Hello, I've recently come upon co-living, and was wondering if anybody has experience with implementing this as a property manager? If you do know what co-living is, what is your take on it? Do you really think it's as great as it sounds? From what I understood it's an upgraded version of roommate living situation. I was studying to become a real estate agent when I figured out about property management. It was a lot more appealing, so I looked into it a bit more and started applying to leaseing consultants positions as I saw it as door way into the industry. Tenant claims this door fell off its tracks when opening the door (manual). Sure looks like it was backed into by a vehicle, though there aren't any skid marks on the door. Quote my rental agency gave was 4,200 USD to replace it. Property Management Friends, If there were an online database of commercial contractors/vendors in all trades that you could search from to find new contractors for your project needs & make new connections, would you use it? If yes, would you pay for it? Think digital rolodex... and no, it wouldn't grab you for your data and sell it to contractors as leads. I live in Canada, 25 years old 3.5 years working in pm industry at this company. He calls me and said he wants to shift his focus away from the real estate industry and do something different with his life. He has 25% stake in company and wanted to see if I wanted to buy from him due to my good work and experience. Is this a red flag that the ship is sinking and he wants to get out before it collapses? Looking for a Note to Cure before Foreclosure

The short story is we collect the mortgage for a seller financing deal of real estate. This mortgagee is several months behind and was discovered to have failed to pay taxes on the property. I was advised to send a note to cure prior to a letter of foreclosure. Would anyone happen to have some sort of template along these lines? I've started to modify an intent to evict but it is taking much more time than I'd like.
