I'm have booked a ready to move flat in Bangalore, but I have problem with the UDS being offered which is mere 5%. The builder is only giving building plinth area for UDS calculation excluding the parks driveways , gardens , pool etc. The builder is claiming that once second phase is done, the rest of the UDS will be transferred to the association. If all the land was included, i would be getting 25% UDS .Its is tier A builder.
I've seen the sale deeds in rera website for other tier A builders as well which include all the land area and UDS is 18-30% which is good.
So, should I walk away?

Consider a housing complex where land area is 11 Acre ~ 45000 sq mtr.
There are 1800 flats in 12 towers, 30 floors. For sake of simplicity lets assume each flat has same super built-up area of 1500 sqft.
The uds per flat comes out to be (45000 )/1800 = 25 sqmtr = 267 sqft.
Another simpler calculation is, lets say the complex has 80% open area, then each flat would have
1500sqft/(30 floors) * (1/ 20% covered area) = 250 sqft.
Now, let's say land value is ~ 30000/sqft, then the flat would carry 250*30000 = 75 Lac as land value?
Are my calculations correct? Or we can only use the building plinth ..read more

Hey Guys,
I was using proptiger Property portfolio for long time to check the trend in property pricing etc.
Now it doesn't seem to work anymore, is there any alternative where you can add the buy date of your property with price etc and it'll show the current price and growth/loss?
SquareyYards/99acres publish this data but none of them offer the live portfolio check for your properties.

Take for e.g.
Agricultural land which was going for 20-40L per acre just 6-7 years ago is above 1Cr; some areas even above 1.3Cr to 1.4Cr; those which were quoted a 10/15L are today above 35/40L.
Non-Agricultural is simply 2x to 5x+ depending upon location
close to 2.5X in 6 years
Residential Flats/Apartments or even Bungalows have not appreciated by 100%+ in many cities and localities during same period
Commercial ones again depending upon location have delivered comparable but not every one
Will Land investments beat ready possession CRE for few more years?

I've shortlisted an apartment for renting out via a broker. The owner is apparently an NRI and isn't around to close the deal but has GPA to someone to act on his behalf. The brokers asked for a booking amount to be sent to the person with GPA and also share aadhaar card of everyone planning to stay in the apartment. But haven't met the owner or the GPA holder. Is it common practice to go ahead and transfer the amount and identify proofs without verifying some form of ownership/GPA first ? Hoping this is the right forum for these type of queries.
