Portland home buyer traffic is steadily increasing while home inventory has stabilized (yet showing signs of increasing in the near future) and consequently, home prices are climbing higher and setting the market up for an active spring season. Sellers will benefit from increasing buyer competition over the coming months, and home buyers should act fast before prices reach their peak toward the end of the season. Of course, looming in everyone’s mind is the recent NAR settlement, and how that might affect this year’s real estate market. It is important to note that nothing is expected to chan ..read more

In 2023, Portland voters approved two measures that will affect property owners. One that voters chose to renew continues to support education programs and food security for children while also helping foster children and youth to succeed. Home prices remained fairly stable in most parts of the city or experienced a slight decline in 2023. While these measures maintain established tax rates, the fact that home values tend to increase annually means higher costs in 2024 for most propert ..read more

The National Association of Realtors, NAR, puts out an annual in-depth research report on what actually causes homes to sell across the U.S., down to a percentage point. How Many FSBO Home Sales were there in 2023? 7% of homes sold in 2023 were sold for sale by owner. This is a drop that we predicted would happen in 2022 (see below). 7% is the rate of FSBO home sales in three out of the last four years. How Many FSBO Home Sales were ..read more

The number of active home buyers on the market has increased significantly since our last Feb. report, while home inventory has dropped further and prices have begun to rise more steadily. Conditions are right for sellers to benefit from these factors that will likely only improve as we head into Spring, when the Portland housing market reaches its peak for home sellers each year. Interested home buyers should act quickly before the market shifts to fully favor sellers in the coming months (or wait until things start to swing back in their direction (by August or July). Maps have existed for thousands of years, serving to help people get where they’re going and educating them about geographies and terrains. While we’re long past the practice of plotting maps on clay tablets and parchment, we still rely on them daily. If you’re thinking about moving to Portland, if you’re new to the area, or even if you’re considering moving to a new neighborhood in the city, a variety of good maps can help. Many of Portland’s neighborhoods are self-contained entities full of plentiful resources within walking distance. It’s easy to stick close to home and not get too familia ..read more

Licensed since 2003, with over 2,000 home sales, I write a Portland real estate market forecast annually. To be more specific, I write one in the late summer and then I update it a couple of times in the winter before the next spring selling season rolls around. Most years I am able to predict fairly accurately what is coming in the next year for the Portland real estate market, mainly because I write monthly reports on our market in addition to many other research reports including the best months to sell or to buy a home in our area. Follow the article as we move along to Feb. 2024 (as the ..read more
