Hey guys, wondering if I could get your thoughts on these prospective tenants? Only reason I'm giving this more thought is because applications have been slow (unit has been on the market for 3+ weeks and is competitively priced with professional photos). I don't have a great selection of tenants so far I've seen questionable credit profiles. People who have come to view the unit have always complimented it so I don't see anything inherently wrong with the unit and we were very friendly/easy going and responsive to our inquiries. Hi! First time landlord in NYS. I know that we are confined to only charging a $20 fee for applications that include back ground a credit. I was liking the look of turbo tenant but they are $45 per. We only one one apartment at the moment, so doing a background and credit check ourselves would be fine, but then where should I go for the application? Long story shorty. I moved in November 2023 I didn’t start noticing roaches until January 2024 when it was cold outside. I tried to treat the matter on my own by laying out bait. And full disclaimer I work two jobs so I’m rarely at home or in fact sleep . I don’t throw food away in the trash or leave it in the sink as well leave any food open. First week of february 2024 I notified the office requesting pest control. My request was “cancelled” and I was still dealing with roaches. Realtors are trying really hard to convince me to list my condo with them that I have for rent. One called me today and told me all the benefits. They told me renter would be responsible for brokers fee. I told them that it is asking a lot upfront from a tenant and that me and my husband don’t wanna get stuck with the brokers fee if it doesn’t get rented. New Landlord here, looking for advice on a situation. I consulted with an attorney when building my lease. After doing much research, I decided month-to-month lease would be the best approach. As a result, my lease and it's contents are structured around a month-to-month type agreement. Anyway, I had someone say they were interested in a 6-month lease around early Feb. Hi looking for some insight from other landlords. We recently found out our tenant has been running an unlicensed home daycare (she never asked for our permission or let us know beforehand). We are located in Chicago and we live in the building as well. They are on a month to month oral lease and there is no clause about not being allowed to run a daycare in the rental (learned our lesson and know for future we need a clause). Sometimes when you list a rental property you get a lot of inquiries in a short period of time, and some don't even match the qualifications you listed in your requirements, like credit score range for example. Is it common/acceptable to simply not respond to those unqualified inquiries? Or do you respond to every single one and explain the reason? Basically I've been living here for 2 decades and the last time any renovation was done on my apartment was 10 years ago. The things that where done then was he painted the living room and 1 bedroom & added hardwood flooring all around the apartment. (We live in a 2 bd , 1 ba) My oven is extremely old it's from the 1970's and it should be changed, it just doesn’t act normal . My cabinets are old and there are roaches .
