I own a single tenant building (about 4,000sqft) that has been vacant for some time (2+ years). It's in a nice part of town and I'd like to move some of my staff into it so it's not vacant (and we need extra space). With rates as high as they are, I'd like to use cash and not take on any debt. I already tore all of the floor covering out of the building so I have to do something for the floor. And, I need to replace about half of the ceiling tiles. Its primary use will be as a septic system for my nearby commercial property. The town is only 500 people and extremely remote. My small gas station next to this generates roughly 3 million dollars in sales annually. There will be lots of room for me to construct something new. The best idea I can think of is multi-family housing, which is extremely scarce in this area. Could it be used for mixed uses? However, I fear I'm forgetting something. I own a small plot of commercial property in Ohio. I should also note that this property is not open to the public. This property is used for buying and selling used vehicles. I've recently received a letter from the city code enforcement officer about "junk vehicles" on the property. Can a city code enforcement officer even do anything about a commercial property? Also, she would've entered my property without my permission to list the things she put in the complaint. I have a building listed for sale. Advertised it on Costar, Loopnet and Crexi. Sent out mailers, called prospects, etc. Was contacted by one of the people that received the mailer. showed them the building, met with their architects, construction team, gave them all the info i had available and kept in contact with them throughout the process. waiting on board approval, etc. 10 days after the last communication, another Broker brings an offer from this prospect and claims they have been working together all along on other properties and now represents them on this.
