Hello everyone We are looking at the contract for a property that we are interested in and saw this in the Title search section "TITLE IS HELD SUBJECT TO HOUSIN ACT, 1976" Does anyone know what does it mean? We have seen multiple contracts as part of our property search, but this is the first time seeing something like this listed. so a bit concerned.. Appreciate any help. Basically one of my rentals it's due for a big raise. Can I ask tennant what do they think is fair and want to pay. Then go from there either accept, raise or sell of place. Just saves me throwing a number out there which I know she won't like. Hi all, looking for advice. My wife and I just moved into a house we're renting. During inspection we noticed some leak marks in the upstairs ceiling and the REA assured us it would be fixed by move-in time. After moving in, and with the heavy rains this past week, major leaks have appeared and there's water dripping continuously from the ceiling / electrical sockets. The master bedroom is completely unusable. I've reached out multiple times to the PM but they're not answering my text / calls. I am looking at buying a house in QLD. I have found a house for x amount “negotiable”. We went to an open home and the agent has said “All offers need to be in by x date, and you only get to make one offer only” to all the people in the house. When asked if we can counter offer we got told “No, one offer only”. In my opinion that is not what a negotiable offer is. Is this even legal/false advertising? Depreciation loophole with 6-year rule

The primary downside of depreciating your IP is that it reduces your CGT cost base when selling. From what I understand, if you're making use of the '6-year rule' (former residence becomes CGT exempt IP), since you pay no CGT when selling within that period, depreciation has no effect. It seems that combining these two strategies is essentially a government handout, being able to claim depreciation expenses, therefore reducing your tax burden, with no apparent downside. Hi, I have just brought a property that is tenanted for 6 months before I move in. The Strata scheme is “standard” in QLD which from what I can find means the roof is the lot owner’s responsibility: “the outside of the building within their lot boundary, including exterior walls, doors, windows and roof” For landlord insurance, do I need to get any sort of special landlord contents insurance to include the roof?
