This question is submitted by Marie R. out of Michigan   We have the votes. What is the actual procedure to remove a Board member at an annual meeting? Do we just make a motion and second the motion? Also, our bylaws are not clear whether "majority" applies to those present at the meeting (in person or by proxy) or if we have to have the majority of all co-owners ..read more

This question is submitted by R. M. out of Connecticut   Our condo association has a no-pet rule. It came out that a director has a pet (not a support animal) while participating in aggressively dragging others to no-pet hearings. One person had asked if they could have a fish and was told no. So this director very dismissively said they would try to get a "letter." How can we obtain proof of such a letter? If they say it was obtained, so far, nobody has followed up. A prior director said there is an annual renewal requirement for ESA letters. Where would that requirement be found? I can ..read more

The city condemned my downstairs neighbor's unit

This question is submitted by Jeffrey I. out of Minnesota   I own a condo in an 8-plex building. I noticed the city condemned my neighbor's unit below me as it says the structure is unfit for occupancy.  The management changed the locks so the owner can't gain access and I've heard it's a hoarder/plumbing issue. Will the owner be able to make the proper repairs, or will the unit go up for sale?  If it does go up for sale and there is no loan on it, would the HOA take over the unit or would the owner have a chance to sell it ..read more
