Hello! Happy Holidays!!!   It is the holiday season, and for many people that means many things.  It is a time for food, treats, family gatherings, and for some people… a creepy little dude that is moved around nightly to keep an eye on children for Santa.  Look… I have nothing against the Elf, and for the many people who invite him/her into their home to keep an eye on their kids for the Big Guy, kudos to you for coming up with new and inventive ways to engage the little stalker.  In real estate though, we have our own version of the little guy, and it isn’t Roz fro ..read more

Let’s talk about those deadlines…the pesky deadlines that we need to be aware of when buying a home… Hello August and the last gasps of summer vacation.  Many people are thinking about school clothes, school supplies, and last-minute vacations. August always feels like we are getting close to a timeline.  Is it just me that feels like that?  We have been at the Clark County Fair all week and the Fair, to me, always feels like the beginning of the end of summer.  Real estate has timelines and deadlines as well…no matter what time of year you are buying, or selling ..read more

June brings weddings, roses, graduations, graduation parties, and starts the season of community events…. parades, walks, gatherings, farmers markets, community markets, fairs, and so much more.  Every weekend has something fun going on.  June is also the time that we start seeing more homes come on the market as kids get out of school, and people start thinking about moving. The summer months are often the busiest months for buying and selling a home in Clark County! Dante said that there are 9 levels of hell, and I think 7 of them must be moving.  I know people who like to mo ..read more

The flowers are blooming, the trees are leafing, the grass is growing… and everyone is sneezing…. It is that time of year, and time to say Happy Mother’s Day to everyone with two-legged, or four-legged babies! This week I want to talk a bit about some hot terms in real estate. With the market being so lopsided right now, many people are looking into alternative housing options, but what are they? What do they mean? How does it work? Well, of course I have information on this, and yes, of course I am going to share it ALL with you! In early April, I had the opportunity to do some filming at, an ..read more

Buying a home is stressful…

Buying a home is stressful… anyone who says it isn’t, is either lying or trying to sell you something.  Unfortunately, not everyone gets all the information they need to make an informed decision, and that is when things go off the rails. I have the sweetest couple right now that I am helping to buy a home… hopefully.  They called me super excited that they are pre-approved with a family friend who happens to be a lender.  I asked the appropriate questions… 1- “Who is your lender?” 2- “What are you preapproved for, and what price range do you want to look in?” 3-  “Do ..read more

Should I buy a house now…. or later..

So today, I received a message on Facebook asking this question…. I thought I would share it with you as it is something that, as a Realtor, I get asked a lot…. and I mean… A LOT.  Honestly, it is ok to ask this question… in fact, it is always a great question to ask.  As a Realtor, I want people to ask questions….yes, even questions I have been asked a million times before.  Sometimes the answers change depending on the market, time of year, or whatever is going on in the world. I am always happy to answer questions….ALL questions…. So Tracie DeMars..  should I buy a ..read more

Rental Trap….and the Costs!

I know not everyone is in the same boat, but almost everyone knows someone that is renting. Let’s talk about this ridiculous rental market… In the Columbian today (2/7/23) is an article about the struggles that tenants are facing in the rental market. This year isn’t looking to be any better. I hear this from my clients as well…. the struggle of rent increases in the hundreds of dollars EVERY year. It is crazy… and disheartening. One of my kids is paying $1800 a month for a ONE bedroom apartment! Mad respect to anyone renting right now because I am honestly not sure how you are making it. I am ..read more

Closing Costs & ‘Buying Down Points’

Schools back in session, and fall is coming fast!  So, remember early last year when I talked about closing costs?  I even did a video on it as so many buyers were struggling with closing costs even if they had a down payment.  Well, my friends, how the times have changed.  If you remember that video, please forget it now because nothing I said about closing costs from early last year apply right now at all. It is a different market, so let’s hash closing costs out again. Even if you don’t remember that video, let me remind you about what closing costs are to begin.  L ..read more
