I have a water leak issue that occurs over 3 stories. The leak occurs on rainy days and accumulates in a basement utility room. Above this room is a sun porch with a 1st floor walk out and on top of the sun porch is a roof deck from a second floor walk out. I had the rotting decking on the roof deck replaced with composite AFTER WHICH the leak started. The roof deck had underlying rubber barrier that wasn't replaced. I am pretty sure I have it isolated by using fluorescent tracer. Poured it in between a specific joist based on the location below of the water coming in and it shows up in the b ..read more

Dirt goes over the sill plate on my foundation - can I fix it without regrading?

Like the title says. The dirt in our front garden goes above the sill plate. We spotted some ants and found some minor water damage in the rim joist, which we're fixing. But the problems going to come back with the dirt so high. If I dig a trench next to the foundation and slope it around the house to where the grade sharply drops off (stairs to a walk out basement, about 8' from the front of the house), will I cause more problems? How wide should the trench be? Any advice here? I feel really backed into a corner with this, we cannot regrade the yard - it runs into strata common property very ..read more

My wall is white. What color would you go with for the bedroom doors and baseboard?

I'm thinking the same color for the baseboard and doors. Wall is whisper white but the home depot guy suggests pure white for the baseboard. What are your thought? (Because I was more thinking towards a bit off white vs. Wall but apparently I might have been wrong) thanks! submitted by /u/Defiant-Tomatillo851 [visit reddit] [comments ..read more

We bought a house that already had a finished basement. We found mold in a corner of drywall and proceeded to look deeper and found widespread moisture damage. They had finished the basement improperly and all of the organic materials had been pressed directly against the concrete walls with no vapor barrier whatsoever. We live in a humid climate during spring and summer so a decade of moisture and condensation left us with quite a job. We tore the entire basement down, waterproofed, had drains installed and a sump pump and proceeded to finish the basement properly. Being that it was already ..read more

Noise reduction with double door.

I have three sets of double doors two patio and one front. They all have glass panels. One challenge I have is that there is a lot of noise that comes through the middle of the doors. I recently replaced the weatherstripping between one set of the patio doors but didn’t see any difference in noise. I used the frost king softer weather stripping. Any ideas on how else I can solve this issue? submitted by /u/wh0DaHellAreYou [visit reddit] [comments ..read more

Second story floor is weak and soft in spots. Don’t know who to contact.

My house is about 18 years old, I’ve lived here for 13 years. It’s always been very noisy when someone walks upstairs, but lately the floor has felt very soft in spots, and I’ve noticed the tiles in the bathroom aren’t flush with each other anymore. The carpet has pulled up in a couple of places as well. There are no visible signs of water damage on the ceiling of the first floor, and I don’t see any marks of termites. (That doesn’t mean none of these are happening, I just don’t see any.) I live in a dry, desert climate, so I don’t believe there’s any rot going on, but I don’t know. My guess ..read more

Am I Stuck with an Ugly Driveway?

Money is tight right now but our driveway is ugly. Is our only option to wait until we can afford to replace it? Do other decent options exist to improve the curb appeal as a “for now?” picture of driveway. It’s concrete but looks like there may have been asphalt underneath at some point? submitted by /u/Thismustbetheplace6 [visit reddit] [comments ..read more

Driveway drainage. Who to hire?

Our driveway slopes towards our house, which is on a hill that then slopes down to a lake on the west side and slopes down to a wooded area to the north. On the east side the driveway is asphalt that meets up with a concrete pad in front of our attached garage. When we get rain quite a bit of water pools in the the Northwest corner where the asphalt and concrete meet. I want to install a drain of some type along where the asphalt meets the concrete as the water pooling is leading to that corner of the driveway to sink a bit (making the problem worse). We also end up with water seeping into th ..read more
