The Kamaole Sands market is already off to a hot start with 5 units closing the last 4 weeks. Of the 5 units sold, 4 of them were able to find new buyers within 6 months of coming to market while the last unit sold within just under 1 year of being listed. 60% of the units sold so far were 1 bedroom units, while 40% of the units were 2 bedroom units.

2 deals in particular stand out because their final sale price was under $450k where one of the buyers paid under $500/sqft. The $600k price range has also seen a fair amount of product with 2 units sold. The $500k price point has been the least productive with only 1 unit sold.

The mid to lower end of the market carries the bulk of the listings which isn’t necessarily bad because they represent great values at around $500-$600/sqft. The 1 bedrooms dominate the market with 5 for sale, while there are three 2 bedroom units for sale.

2017 Maui Real Estate Trends Continue Into 2018

Maui’s hot real estate market continues into 2018 as confirmed by the January Maui real estate report released by the Realtors Association of Maui (RAM). The same trends prevail from 2017 to 2018 as the shortage of inventory continues to drive prices higher.

In the 1st month of 2018, single family homes saw a median price of $707,000 with 86 homes finding new buyers; a 7% increase in median sales price and a 30% bump in total number of transaction from the previous year. Condos on the other hand experienced a 23.7% increase in the number of condos sold to 120, but sale prices dipped slightly by 3.7% to $505,563..

Maui Sales Activity

On the condo front, Kihei sales activity reflected the most activity in January with 35 units; although, it was a 16.6% drop in production from the same time list year. The decreased production resulted in a 13.7 drop in median sales price to $410,000 compared to the same time last year.

The Wailea and Makena area also did do well in January 2018 with a total of 16 units sold which was a staggering 85.7% increase from the same time last year. Median condo prices for Wailea and Makena did not match the surge in sales and fell 12.2% to $943,741.

Among the residential market, Wailuku and Kahului were in a two way tie for the most transactions at 16 a piece. The median price rose 19.7% to $610,000 in Wailuku; it grew 8.9% to $659,500 in Kahului.

The Buyer vs Seller Battle Continues

According to RAM’s outlook from the January 2018 report:

“Last year, U.S. consumers seemed to be operating with a renewed but cautious optimism. The stock market was strong; wages were edging upwards; and home-buying activity was extremely competitive. Not much has changed in 2018 in terms of those measures. Yet there is a sort of seasoned prudence mixed into the high emotions that go with a major expense like a home purchase. We are now several years deep into a period of rising prices and low inventory. Those in the market to buy a home have caught on. As sellers attempt to take advantage of rising prices, expect buyers to be more selective.”

Cute Haiku Cottage: 2830 W Lelehuna Street

We first brought 2830 W Lelehuna to market in early September at just under $600k. At the time of it first being listed, we knew it wasn’t a matter of if it would sale, but rather for how much. We were confident in the sale because of the extreme shortage of inventory Maui was experiencing in 2017. Properties priced in the $500k range anywhere on Maui always generate interest because of the price point. Built in the 80’s, the home’s interior is much more attractive than the exterior leads on. Upgrade with modern appliances and wood floors, the home offers a farm like feeling.

As a great single level cottage in the heart of Haiku, the buyers got a great value because of the flexibility in the indoor and outdoor living areas. With 3 bedrooms and 1 bathroom, the layout is diverse and can always be built out.

After some time on the market, we opted to reduce the price to attract stronger interest. All in all, we closed for $512,000. 

 

Recent owner upgrades including: granite counter tops, new cabinets, wood floors, fresh paint inside and out, spacious yard, mature landscaping and so much more. The home is located walking distance to Haiku School, Haiku community center and park. Pack up the whole ohana and head to Ho’okipa just 5 minutes away!

Haiku Market Update 2017

The 2017 Haiku market saw $75,277,954 in total sales volume, up more than $15 million in total production and 20 more transactions than 2016. Haiku is popular among buyers because of the large properties, decently priced inventory, and access to the pristine North Shore beaches. June, August, October, and December stand out as high yielding months as these 4 months alone represent just under 50% of the homes sold. Considering homes take a little longer to sell than condos, it is impressive to see more than 25% of the home selling within 6 months of coming to market.

The Haiku market sales mostly consist of home sold under the 7 figure range, 65 of the 85 homes sold in 2017 found new buyers for under $1 million. Buyers can get into Haiku for under $500k, 14 buyers in 2017 were testament to that fact. The $600k and $700k were by the some of the more productive price points with 14 and 13 homes sold each. Interestingly, there were 20 homes sold in the $1-$2 million range which suggests there are very capable buyers operating in the Haiku market. On the very high end of the market, only 1 home sold abover $2 million and only 1 sold in excess of  $4 million for the highest priced Haiku home sold in 2017.

The Haiku homes for sale represents some great buys for buyers looking for the North Shore lifestyle at a decent price (for Hawaii standards). Currently, there are only 2 homes for sale under $500k. It is the 7 figure price points that is housing the majority of inventory with the $1 and $2 million price points being the most heavily represented. In fact, there are 5 listings in the $4 million range.

Maui Vacation Rentals Soas

Via the 2017 Visitor Planty Inventory report completed by the Hawaii Tourism Authority (HTA),the total number of visitor accommodation options increased to 80,336 units statewide. The 1.6% increase from 2016 marks the largest number of  visitor accommodation units ever seen in Hawaii.

The biggest growth in visitor accommodations units was the vacation rentals sector where it saw a 3.9% jump to 12,659 in total. Vacation rentals are popular among those who can afford it because it can generate cash flow while not being used by the owners and the returns can be quite appealing if rented right.

Maui specifically leads the way in available short term rental units. In total, Maui has the largest inventory of vacation rentable units where it represents 30.5% of the share across all of Hawaii.

Short term rentals aren’t necessarily bad because having alternative accommodations to hotels gives more options to travellers looking for accomodations. With the increased supply in the marketplace, the allure of future development from the large corporate hospitality companies are reduced because of the increased competition.

The overall number of accommodations options on Maui is 21,250 units. Hotel rooms are still the dominant player among lodging options with 36.4% of the total supply, while vacation rental units accounted for just over a quarter of available options.

As expected, it is the regions on Maui geared towards accommodating visitors that make up the bulk of the market. It is these “luxury” markets of Wailea, Lahaina, Kaanapali, Napili, and Kapalua that represent 80% of the entire supply on Maui.

According to Jennifer Chun, HTA Director of Tourism Research, “The report shows that Hawaii has an effective mix of accommodation offerings that is meeting the lodging interests of travelers coming from around the world. From the properties that we can survey and assess, overall growth in 2017 was modest highlighted by increases in the supply of hotel rooms and timeshare units.”

Part of the Visitor Plant Inventory report analyzes the units in use by sites like VRBO or AIrbnb. The utilization of these type of sites by condo owners make it hard to accurately account for the number of units being ran through these type of sites because it is hard to obtain accurate information.

On Maui, it is estimated there are over 13,000 units that are individually advertised on site similar to Airbnb and VRBO.

Chun commented, “The current survey methodology used for the Visitor Plant Inventory is insufficient with regards to vacation rentals because individually advertised units do not have identifying information.”

Kihei Shores Market Update 2017

Last year, Kihei Shores saw an incredible year of production with $5,222,703 in total sales volume which was good enough to average more than 1 sale per month. Although the average indicates at least 1 condo was sold per month, sales throughout the year sporadic and in bunches. May and September saw the most sales with 4 and 3 each. June was the only the month in 2017 to not see a sales. Compared to 2016, 2017 sales saw 4 less sales and about $1 million less in total sales volume.

The demand for Kihei Shores is strong because of its private setting, its location to the beach and rest of Kihei. Only 1 unit needed longer than 1 year to sell with more than 75% of the units being sold within 6 months of coming to market. Part of the reason buyers are attracted to the complex is because of the price points. 8 of the units sold last year were purchased for price in the upper $200k range, while only 1 unit was sold above $350k. Buyers can expect to pay anywhere from $350-$490/sqft.

Interestingly, its the 3 bedroom units that have the lowest price/sqft at around $360/sqft; whereas, the 2 bedroom units are closer to $500/sqft. 40% of the listings have come to market in the last 6 months with the remaining unit being listed for over 1 year.

Grand Champions Market Update 2017

By Grand Champions standards, the market slightly underwhelmed where it saw a 35% decrease in the total number of sales from 2016 and a decline of more than $4 million in total sales volume. Although the numbers were down, it can partly be contributed to the low inventory across Maui; you can check out our recap of 2017 sales here. The low inventory contributed to an increase in median sales price where 2017 saw a $50k+ gain to $640,000. August, October, and November were the only months to not see any sales in 2017.

The most interesting part of the date lies in the buying behavior and sale prices. 3 buyers were able to scoop up great deals and purchase properties in the $500k range, which is in the low $600/sqft range. On the high end of the market, 2 buyers spent in the mid $700k range to secure their properties. The upper $600k price point was the most productive with 4 sales total. The most stand out stat of the Grand Champions market has to be the days on market. Of all of the units sold, no unit took longer than 6 months to be listed, find a buyer willing to write an offer, enter escrow, and finally close for the agreed sale price.

Every month in 2017 saw at least one sale with July and August being the most productive as they represented 28% of all sales. From a value perspective, it doesn’t get much better than Kihei Villages; buyers can expect to pay anywhere from $300-$500/sqft.

Units at Kihei Village experience strong demand; 84% of the units sold within 6 months of coming to market and only 2 units took longer than 1 year to sell. Buyers should expect to write competitive offers because of the strong demand; on average, units sold for 96% of the list price. The $200k price range was by far the most where it represents 69% of the units sold in 2017.

The 2017 sales at Kihei Alii Kai doubled from 2016 where it saw a $1.5 million increase in total sales volume to just over $3 million in transactions. Sales throughout 2017 were sporadic with February being the only month seeing more than 1 unit sold; January, April, July, September, and October did not see any sales. The Kihei Alii Kai market is popular among buyers because of the attractive price point which causes buyers to act quickly for fear of missing out. Only 1 of the units sold needed more than 6 months to find a buyer.

The most intriguing stat from last year were the final sale prices; 7 of the 8 units sold for under $400k and the remaining  unit sold in the mid $400k price point. All 8 units sold for under their asking price where they on average sold for 96% of the list price. From a value perspective, buyers can expect to pay anywhere from $500-$600 per sqft for their unit.

Papali Market Update 2018

Only 1 month in to 2018 and Papali Wailea has already seen one sale so far. I would not be surprised if it is the only listing sold here in 2018, but with a brand new listing, we may see another sale.

Unit 20 that sold just a few days ago closed for $3,381,000 at full asking.

Papali Wailea Market Update 2017

Last year, the Papali Wailea had a great year considering no units were sold in 2016 and only 8 units have been sold since 2013. The lack of sales in the community is due to the virtually non existent inventory. At times, there may only be 1 or 2 units for sale where it isn’t uncommon to see no listings for sale in the community. To put in perspective, 66% of the units sold last year were purchased in off market sales which means that the sellers never actively put their unit up for sale before it was sold. 

The units here cannot be rented out on a short term basis, so that deters a fair amount of buyers because some like the option to rent out their property while its not being used. On the other hand, some buyers like the non short term rentable communities because of the extra privacy and low density. One of the best features of Papali Wailea is their infinity pool because of the bluff it sits on that overlooks most of Wailea and beyond. Each unit here is exactly the same floor plan where the only difference is the finishes in the unit and location in the complex which slightly impacts the ocean views.
