Fear of Missing Out….

I have been seeing the fear of missing out a lot lately on the private forum that I host each week. (Click here to join.) People have become so fixated on not missing their opportunity to buy, that they’re itching to buy right now when prices have only gone down by a few thousand dollars. I keep trying to explain that we’re in month three of a national shutdown. In other words, this is just the beginning. A relatively small percentage of people have felt the economic pain of the pandemic, and the market won’t begin to significantly decline until other economic factors worsen. My mott ..read more

With all of the conflict going on in the world today, I have been a bit confused on what to write about this week. After considering multiple topics, it came down to one thing. I think most of you could use some happiness right now. You may say happiness? How can I possibly be happy with everything going on? I brought a friend of mine, Jason Hartman, into my company a couple years ago to discuss happiness. Click here to watch. He pointed out something very interesting to me. He said, “Maybe happiness is actually easy to have and we make it seem complicated”. That resonated with me. Here i ..read more

Are You a Good Leader?
Ken McElroy Blog

Not all leaders are created equal. Sometimes people find themselves in a leadership position and it’s not an instantly comfortable fit. They may experience some anxiety or imposter syndrome. The good news is that you can still learn to be a good leader even if you’re having those self-doubts. In fact, I’d encourage you to see those doubts as a sign of how much you care about doing a good job in your new leadership role. Unfortunately, we’ve all had negative examples of workplace leaders. Too often, people in leadership roles are a pushover, a micromanager, or, regrettably, they confuse power t ..read more

Are you going to be a successful investor?

Everyone getting into real estate investing aspires to be successful at it. Sometimes when I talk to newer investors, there’s an expectation of success. I’m always a little wary of those investors because success without hard work is just luck. But being consistently successful is another matter. That isn’t just lucking out. Long-term success only happens when preparation meets opportunity. So if you are “lucky” enough to find a property you can invest in and have raised investor capital, how do you ensure you are successful? How do you prepare? The first thing I recommend (and basically requi ..read more

Being a Real Estate Investor 101

Many people see investing in real estate as a way to generate cash flow, build up a nest egg and have tenants pay your mortgage for you. That’s a great strategy, but there’s a technique to it. It isn’t as easy as simply buying a property and renting it. Uneducated investing is how you get into trouble. There are certain principles you need to know and steps you need to follow to help ensure your success. Don’t Assume Rents will continue to climb. I see a lot of green investors bank on the appreciation of rents over time. While that is something that can happen with a value add structure, it is ..read more

Why Your Realtor isn’t a Real Estate Genius

I see this misconception happen all of the time. “Well my realtor says ____________ about the market.” That blank is always something like “Buy now or you’ll miss out” or “The market won’t go down anytime soon” or my favorite “This isn’t 2008.” Yet, guess what? Realtor’s were saying that in 2008 as well ha. Now, before I go any further there are a small percentage of realtors that go out of their way to learn from people like me and they do understand the market, but I would say that is less than 5% of realtors. These realtor’s are amazing assets to you and you should cherish them. I ..read more

Finding the Right Short Sale Property If you’ve been considering an investment in real estate or buying a home, you may have found yourself looking at short sale listings. But what exactly is a short sale? A short sale occurs when a lender allows a homeowner to sell their property for less than they owed on the existing mortgage. This process allows the lender and the homeowner to avoid the lengthy and costly foreclosure process. Unlike regular home sales, in a short sale, the lender is actually the one approving the sale. Why should you consider buying a short sale home? Buying a short sale h ..read more
