Apartment rents and vacancy rates in metro Denver stayed mostly flat as the market absorbed an unexpectedly large number of new units in the first quarter. Developers delivered 5,144 apartments in the first three months. And despite reports from the U.S. Census Bureau of slowing migration to Colorado, tenants absorbed 5,034 of those units, according to the 2024 First Quarter Vacancy & Rent Report for Metro Denver from the Apartment Association of Metro Denver. Colorado’s spring housing season started quickly in March as the single-family listings statewide increased by nearly 18%. A bill that would have significantly grown taxes for thousands of short-term rentals in the state was killed in its first committee hearing late Tuesday even after the sponsor attempted to make changes to the legislation. In its original form, Senate Bill 33 would have required any property used as a short-term rental for more than 90 days per year to pay the state’s lodging tax. The wave of recent local brewery closings has pulled another into the undertow. On Monday, Renegade Brewing Co. (925 W. Ninth Ave., Denver) announced it will close in just a couple of weeks, on May 3. The social media post suggested the closure came as a surprise to ownership.
