,500,000-1,750,000 are taking the largest cuts in this regard (91.20% sale-to-original  price ratio for detached homes; 94.9% for attached).

In addition to sellers making price adjustments, we’re seeing homes staying on the market longer this year than we have in recent years. This is another sign that buyers are finding their place in the Denver Real Estate market! The average days on the market are up 67% from six days at this time last year. Buyers…. now is the time to start seriously thinking about jumping into the game! Our market is beginning to finally even out.

Additionally, Realtors are seeing an increase in price reductions if no showings or offers are made within the first few weeks a property is listed.

What’s New in the Denver Metro Area?

Did you know Denver was named the number 1 city for gig economy jobs? That means jobs like uber, lyft, instacart, etc. I know a lot of people who are dipping their toes into these jobs…. and they seem to be paying off! Not to mention we were rated the 6th best large city in America by Resonance Consultancy.

Cherry Creek Market Stats

Are you a beer lover? Denver ranked number 18 on the list of most craft breweries/city. Which are your favorites? Tag #goexploredenver on instagram to show me your craft brew photos!

You might be surprised, but we were also ranked the 17th most affordable city in the country. LA came in as the least affordable, with Detroit being the most. Our net migration increased 51,127 since 2017. Can you put two and two together?!

Back to real estate…. Colorado makes the bottom 5 of the size of a home you can purchase for 300,000. What can that get you on average? 1,213 sq ft. Tag me on instagram with your thoughts on these numbers!

9th and Colorado is Moving Along Quickly Here’s What You Can Expect From Denver’s Latest Hotspot

There’s so much happening around Denver, but if you’ve driven past 8th/9th and Colorado recently, you know BIG things are happening! In addition to a a massive movie theatre, we’re getting so many fabulous restaurants! I’m getting so excited to walk on beautiful summer nights to this fantastic development. Let’s explore what’s coming!

Postino

Postino Wine Cafe is on the way to Congress Park/Mayfair/Hilltop/Hale! Now, you don’t have to drive all the way to the Highlands at rush hour to get the most amazing bruschetta in the city. If you drive down 8th, you can already see the stylish, modern building forming.

HopDoddy

What is HopDoddy? One of the best burger bars EVER! I can’t believe they’re going to be in walking distance of me in the coming months! Their buns and patties are all handmade…. and by oh boy do you not want to miss a milkshake of theirs!

Zoe’s Kitchen

If you’re like me, I’ve seen a lot of Zoe’s Kitchens around the city. Or have I? Well, either way, there’s one coming to 9&Co! If you’re looking for a quick, healthy bite…. Zoe’s is for you! Mediterranean galore!

Clean Juice

Juice bars are so trendy right now…. so I’m excited to have one close to me that I can try! Clean Juice is all about health and wellness. They use natural ingredients and  hear they are the absolute best. This is a national chain started by a family…. and I can’t wait to try it out!

Gelato Boy

We haven’t talked much about dessert yet… so let’s bring gelato into the conversation! Previously, you could find GB at Zeppelin Station. Now, it’s coming to a 9&CO near you! The blackberry lime coconut…. ugh. Nothing beats it!

Pizzeria Locale

Pizzeria locale is a spectacular lunch and dinner spot. Need a quick bite? Want to sit down for a bit? Have a date? Bringing the family? They’re perfect for any need you have! Their ingredients are always fresh and delicious; be sure to stop by when they open!

The Best Places to Watch Fireworks in Denver this 4th of July

I love the 4th of July! When the weather’s nice, it’s the perfect time to get together with friends and family, get outside, and pull out the BBQ! I’ve been watching fireworks in Denver since I was a kid, and I want to share some of the best spots to watch them if you’re new to the area. Do you have something to add to this list? Coors Field

If you’re trying to get your fill of fireworks early, head on over to Coors Field! Their fireworks are happening after the games on July 2nd and 3rd. They put on an amazing show!

Cherry Creek – DCC

The Denver Country Club always puts on a great show. You can see their fireworks from all over the metro area. One of my favorite areas to set up is in the District parking lot. You’re right underneath!

Elitches

Who doesn’t love Elitches?! And who doesn’t love fireworks?! Get the best of both worlds on the 4th – Amusement park rides and 4th of July fun galore!

Dick’s Sporting Goods

Dick’s Sporting Good’s park always puts on a great show. They do an amazing job of getting families together for fireworks… and you feel like you’re right underneath the show (because you are!).

Civic Center Park

Go over to Civic Center Park this 4th. Grab a blanket and your best buds and set up in front of the City and County Building.  love being downtown and watching the sky light up with beautiful colors on the 4th!

Today is the longest day of the year, which means there’s plenty of summer to celebrate!

It’s felt like summer to me the last few weeks…. but the official start of the my favorite season is tomorrow! Are you interested in saying goodbye to spring and hello to pool days, hikes, and patios galore? The Solstice starts at 9:54 AM MST today, June 21st. This means the sun is directly over the Tropic of Cancer at 23.5 degrees north latitude. This also means it’s time to get outside and celebrate!

Additionally, the celebration will have a cultural dance performance from Qashwa at 5pm. Then, an original Chicha music performance by Aldo Pantoja from Don Chicharrón as DJ Aldohualpa will happen at 6:30.

Denver is a very dog friendly city, with countless spots to take your pup on an adventure And I’m Talking IN the City

My pups, Marcuccio and Emma, want to go everywhere with Alex and I. And we want them to go everywhere with us! That’s why I’ve compiled a list of the best spots to take your pup in and around the city of Denver. Do you have any other spots I missed? Send them over via DM on Lifestyle Denver!

The Watering Bowl

I’d driven by the watering bowl countless times but didn’t stop in until recently. And boy did we have a great time having bottomless mimosas and letting our pups run around! The watering bowl is a great spot for diners, drinkers, and dog lovers alike! They have a big outdoor space with bowls full of water, a little pool, and picnic tables. We spent hours there and our dogs definitely approved!

City Floral

Did you know City Floral is dog friendly? I didn’t either until recently, but I can tell you I had so much fun bringing the dog along to plant shop! The best part? We got to go home and spend time in the garden. A fun filled day of productivity!

Platte River Greenway Trail

I love this spot! It’s almost a 7 mile loop with plenty of shade and not too many hills (which means it’s great for dogs of all ages!). Additionally, there are plenty of sandy beaches to discover on this trail. It takes about 5 hours to complete the entire thing (if you want), so bring plenty of water!

Two Pals and a Pup

I love this spot! It’s so close to my home and office and is the perfect place to bring your dogs for a snack. They have tons of locally made treats, toys, and a dog bakery section. Does fido have a birthday? Grab them a tasty cake and a new toy at this adorable pup boutique in Cherry Creek!

The Horseshoe Market

Love shopping? Enjoy spending time with your dog? Love supporting local crafters and makers? The Horseshoe is for you! Bring your pup to Mile High Stadium this fall for a day of shopping, feasting, and fido time! Dogs are encouraged at this event and there are plenty of dog vendors (Kady’s Collars and Pet Wants is one of my favs!).

Forest Room 5

Forest Room 5 is the best! In addition to having amazing drinks, it’s such a unique spot with fabulous outdoor seating! You really feel like you’re in a magical forest full of whimsy…. and locally brewed beer. And you get to bring your dog! What’s better? 

1880s Carriage House

Are you looking for a stellar staycation with the pup? Look no further than the 1880s Carriage House! This is a dog friendly Air BnB with all the amenities! Additionally, this spot comfortably accommodates 3 people and their pups. What’s better than that? Be sure to book early because they are busy!

National Donut Day Has Come and Gone But Here’s My List of Denver’s Best Donut Shops

There’s no better treat than a donut. I have such fond memories of going to Lamars as a kid before school with my parents! Since then, a plethora of amazing locally owned donut shops have opened up around the city. I’m excited to share some of my favorites with you…happy eating!

Glazed and Confused

Glazed and Confused is located in both Stanley Marketplace and the Broadway Market. They sell out every day…so get there early to try one of their spectacular treats (apple fritters included…mouth watering!).

City Donuts

City Donuts is located off East Colfax, with a second location on Peoria. Not only are their long-john donuts spectacular, but the service is always exceptionally friendly. Check them out ASAP!

Donut Maker

Donut Maker on Evans is one of my favorite spots to stop before showing house. But you better get their early because they sell out by 10 almost every day! The lemon poppyseed donut is unbelievable…

Habit Doughnut Dispensary

I recently made my way to Carbon in Five Points and discovered a Habit located there (otherwise located on Platte). They have delicious donuts, some infused with CBD! Check them out!

OMG Donuts

This cute little shop is all the rage in Arvada! They make spectacular donuts, and this place is always filled with families enjoying their weekends or getting breakfast before school. Stop in!

VooDoo

Yes, I know VooDoo isn’t locally owned…but their donuts are amazing! And guess what?! They’re opening a 2nd location on S. Broadway in just a few weeks! If that’s not something to celebrate, I don’t know what is!

What Do You Think Denver Ranks in USA News and World Report’s List of Best Cities to Inhabit?

You might have guessed it … Denver comes in at number 2. Whether it’s because it’s easy to access the outdoors, the food and brew scene is spectacular, we’re a dog friendly city, or because of the Denver lifestyle in general, I think it’s safe to say that this ranking makes total sense to me!

New home choices were bountiful for buyers this month. The number of active listings on the market was up 16.79% from the prior month (8,789 total). If you’re thinking about buying, now might be the perfect time! Buyers clearly liked what they saw….with 6,470 homes under contract by the end of the month (an increase of 5.65% from the prior month).

Where do you think the top 5 neighborhoods are to purchase a home this year in the state of Colorado? Aurora takes the lead, with 5 neighborhoods included on Niche’s list. 5280 Magazine also named Country Club, Belcaro, Washington Park, University Hills, and Virginia Village as top spots for home buying in Denver. f you’re looking for a home in one of these neighborhoods (and beyond!), contact me!

Our Neighborhoods

Cherry Creek North has added over 2,000 residential units in the last 5 years. I call this a hot streak, and it’s been quite the adventure watching it all unfold! Cherry Creek isn’t the only neighborhood dong so! Many Denver neighborhoods are heating up in terms of adding residential units….. so why is that? An influx of about 11,053 people moved to Denver over the course of 2018.

Buyers are getting a bit more comfortable in Denver’s Real Estate Market. This means their demands are higher, i.e. asking for more repairs during inspection. Buyers are welcoming the increase in inventory with open arms and sellers adjusted while having their homes on the market just a bit longer. However, Denver’s sellers market is still strong as the month still ended with 8,891 homes for sale in the Denver metro area.

What’s Important to You?

As a Realtor, I always make sure to know what amenities are most important to my buyers when looking for their perfect home. A recent survey conducted by the Household Economics and Decision Making found that grocery stores come in at #1 most important, followed by restaurants and bars.

High prices were keeping many Denverites out of the real estate market for quite some time. Now, we are going to see the market bloom alongside the flowers this summer! But what does that say about prices? Keep following the blog for more information!
