Reversing some of Labour’s restrictive regulations on landlords is a commendable first step to reengage property investors in the rental market. Now, let’s push the envelope with some genuine innovation. Two ideas come immediately to mind, but there are many more. Ease Zoning Restrictions and Cut Bureaucracy Streamlining the zoning and planning permission processes can foster more development. By enabling mixed-use and higher-density projects, we can optimise land use and significantly boost rental unit supply. Revitalise Rent-to-Own Schemes Rent-to-own schemes once made it easier for renters ..read more

See It, Tax It: The Tangible Challenge of Property Investment As a fervent advocate of property investment, I acknowledge there’s an inherent risk that stands out: visibility. Waikato’s building consent numbers have seen a noticeable shift! In the year to Nov 23, only 3589 new homes were consented – that’s a significant 26% drop from the previous year. To put it in perspective, there were only 7.3 dwellings consented per 1,000 residents in NZ as of Nov 23, compared to 9.8 in Nov 22. Interestingly, the record was set at 13.4 per 1,000 residents way back in Dec73. With immigration hitting its highest level since 1974 and interest rates peaking (and possibly set to decrease), we’re seeing a continual decline in building consents. What does this mean for the housing mar ..read more

They have updated their forecasts of economic activity next year and say “massive migrant flows” will add to demand for everything, including housing. Chief economist Jarrod Kerr said they had previously expected a peak-to-trough decline of 20% but now thought the 17% fall already experienced was as much as was going to happen. They expect prices to rise about 6% next year. “The surge in ..read more
