The Sheffield Property Market Post-Lockdown – the First 100 Days   With around 1 in 3 Sheffield house sellers actually selling their home in the last month, Sheffield sellers and buyers will need to continue to be pragmatic if the surprisingly strong current levels of activity in the Sheffield property market are to be sustained. To start, we had the once in a lifetime event of the credit crunch in 2008, we then had another once in a lifetime event with the Brexit vote in 2016 and now the mother of all ‘once in a lifetime’ events, Coronavirus in 2020 – three once in a lifetime events in t ..read more

The 19,794 ‘Trapped Landlords’ of Sheffield   Going into lockdown in March, the Government proclaimed a ban on tenant evictions, pledging that no tenant in a private rented home, who had lost their wages due to Covid-19 would be kicked out of their private rented home until the late summer. Fast forward to August and the press were being briefed as late as Wednesday 19th August that this freeze in evictions in England and Wales would cease on the 23rd August. What’s Next for the Sheffield Property Market?   There is no doubt that Coronavirus will affect the Sheffield property market, but just how? The ensuing economic challenges are going to impact the Sheffield (and UK) property market, yet no one knows the real answer. The newspapers eulogise different opinions, but that’s all they are – opinions and everybody’s got a different opinion. The truth of the matter is we don’t know and won’t know for another few months at least, if not more? There have been some outstanding Government supportive measures both for tenants, landlords, home buyers a ..read more

Sheffield Property Market – the Last 10 Years   One of our Sheffield landlords contacted us last week from Crosspool, after he had spoken to a landlord friend of his from Wadsley Bridge. He told us they were deliberating the Sheffield property market and neither of them could make their mind up if it was time to either sell or buy property following Covid-19. His friend said he would wait to see what would happen to property prices following Covid-19, yet our landlord wanted to pick our brains in order to help him decide what to do. We said the press are aware bad news sells newspapers an ..read more

Sheffield Homebuyers & Landlords Set to Save £7,210,360 in Stamp Duty Over Next Nine Months   The British are infatuated with owning their own property and politicians know that. Margaret Thatcher used it as a vote winner in 1979 when she allowed council house tenants to buy their own home. Coming to the present day, Boris Johnson’s Conservative government have anxieties that the Brits have not been buying nearly enough homes lately and, as with all countries in the world, the British property market was put ‘on ice’ for several months to help contain the Coronavirus, exacerbating the ..read more

Is This the Beginning of the End for Buy to let in Sheffield? …. and should Sheffield landlords & Sheffield homeowners be worried?   In 2019, the private rented sector accounted for just over four and a half million households or 19.9% of UK households, no change from the year before. Interesting, when compared to the proportion of private rented households in the 1980’s and 1990’s, when the proportion of private rented households was stable at around 9.5% to 10.8%. Most of that growth in the private rented sector came in three main spurts. The first growth spurt was between 1999 and ..read more

Today’s Sheffield buy-to-let deal of the day is brought to the market by Staves. Located in Intake, this three bedroom property is a bargain at just £90,000. The property comprises of a lounge, kitchen/diner and utility on the ground floor. All three bedrooms and the bathroom are situated on the first floor. The property is in a decent condition, but there are certain areas that could be improved, such as the pink bedroom wall, boxing in of the pipework to the boiler and the rear external door, which looks dated. There is a garden to the rear, which would also benefit from some attention. On t ..read more

Today’s Sheffield buy-to-let deal of the day is brought to the market by 2Roost. Located in Woodhouse, this three bedroom house has a very low asking price. The property is in need of modernisation, but with such a low asking price, there is a big enough budget to do this and make a profit. The property comprises of a lounge, dining room, kitchen and WC on the ground floor. All three bedrooms and the bathroom are on the first floor. Externally there is a low maintenance garden. On the rental market, once modernised, I would expect this property to achieve £600pcm, which would generate a rental ..read more
