I’m a 22f that’s been in fl my whole life born and raised here and ofc since I’m a native I got to enjoy fl b4 all the newbies came and most of them are from the northwest or cali. With the amount of people moving here it’s getting crowded like crazy I live in central fl so a hot area right now and with the rise of people moving here I can’t fathom why! Our condo is a mandatory FEMA flood insurance zone, the main floor units were damaged in the flood. The hoa board was replaced by majority main floor units. HOA as it has a "duty to repair and replace items that they insure" etc. but our understanding is that the ability to levy for a shortfall is limited to original value items owned by the condo hoa and they get any insurance proceeds for individual owner items and improvements, HOA not liable for upgrades. Hi, I am not from Florida, but a friend of mine is in Port St. Lucie. She has recently come out and admitted she has been suffering physical, financial, emotional, verbal, and sexual abuse by her husband.
She has been trying to create an exit plan, but I am afraid for her safety and well as their children's.

My homeowners' insurance policy from Citizens is about to end. My roof is a reinforced concrete suspended slab with no leaks (sealed by me with many, many layers of silicone elastomeric coating over the past 15 years, including its latest coating last year), but nothing short of a complete tear-off replacement of the roof membrane will appease Citizens.
