I am the fire officer for the company that I work for.  Due to a faulty sensor the fire alarm system does not work.  If a call point is triggered the panel will pick it up but no sounds will go off.   I have raised this on many occasions and get told they are having issues getting the part.  I have said that 7 months is a ridiculous amount of time. Personally I am not happy to be working on a site with no working fire system.  What can I do about this.  ..read more

Hi,  I am a tenant in a flat above an admin office, in a listed building.  My Landlord (owns the whole building) hasn't arranged a FRA, but the premises was visited by the fire brigade recently for some reason. I have my own independent access to my flat.  Apparently the FB has informed that there should be 60m detection between the shop and my flat, but as a listed building, that seems like a difficult unnecessary task. Apparently in lieu of that, interlinked smoke/heat detection is a preferred option? What is the best route for this ..read more

Hi for a residential house converted 30+ years ago to 8 self-contained flats (7 studios, one 1-bedroom). It has a 14 year old system with Haes Envoy panel programmed to a twin-wire/ sav-wire apollo-65 series bases/detectors/sounders. There's 4 zones, heat detectors in each flat, and smokes in the hallways all connected to the panel. Each flat has a stand-alone mains-powered smoke alarm. In the past year or two, 2 zones have developed a fault and diagnosing was tricky as it's trial an error checking each device on the zone. I own a flat above a lighting shop that I am trying to sell. The buyers' solicitors have asked for a Fire Risk Assessment which I don't have and the Freeholder hasn't arranged.  The building: a double fronted building organised as a semi detached, with two flats above each commercial unit (one is a lighting shop and the other is an Indian takeaway). Our side of the building (and the other I believe) has separate access to the flats. Good Afternoon,  BS 5839 Part 6 confirms the requirements for alarm systems/detection in flats converted pre 1991. Can I assume that the guidance doesn't concern flats converted after this date as the assumption is that the evacuation policy is Stay Put?  I understand that building regs 1991 would have required 60m compartmentation after 1991, hence the Stay Put policy.  A type 1 FRA is limited as to the assessment of the structure of the flats, so even if a flat was converted after 1991, could an alarm system be necessary?  Thanks  ..read more

Good evening,  I live in a flat in a converted building, there are four flats in total over four storeys (basement, ground, first, second). The basement flat has its own independent access and the other three flats are accessed via a communal corridor and stairs.  I have a smoke alarm in my flat, not sure about the others. The premises is occupied as a fast food restaurant on the ground floor with 7 residential units above in a High Street location. The building is 4 storeys and has wooden floors throughout. The building inspector is asking for manual fire alarm call points to be disabled in the residential areas on the grounds that the are often activated by mistake and to rely on smoke alarms. Twinflex callpoint query.

I have a Fike Twinflex system with a manual callpoint 402-0006 as the first thing in the chain. Then 8 sensors and then another manual callpoint at the end of line. The call point at the end of the line has the eol switched to on and the red light flashes on the front. However the red light on the call point at the start of the chain only flashes if its eol switch is set to on. I think i am correct in thinking it should have the eol switch set to off, but if i do, the red light does not flash. Any ideas ..read more

Hello, I was wondering to find out if the licenced premises with an industrial kitchen need any detection and warning systems. I have been reading some publishings online and I remember they were saying “Every shop with an industrial kitchen needs some sort of fire detection and alert system”. Can any of you confirm this is correct? If yes is it mandatory? I could not find it on the Regulatory Reform Order 2005 or on the Shops Guide by the Government. Thank you for your time and support.
