I’m planning to buy a townhouse/house to rent. But my job is quite busy so I would like to buy one that is in community and taken care of management.
Do I contact realtor and ask to find one like that and they will look for me? Is that how it works?
I’m thinking of down payment about 20%. Sounds normal?
And how much does community management takes usually? Takes fixed amount or percentage of the rent fee from tenant?
Thank you

Such as student housing, affordable housing, elderly housing, etc.? What are you experience with other forms, and what management solutions have worked for you?

Our area in the city has been getting more and more homeless people recently they have started digging through our trash bins making messes etc.
We had potential tenants encounter someone in the dumpster during our walkthrough, and a few tenants not feeling it’s safe take trash out as a single women.
And a bunch of other issues, but the dumpster ones and making tenants feel safe is my biggest concern
Has anyone else had issues like this? Is there anything I can do or contact the city to help?

So a couple times now, AppFolio starts kicking back about half of my text messages to guest cards and/or tenants saying they were blocked as spam by the carrier. It seems after a while we are able to send them again and they go through again. Is this happening to anyone else? I was mid convo with a prospect earlier this week when the carrier supposedly decided I was spam and ever since then I’m hardly able to text anyone.

Asking for my best friend, who is considering the title change from portfolio management to acquisitions. He's interested in day to day, how much of job requires contact with vendors / clients / tenants? How much of acquisitions is sales and leasing based? Etc.
Don't really know what any of this means but he'll be lurking and asking questions vicariously.

Hello I'm new to the real estate industry and I found property management to something really interesting to me with the skill set I already have. I have been working customer service for a few years now and I would love to get any advice on how to get started besides knowing the state laws of what's required.

I’ve moved into my apartment in August 2023 and me and my other roommate are the only ones on the lease. His girlfriend has been living here since August as well (before i moved in) but she has never been added to the lease. I’ve been constantly having to remind them to clean up after themselves since the moment I moved in and i finally had enough. I recently started separating everything because they don’t clean, so we have separate trash cans, sides of the sink, pots, pans etc…. Our patio is filled with trash bags constantly that they don’t take out, dishes filled with mold, and she also ha ..read more

Hi All I am in a messed up situation right now. We had our investment property leased out to a property management company since last August for an year. Suddenly this morning they emailed us that they will.be vacating the property in next 4 days and they didn't pay the rent of this month. Now, we do not have anyone to occupy our property as it's impossible to find tenants so quickly. Is it possible to get the rental amount from the property management company until we find new tenants to occupy our home ?

Hello everyone,
I just got a letter from my property management in Toronto, saying that I violated the condo policy. While I was at work, a neighbour used my parking spot to change his tires!
Why I’m responsible? It sounds crazy to me.
What is going to happen now?
Thank you for your kind responses.

Hi everyone, like the post says I have the opportunity to be an onsite property manager but I’m wondering if it’s worth it or what kind of deal I’m getting.
The building itself already has a property manager that deals with maintenance and calling his people to turn over buildings.
My only duties would be cleaning/sweeping the common areas, elevators and side walks as well as show vacant units and be judge of character for prospective tenants while respecting the race/religion/age etc rules.. There’s no grass or pool in the building.
I myself am a commercial real estate agent but I’m single a ..read more
