In the vast majority of property lending, a high street bank uses funds from customers’ deposit accounts to finance residential mortgages. Banks choose to whom they lend and on what terms, and will separately set interest rates on deposit accounts. Simply speaking, their payment for arranging and managing this is the difference (or the “interest spread”) between the rate that borrowers pay and the rate that investors receive. Some platforms have ceased trading, others have retargeted their offerings, and there are many new entrants to the market. Since March 2017 LandlordInvest has completed a total of 106 loans (including tranches of the same loan) with a value of £17,281,903. To date 70 have been repaid in full and 36 are currently active.
A lot takes place behind the scenes to deliver these headline statistics. 286,312 unique transactions, for example.

Taxation of savings & investments in the UK
In the 2023/24 tax year, individuals now only have a £6,000 Capital Gains Tax allowance, down from £12,300 last year. Further, in the 2025/25 tax year it is due to be reduced to only £3,000.
Likewise the 2023/34 dividend allowance has been reduced to £1,000 and will reduce even further to £500 for the following tax year.
This means that a larger and larger portion of an investor's earnings will be taxed (at rates specific to their individual circumstances).

LandlordInvest has now processed in excess of £5 million in secondary market sales, underlining the strong liquidity of the marketplace.
The exact data as of close of play 13 April 2023 shows that 9,060 transactions have taken place since we launched our secondary market in May 2017, totalling £5,008,467.57. Sale amount was an average of £552.81 with the highest being £56,725.00 and lowest being the minimum allowed sale of £100.00.
