Ottawa’s new purpose-built apartment market has grown considerably over the past year, leading to higher vacancy rates, lower rents and more incentives. According to Zonda Urban, forty-eight purpose-built rentals were built in Ottawa in 2022, eight of which were launched in the fourth quarter of the year. During Q4-2022, twenty new projects were actively leasing. Existing home sales continued their downward trend for the 12th month in a row, reports the National Association of Realtors. The seasonally-adjusted rate for all existing-home sales totalled 4.00 million in January – down 36 percent year-over-year and 0.7 percent less than December. Housing starts in Canada declined to 215,365 units in January 2023 – down 13 per cent compared to just a month earlier. According to Canada Mortgage and Housing Corporation (CMHC), both the monthly seasonally adjusted annual rate (SAAR) and the 6-month trend of housing starts declined nationally at the start of the year. This marks the lowest levels of housing starts since September 2020. The CMHC cites significant declines in Toronto and Vancouver as the driving force for the overall monthly slowdown. Homebuilding activity in the United States fell by 4.5 percent month-over-month in January 2023, reports the US Department of Commerce. Housing starts for January totalled a seasonally adjusted annualized rate of 1.309 million – the lowest since June 2020. Nationally, single-family home starts fell by 4.3 percent to an annualized rate of 841,000 units. Construction permits for single-family homes also declined by 1.8 percent. Despite hitting a record-low in Q3-2022, Vancouver’s new home sales rate for the year was only seven percent below the 10-year average.
