We are currently selling our PPOR in Canberra (moved interstate and we are renting) through an agency. We painted it, fixed anything that needed it, styled it. Unfortunately only one registered bidder at auction and passed in significantly below our reserve. Not sure where to go from here. It's a money pit taking a mortgage, no rent, styling is $450/wk. Should we just take whatever we can get? Talk to a heap of other agents and make a non exclusive contract? (Exclusive has expired) Take... Passed in, no offers, what next ..read more

How Efficiently are Future Events Priced In

Hi all, How effectively do you believe future events are priced in, assuming that those future events are announced already? I have both a positive and negative example Brisbane: The 2032 Olympics. Would you say that this is now priced in and that there won't be large future price increases due to the Olympics? Mount Isa: One of the big mines has announced it is closing down in 2025. I've found a property there for as cheap as 160k with $370 in rent. Would you say that the price fall for... How Efficiently are Future Events Priced In ..read more

Passed In - First Negotiation

Hi all, I've been to many auctions now where the auctioneer will always announce that if the property is passed in, that the last bidder has rights to negotiate with the vendor. I'm just curious how much weight this really carries. They obviously do this to encourage further bidding to meet the reserver. Is there any reason why one couldn't just stay silent, and wait until after the auction to put forward a higher offer? I'm always very reluctant to make any bid until I know the property... PPOR upgrade vs investments (real estate or other)

As our kids grow older and approach high school age, and wife and I have approx ~10 yrs left before we want to retire, I’ve been kicking around whether to: a) Repay (offset) small remaining ppor loan on our c$3m home, max super contribs, and potentially take out an inv loan secured on our home to buy more IPs if we can get serviceability to work (we have 4 currently - 2 in Sydney, 2 overseas - all geared around 50%, so $2.5m total inv debt); or b) Sell PPOR, go for broke and try to buy... Who Owns Australia

Interesting to see the entities investing in Australia’s farmland in a big way. Canadian pension funds and other sovereign wealth funds have been investing here in a rather big way holding over 12 billion in value. Macquarie agriculture fund is now relatively small at 4 Billion under management. Gina Rinehart entities are relatively small now only holding 3.5 million hectares. ASX listed AACo 6.62 million hectares. (200 years of existence this year) Crown point pastoral company 9.2... Who Owns Australia ..read more

Anyone used mypropertypro to buy in the shire?

We've been looking for PPR in a fairly narrow range in terms of location, requirements and budget in the shire for ages, with little success, while living on the other side of Sydney. Wondering in a BA might have access to 'off market' opportunities. Mypropertypro is active on PropertyChat and seems to specialise in the shire. I'm wondering if anyone has used their services and could comment on their experience ..read more

Switching super funds and underwriting insurance

I'm currently with a fund for many years, and I have insurance within the fund active and covering me. Recently I've developed an injury that may affect underwriting if I went ahead and applied for similar insurance anew. If I were to switch super funds (to another plain industry superfund) will their insurer have to do the underwriting process anew, or will they just take me on with essentially the same coverage terms as my old fund ..read more
