Hi all, I've been to many auctions now where the auctioneer will always announce that if the property is passed in, that the last bidder has rights to negotiate with the vendor. I'm just curious how much weight this really carries. They obviously do this to encourage further bidding to meet the reserver. Is there any reason why one couldn't just stay silent, and wait until after the auction to put forward a higher offer? I'm always very reluctant to make any bid until I know the property...
