The median sales price of a home in Bend was up for the third month in a row, from $754,000 in May to $775,000 in June. Representing a 3% increase month-to-month, and an 11% increase since the beginning of this year, the median sales price is just below the all-time high of $779,950 in July of 2023. Home sales were up 13% last month, from 130 sales in May to 147 in June. Meanwhile, pending sales were down 12%, from 171 in May to 151 last month. The available inventory of homes for sale in Bend increased for the third month in a row, with 382 active listings in May, up 24% from 307 in April. Since the beginning of the year, active listings have increased by 64%. New listings in Bend—including existing and newly-constructed homes—were up 25% last month, from 210 in April to 262 in May. It is an active spring for the Bend real estate market, with new listings, pending sales and home sales all continuing to tick upward. There were 164 home sales in Bend last month, an increase of 44% over March when 114 homes sold. Pending sales were up, too, from 150 in March to 167 in April. New listings of homes in Bend were up 9%, with 210 homes listed last month. Most of the market trends we gather and analyze indicated an increase of real estate activity in Bend last month. New listings were up 44%, active listings were up 20%, pending sales were up 15% and home sales were up 3%. The median sales price increased also, from $680,000 in February to $760,000 in March. New listings of homes for sale in Bend were up 30% last month, from 102 in January to 133 in February. This new inventory helped meet buyer demand after a slowdown of new listings in November and December. Sales activity increased last month, too. New listings and pending sales of Bend homes were up in January, while home sales were relatively steady, and the median sales price was down month-to-month. There was a 33% increase of newly listed homes in Bend last month, up from 77 new listings in December to 102 in January. In January 2023, there were 109 new listings, up from only 47 in December 2022. Home sales in Bend were down 2% last month, but pending sales were up 22%. The median home price in Bend was $737,000 last month, a 3.8% increase over November, and up 8% since January 2023. Although most sales activity was slower in Bend between November and December, there was a 3% increase in pending sales, from 96 in November to 99 last month. Home sales were down 12% month-to-month, with 92 homes sold. There were 9% fewer new listings, from 85 in November to 77 in December, and active listings were down 12%.
