Lauloa Market Update 2018

The Lauloa market has seen a significant amount of production as 2018 sales have already surpassed 2017 sales by 300%. If we look back further to 2016, there were 3 sales then; 2018 is on track to surpass 2016 assuming the 1 unit in escrow closes. Units here haven’t moved as quickly as some of the South Maui counter parts, but still none the less gain traction eventually.

The 1 sale this year at $200k is quite misleading because it was a leasehold only sale which essentially means the buyers have to pay lease rent for the land underneath the complex, in addition to monthly maintenance fees. On the high end, the priciest unit sold this year was a 4th floor 1 bedroom unit. The oceanfront units come at a premium and buyers should expect to pay $600-$700/sqft.

Finding Your Own Maui Adventure

Maui is home to some of the most spectacularly scenery and hidden gems. With many parts of Maui being foreign to development, the beauty of the valley isle lies in nature and embracing the outdoors. Luckily, the Sayles Team is an elegant mix of all of the stages in life with a variety of different lifestyles. Here are some of our favorite selections of Maui Adventures.

Road To Hana

Expect this to be a full day adventure if you are not planning to spend the night in Hana, drive time alone is at least 5 hours. The Road to Hana is a uniquely Maui experience and is about the adventures along the way and finally reaching Hana is the perfect cherry on top of a long car ride. Untouched by corporate development, the windy one lane road flashes you back to a simpler time.

With a speed limit of 25 mph the whole way out, it is justified by the narrow 2 lane road, 56 mile drive, 620 curves in the road, and the 59 bridges along the route. Expect at least a drive time of 2.5 hours and that’s without any traffic, stopping to use the bathroom, or grabbing a bite to eat. Before leaving town, I highly encourage that you make sure you have a full tank of gas as Paia is the last gas station until you get to Hana.

Also as a side note, please be courtesy to the locals and let them pass as they are more accustomed to driving the road.

Traversing the La Perouse Lava Fields 

Tucked away on another windy road past Maui’s famous Big Beach is La Perouse Bay or the Ahihi Kinau Reserve. Note that this is not the ideal swimming beach like Big Beach and is more of an oceanfront hike. On certain days, you will surfers out there doing their thing, but I highly advise swimming their unless you are extremely comfortable in open water. La Perouse is a long stretch of lava from the last eruption of Mount Haleakala in 1790.

It provides a glimpse back into time when the mountain to the sea was a ware of life. Dotting the hiking trail are the occasional cultural artifacts, walls of shelters built by native Hawaiians, and a small blow hole. Not only are there natural wonders on the mauka (mountain) side of the reserve, but also the makai (ocean) side is full of interesting ocean life. While the ocean and mountain views along the way are the true show stopper, along the shoreline are tide pools teeming with tiny fish, crabs, and shell fish.

Snorkel Molokini

Visible from all a long the South Shore, Molokini is an ancient volcanic caldera and is home to some of the best snorkeling in all of Hawaii. While it looks like it is possible to swim there from shore, DO NOT attempt it at all. It sits just about 2 miles offshore from South Maui in the Alalakeiki Channel (between Maui and Kaho’olawe), it is known to have the occasional tiger shark passing through on its daily migration.

The only way to get to Molokini is by boat and there are many tour boat companies that offer daily service. While it looks like you are to swim ashore to the island, it is actually prohibited for anyone to do so unless you are equipped with research permits that allow to you to step on the island. The incredibly clear water is due to its location in the middle of the channel and the lack of any sand deposits around the islet. No matter the wind or wave conditions the visibility here is unparalleled.

Dragon’s Teeth

Dragon’s Teeth is a true natural wonder and is a clear example of what happens when forces of nature collide. As the lava from the West Maui Volcano poured into the ocean, fierce wind and waves forced it back and it cooled into a formation that resembles great black teeth. The wind sweeping over the point caused the lava to harden in an upward fashion. The jagged points of this formation look like dragon’s teeth, thus the name.

Dragon’s Teeth is especially easy to access from the Ritz-Carlton Kapalua, as you may simply walk the pathway that runs parallel to the hedges. Note that this hedge line marks the boundary of the Honokahua burial site. Of course, please show the utmost respect when visiting this area and do not tread where you should not do so.

While you’re there, you may want to head to Oneola Bay or D.T. Fleming Beach, as both of these beautiful beaches flank Dragon’s Teeth.

Hawaii’s Best Aquarium

Regarded as Hawaii’s favorite aquarium, the Maui Ocean Center glimpses a life beneath the surface and displays animals only found in Hawaii. The Maui Ocean Center is an island instituion and has built its repuation around the underwater tunnel which allows visitors to essentially walk through a 750,000 gallon tank as sharks and other sea life swim up above.

Just last year, the center underwent a major upgrade with a master planned exhibit featuring 134 seats, a fully immersive 3D setup, and a few other brand new exhibits. The center has also made an effort to honor Hawaiian culture by landscaping the complex with indigenous native Hawaiian plants. They have even brought on cultural practitioners to teach visitors about old hawaiian fishing techniques and explain best practices for preserving the local fish population.

This year, we have already seen 2 units sold which is already on pace to surpass the 2017 sales figure of 3. Over the last 3 years, the longest a unit has been on the market is just under 6 months which tells you all you need to know. The majority of sales happen around the $300,000 price range where buyers can expect to pay around $450-$550 per sqft.

What Is a Bon Dance?

Bon Dance or Obon Festival is a Japanese Buddhist custom mean to honor the spirits of one’s ancestors. The custom has grown to wide spread popularity among the Hawaii population because of the deep cultural ties the Japanese planation immigrants had when they migrated to Hawaii in the early 1900’s.

While this is a Buddhist tradition, all are welcome to revel in the celebration.

Although the tradition sounds like a sad one, it is completely the opposite and is celebrated with bright colors, vibrant kimonos, booming taiko drums, and some ono grinds.

Bon Dance Fun Facts

The Yagura

When you first get to the bon dance, you’ll notice this tower like structure in the middle of the grounds. It provides the focal point for the bon dancers to dance around an it also gives the drummers a place to sit.

The Chochin

Common bon dance decor a variety of color lanterns strung around the rafters and anything that you can hang something on. They serve the important purpose of “seeking the light of Buddha” while also lighting up the dance area.

Yes, there is such thing as bon dance clubs. Like any other social club, it brings together a wide variety of people with a common passion for a certain subject. The clubs practice regularly leading up to bon dance season.

While the bon dance is fun for all, they are actually very financial important to the host temples. The bon dance act as annual fundraisers and are a very important in the everyday operation of the temple. The choba booths are where you can make your donations.

The Food!

Some actually go for the dancing, but it is the ono food that draws the big crowd! Typical food finds include: shave ice, saimin, barbecued meat sticks, hot dogs, hamburgers and the hole-less Okinawan doughnuts known as andagi.

Honor the Spirits Who Have Passed On

Please do pay your respects to the spirits, it is what the whole festival is rooted in. So have a good a time and let them know you are enjoying them in your memory!

Wailea Point Market Update 2018

Considering the Wailea Point price point, the market is off to a decent 2018 with $13,350,888 in running sales volume. The year got off to a slow start with no sales in January, but has recently picked up since Spring and has begun to see even strong demand with the influx of summer visitors. 100% of the listings sold in 2018 needed 9 months at the longest to find a buyer, while 80% of the units were able to find a buyer within 6 months of coming to market.

Looking at the sales date, the sales in the community have been on the mid to lower end. Most notably, one unit was able to sell in the $1 million range which is absolutely unheard of and was a great opportunity to get into the community for well under $2 million. The $4 million price point has been the most dominant with 2 units sold. Buyers should certainly expect to a pay premium for their unit with price/sqft ranging anywhere from $1000-$2000.

First listed at the end of last year, Wailea Beach Villas H102 is a fantastic 2 bedroom unit similar to the listing above, but with contrasting views. This unit provides a nice contrast to the various types of units in the community. Situated on the 1st floor, there is a nice breeze that flows through the unit. The den has a neat screen off feature which can function as a 3rd bedroom, lounging area, or office.

After about 2.5 months on the market, the unit recived a $50k price reduction. Not even 2 weeks after the price reduction, the unit was able to enter escrow. The unit eventually closed for $2,185,000,  roughly $90k off original asking. 

Wailea Beach Villas Market Update 2018

Considering the prestige and price point of Wailea Beach Villas, the market has seen extremely strong demand with a running sales volume of $26.4 million. So far, every month has seen at least 1 unit sold with March being the most productive. Only 1 of the unit sold needed longer than 1 year to find a buyer will 5 of the units sold only needed 6 months of less. The majority of unit sold have been 2 bedrooms, while there have been 3 sales of three bedroom units.

Prices in 2018 have been across the board where the low, middle, and upper price points have been represented. By far the $2 million range was the most productive with 2 units sold. The remaining price points of $3, $4, $5, and $6 million all saw 1 unit sold. Buyers should expect to pay anywhere from $1k-$2k per sqft.

Wailuku Market Update 2018

Since the start of the year, the Wailuku market has seen a consistent amount of activity and has been able to achieve a running sales volume of $56,393,706. Interestingly, the 1st quarter of the year saw more than 66% of the sales through May with January being responsible for a large portion of that percentage. A little over 40% of the Wailuku homes sold were able to find buyers with 3 months of being listed. Wailuku is a very popular market because of its central location and cooler temperatures.

Wailuku’s barrier to entry may not be as high as some other areas like Upcountry or South Maui; while the upper end of the market tends to max out at about $1.4 million at the highest. Less than 4% of the homes sold in Wailuku even broke the $1 million barrier; most of of the sales are concentrated in the $500-$700k range. Buyers should expect to spend around $300-$550/sqft depending on which part of Wailuku they are buying in.

Wailuku Homes For Sale

While the for sale figures drastically differ than the sold numbers, the inventory for sale is currently favoring the higher end of the market. There are currently 9 homes priced in the $1-$1.5 million price point, while there are only 5 homes priced under $500k.

In a tight market with only 58 homes for sale, a home that is priced aggressively will attract attention rather than sit on the market like some of the homes are. The longer homes sit on the market, the riper they are for a below asking offer. Over the last month, 21 homes have come to market, all of which are all over the price spectrum.
