Do real estate photographers use deceptive tricks?

There's an interesting article from The Guardian in Australia called 'Fake fires and greener grass: the real estate photo tricks that make a house feel like a home', where a journalist invited a real estate photographer from Sydney to photograph her home, while the journalist took comparison shots. Here are some criticisms and observations of real estate photography, from either the article or the comments, together with my own thoughts: Article: "... a ‘mock’ fire burning in a fireplace that no longer functions, is probably misrepresentation whereas, if the fireplace has the capacity to have ..read more

Choosing the right art when selling a home

We were recently asked to contribute to an article in Redfin about hanging artwork in a home when it’s up for sale (and I think we are the only real estate photographers that contributed something), so coming from the point of view of photographers here’s what we shared: “Think about how multiple art pieces are going to look when showing various rooms in a single photo. For example, consider how strategically placing a painting on the wall of one room, like a bedroom down a hall, might give depth to the living room in the foreground. Instead of showing a blank wall, that extra splash of ..read more

Real estate agents need pro photography even when homes sell fast

The goal of hiring a professional real estate photographer is not to sell the home – it’s to sell the agent who is selling the home. That might sound a little strange to you, but that concept is what underlies the need for real estate agents to hire a professional photographer for every shoot, even if homes are selling ridiculously fast. Here are three reasons why: Reason #1. Your brand is defined by your marketing. When we’re talking about a real estate agent’s brand we’re talking about the way they are perceived by their potential clients. For example, when a potential client sees an agent’s ..read more

Why real estate agents should do more videos + 11 video ideas

Real estate coach Tom Ferry shared a video called 'Why You Should Go ALL IN on Video + 10 Videos You Should Shoot Now', and it's got so much great stuff in it that I wanted to share it here: Why should real estate agents do video? Tom starts by laying out some of the reasons why video is so important. Now obviously a lot of agents look at video and assume that there's so much out there already that it's probably too late for them, but that's not the case: "It doesn't matter if you're watching this and you're already feeling behind ... The good news is there aren't enough agents who are doi ..read more

Horse Island is a 157-acre private island off the southwest coast of Ireland, and it recently sold for 5.5 million euros (about $6.3 million USD) after the successful buyer watched the real estate video promoting the island, but never actually visited the location. Negotiations mostly took place using WhatsApp. Here's the promotional video for Horse Island in West Cork, Ireland, and I think you'll see why the buyer was so keen to purchase as the video is impeccably produced and makes the location look amazing: The real estate agency that sold Horse Island, Montague Real Estate, were engag ..read more

Use great photos to make your rental property more appealing

If you’ve got a rental property then you want to attract the best tenants you can find, and there’s no doubt that the best way to do that is to use amazing photos online. That’s where prospective tenants are searching, and they’ve got a lot of rentals to choose from, so if you want a crowd of people trying to rent your home then highly professional photos will definitely help. This might vary across different markets, but what we are typically seeing in 2020 is that a lot of sales agents are using a professional photographer to shoot a home. That makes a lot of sense. However, a lot of rent ..read more

Why should real estate agents use video?

If you're a real estate agent then video might seem like one of those optional extra things that you do only if you have to. Real estate coach Tom Ferry says it's much more than that, as you can see in this video: At one point in there Tom says that if you're not doing video, then "you might be in the wrong career." That might seem a little extreme to a lot of you, but I think he makes a good point. Video is now so pervasive that agents who want to excel must be creating videos, not just for their property listings, but for themselves! Why vid ..read more

What message do buyers get from your real estate photos?

Let’s say you’re flicking through homes for sale in your local area, and you come across one that is using rather poor photos. The inside is a little dark, so it's hard to make out everything in the room, and perhaps the windows are largely white due to the bright light outside. The home itself is presented in a lived-in state, so whilst it’s not immaculate, it does look like a pretty standard family home with a small number of toys and documents around the living room, a somewhat cluttered kitchen, and beds that are just a little messy. What message do you get fro ..read more

I just came across this video interview with author and leadership expert Steve Farber. In his view love should be a feature of more businesses, whether they be in real estate sales, photography, or any other role: It’s quite long, so here are some quotes from the video, as well as some of my own thoughts. What’s love got to do with business? Here’s an interesting quote from 8:30 in the Steve Farber interview: “We want love in every aspect of our lives … and then we go to work and it no longer applies. It doesn’t make any sense. This idea that business is a purely rationa ..read more

We now live in a highly visual world where people are seeing great images and photos online all the time. That’s part of the reason why hosts of the TV show “Cash Pad”, JoJo Fletcher and Jordan Rodgers, recommend professional photography as an essential step for short term rental hosts: As JoJo put it in the above video: “The only way guests are going to see your property is digitally first. So that means your photos have to be just perfect. You have to make sure you’re hitting the right angle. You have to showcase what you have to offer.” The median income for Airbnb hosts is a ..read more
