Working with an Agent, but opportunity to buy without agent has arisen

We have been working with an agent to look for a home and then sell our current house afterward. We all know inventory is low and we have seen about 10 or so houses since January, put in 2 offers on houses we loved - 150-225k over asking wasn’t enough unfortunately. There is a very specific neighborhood in a small city we want to live in so that makes finding the right home even more difficult. My MIL’s best friend lives in this neighborhood and is willing to sell her house to us. It is in absolute perfect condition. Every fix, update, etc she has opted for the best quality and highest end up ..read more

How do online search portals know the equity of the property?

I came across it while reverse-searching my own phone number on truepeoplesearch dot com. Doesn't work for all the addresses but I was able to see all my neighbors, when you click the address it gives some details about the property, including estimated value AND estimated equity. While the value is just an estimation, the proportion of the two gives the percentage of the mortgage that's already paid off and that one is pretty accurate. How do they know??? I'm in Phoenix AZ. submitted by /u/1mrpeter [visit reddit] [comments ..read more

Im in Maryland and my parents found a realtor that speaks their native language and the realtor told my parents to sign some documents without explaining anything and they’re stuck in a contract. Is there any way to get out of it? “ Commission shall be paid to Broker if a Property is purchased by Buyer within 9_0_______ days after the termination of this Agreement (the “Protection Period”), unless Buyer enters into a new, valid Buyer Agency Agreement during the term of said Protection Period.” submitted by /u/Natural_Bid_6861 [visit reddit] [comments ..read more

My loan servicer (Lakeview loan servicing) just removed the option to make partial monthly payments. What should I do now?

As the title states, my loan services is so lame. I couldn’t even make partial payments myself initially and could only do it by calling every two weeks. Now they stated that the option to make partial payments is gone entirely, even through the phone. I purchased this home 1 year ago so my principal is still pretty high, at a 6.125% interest rate. What should I do? submitted by /u/Mannyc96 [visit reddit] [comments ..read more

Capital gains question

Hi! Would I have to pay capital gains on a house I bought in December 2022 if I sell it in June of 2024? Who would I typically have to ask about this? It’s my first house and I’m thinking of auctioning it with the help of a realtor. submitted by /u/Engridonline [visit reddit] [comments ..read more

Going on vacation during underwriting process?

My wife and I are buying a house that is being built for us. The house will be completed in July and we have a trip in August that was planned a year prior to starting this build. The builder said he'll push to have us close before we go on our trip. If we don't meet that goal and have to close after our trip, would going on a vacation mess up our underwriting? I purchased the tickets a week ago using cash, and for any things we purchase on the trip, we'll also be using cash. submitted by /u/astral_soul [visit reddit] [comments ..read more

Closing on a House: Potential Building Restriction Line issue
Reddit - HomeOwners & Investors | Real Estate

First I apologize if this is the wrong subreddit for this. My wife and I are closing on a house and just got back the location drawing that shows a very small section of our house is over the rear building restriction line. No property line issues. We will be talking to an attorney on Monday but has anyone run into this before? The house was built in 2000 and there didnt seem to be any issues with the county since then (or at least none that were disclosed). Is it possible building restriction codes changed since then? Thanks! submitted by /u/Davismcd [visit reddit] [comments ..read more

SCAMMED by realtor owner / massive mold, water damage

Howdy. Closed on a house almost two years ago from a realtor owner in Florida (more than 600k). New tile, nice baseboards, overall clean look. There were no disclosures made about work done without permits or any damage that would affect property value. Two bathrooms were poorly done and developed leaks. Some of the wood studs did not look good. Rot? Upon removing baseboards it was clear that there was huge water damage that had been poorly fixed - maybe 5 inches of drywall replaced in areas throughout the house, some of the framing rotted through and moldy left in place, mold behind drywall ..read more

Had a horrible experience selling our home last year with a realtor that gave absolutely no communication, we barely had any showings and sat on the market for three months. Fast forward to now, put our house on the market with a realtor they we expressed our feelings about our last experience about and he had us feeling reassured. He told us not to sign any contract, listed our house and we accepted an offer in a week and it’s been under contract and set to close the first of may although we have had NO contact with him about the next steps, what to expect. We accept an offer and signed and ..read more
