Reinforcing Royal Caribbean’s brand with an iconic design inspired by cruise ships, the $300 million campus will be at the southwest corner of Dodge Island. It will bring together employees currently working in two separate office buildings and temporary spaces. Proximity to the cruise terminals and ships in Biscayne Bay will foster connectivity and a strong sense of identity.
“Informed by the modern design and playful nature of Royal Caribbean’s ships, the building flows up from the water’s edge,” said Kenneth Drucker, FAIA, LEED AP, design principal at HOK. “The undulating facade and terraces eventually culminate in a three-level garden atrium space. This volumetric outdoor space brings the healing power of nature into the heart of the building, reinforcing Royal Caribbean’s commitment to wellness.”
Tracing the sinuous form, the edge of each floor extends out to create horizontal shading devices varying from three to 12 feet in depth. Accessible terraces are located in zones facing downtown, within the sky garden, around the executive floor and in the southeast corner looking toward the ocean. At night, the edges will be illuminated with LED lighting, emphasizing the curvilinear form and creating a dramatic beacon of light on the water.
Inspired by the hospitality-oriented and experience-driven cruise industry, the interior environment supports the brand’s ethos. An open plan for most of the workplace floors will facilitate collaboration among different departments with a variety of technology-enhanced meeting spaces. The building’s boomerang shape allows natural daylight to reach deep into the floor plates. Interior stairs connecting each floor follow the building curves, promoting wellness and collaboration.
Other amenities include an auditorium, training rooms and two cafeterias. An executive suite and event space are on the top floors, wrapping around the lush sky garden and offering views to Biscayne Bay and downtown Miami.
Several acres of existing asphalt parking will be converted into greenery to create a walkable, green campus. Connected by a verdant courtyard with native plantings and pedestrian paths, the adjacent 1,450-vehicle parking garage will echo the edges and curves of the main office building. A basketball court, soccer field and running track will be on top of the parking garage.
Anticipating the impacts of climate change and rising sea levels in Miami, the resilient design elevates most of the building program and critical equipment. The design further enhances the Trust’s model of care by creating separate zones for ambulatory or outpatient care, emergency services, diagnostic and treatment functions. The clear distinction of these areas creates an environment that is easy-to-navigate, streamlines admissions and allows for efficient patient transfers.
Royal Papworth’s new hospital offers patients immediate access to a range of services and also helps attract leading clinicians and researchers. “Intense competition, readily available capital and open frontiers are challenging tech companies to continuously adapt and innovate,” said Kay Sargent, co-director of HOK’s WorkPlace practice. “Yet many of their workplaces were designed for a completely different era of work.”
The workplace report explores the myriad challenges and opportunities facing the tech sector, from the shrinking talent pool and evolving regulatory environment to privacy and data security and the growing exodus from Silicon Valley.
Also included are key takeaways from HOK’s recent global survey of corporate real estate executives that found:
72% of portfolios is leased space.
67% anticipate growth will be leased space; 8% envision coworking space as part of future growth strategy.
47% expect to increase headcount in the coming year.
59% have a formal distributed work program; 41% prefer employees to be on site.
76% have a portion of portfolio with unassigned space, with the remaining 24% assigning staff to work points.
82% monitor and track space utilization; only 13% use sensors with 56% tracing via badge-in or IT login and 30% via observation studies.
“We are quickly moving toward an era in which tech is not just a discrete sector but a foundational element in all businesses,” said Gordon Wright, co-director of HOK’s WorkPlace practice. “The findings from this report can—and must—be leveraged by our clients across all sectors to help ensure their continued success.”
Among the trends highlighted in HOK’s new report:
Evolving amenities: Companies looking to attract and retain top talent continue to develop amenity offerings, which can range from nap pods and wellness rooms to medical clinics and maker spaces.
Data and disruption: ‘Smart’ workspaces, replete with multiple sensors, will continue to increase. Designers and clients continue to learn how to leverage that data to optimize space. Yet they must balance this with a commitment to valuing humans over metrics.
Beyond open plan: One size does not fit all, and the right space solution for each tech company will depend on its culture, work style, mobility profiles and business goals. HOK explores the characteristics and considerations for options including Activity-Based Workplaces, Neighborhood-based Choice Environments (NCE), Agile Environments, Maker Environments for Mobile Occupants (MEMO) and Immersive Environments.
To provide additional value for its clients and readers, HOK concludes the report with a set of priority actions and 10 focus areas for future tech workplaces. Case studies of projects for leading technology firms LinkedIn, Booking.com, OpenText and Cisco Systems provide insight into current best practices.
A senior landscape design professional, Kaiser developed a love of nature in her native Germany and now shares that passion with her California colleagues and community.
Earlier this year 15 staffers from HOK’s San Francisco studio spent a Saturday volunteering in the Bayview neighborhood of San Francisco. They were shoveling dirt and holding up trees and chatting with people walking by as they planted trees along the sidewalk. Guiding them through this process was their planting leader and colleague, Heike Kaiser.
Kaiser grew up in the German countryside town of Winterberg, an area with plentiful natural lakes, forests and fields. Her family encouraged her to play outside, taught her skills like gardening and farming, and instilled a sense of social and environmental responsibility.
“I grew up very connected to nature,” says Kaiser. “I went hiking with family and friends. From a very young age I walked home with friends from school, and I noticed every tree on the way, plus every new flowering plant and their distinctive shape, color and scent.”
It was only natural that Kaiser would study to become a landscape designer while at the University of Kassel in central Germany. She went on to become a teaching assistant and lecturer there and later would teach online classes in landscape architecture and planning for students from all over the world. She also practiced landscape and urban design in Tel Aviv, Israel, before relocating with her husband to San Francisco in 2016. Once in the Bay Area, Kaiser began volunteering with the San Francisco Botanical Garden’s horticulture and gardening teams for over a year.

In 2017 she joined HOK and also started volunteering with Friends of the Urban Forest (FUF), a nonprofit organization that works to promote urban forests as part of San Francisco’s green infrastructure. Urban trees help clean the air, reduce flooding, calm traffic, provide shade and beautify a neighborhood.
Last summer, Kaiser trained to become a planting leader for community planting events; her background in both landscape design and education have made her well-suited for the role.
Says Kaiser: “I’ve really enjoyed the hands-on approach that comes with tree-planting, and greening the city is so beneficial to the health of the neighborhoods we live in. This work has also introduced me to different people and has proven to be a tool for community-building since it involves many different people working together for a common goal.”
Kaiser has led two recent tree-plantings with HOK’s San Francisco staff—one in the Portola neighborhood and the other in Bayview. These plantings have brought staff from different disciplines together and have helped employees get to better know each other and their community. Passersby sometimes ask the volunteers about the plantings, giving them an opportunity to talk about the importance of trees and how residents can get more trees in their neighborhood. Residents that request the trees also get involved in the process, as they, along with FUF, help with the first few years of watering and maintenance before San Francisco Public Works takes over.

Kaiser looks forward to soon leading more plantings with her HOK colleagues, but it might have to wait a while—she’s expecting her first child any day now. Already she is thinking about how her work and respect for nature might influence her child and her child’s peers. “My hope is that my work is helping even just a little to create a sustainable future for the next generation,” she says. “And maybe they can share some of the wonderment and reverence for nature that I experienced as a child and still do today.”
