Waikato’s building consent numbers have seen a noticeable shift!
In the year to Nov 23, only 3589 new homes were consented – that’s a significant 26% drop from the previous year.
To put it in perspective, there were only 7.3 dwellings consented per 1,000 residents in NZ as of Nov 23, compared to 9.8 in Nov 22. Interestingly, the record was set at 13.4 per 1,000 residents way back in Dec73.
With immigration hitting its highest level since 1974 and interest rates peaking (and possibly set to decrease), we’re seeing a continual decline in building consents.

“A further rise in property values in December seemed almost inevitable given housing market sentiment has risen in recent months. This is off the back of several factors including the change of government, a peak — and even some falls — in mortgage rates, continued growth in employment, and soaring net migration,” said CoreLogic NZ chief property economist Kelvin Davidson

Surging migration is likely to give more of a boost to house prices than previously expected, Kiwibank economists say.
They have updated their forecasts of economic activity next year and say “massive migrant flows” will add to demand for everything, including housing.
Chief economist Jarrod Kerr said they had previously expected a peak-to-trough decline of 20% but now thought the 17% fall already experienced was as much as was going to happen.
They expect prices to rise about 6% next year.
