Tracy Cox went above and beyond our professional expectations. Initially, she lined up multiple land and home listings that specifically fit our criteria. Once we zeroed in on a property she was there 110%. We spoke daily, often multiple times. Due to bad weather and issues with the house we had multiple inspections and she was there for every one. She helped us to understand the results and contacted resources we might need to explain the work we might have done and how much it would cost. Now we are in and love our new home and we often say, we could not have gotten this done without Tracy ..read more

Real estate trends that were made going into 2023, were discussed to be mostly about the following:  The market is slowing down some and seems to be approaching something more normal than what we’ve experienced in recent years.  Home  values on a year-over-year basis are still rising, however that growth does show signs of slowing with the first two months of the year now behind us, and the rest of 2023 is expected to be a year of growth still, slow growth. Home inventory is still low at this time, though it is up slightly in the last quarter, and the data indicat ..read more

As we welcome March 2023 this week, the numbers for last month are in, and here are the trends and facts as to where things stand in Maine this year. In January 2023,  some good news is that home prices in Maine are up 5.3% compared to last year, with a median home price being $323,300.00.  A difficult reality here in Maine to start this year, is that the total number of homes sold in Maine was down 35.2% with 843 homes sold in January, down from the homes sold in January a year ago. The median days on the market last month, was 50 days, compared to 29 days in the first month of 2022 ..read more

Welcome to the beginning of week 3, February 2023, and do not forget that Valentine’s Day is fast approaching on this coming Tuesday.  The weather looks oddly delightful if you like warmth in the month of February. It does not look favorable if you enjoy winter sports in the great Maine Lakes Region such as snowmobiling, ice fishing, or cross country skiing, though the mountains may experience great “Springlike” conditions for skiing and snowboarding. With temperatures predicted to press upwards towards 60 degrees in many areas, this mid-winter thaw is far from normal here in the region ..read more

Thank you for joining us here at our weekly Maine Real Estate Choice blog.  We are physically located in the heart of the Maine lakes region at the intersection of routes 302 and 11 in Naples, Maine. This past week saw another .16 basis points reduction in the 30 year mortgage rate, and this is good for both sellers and buyers alike.  This matters because whether you are investing in and purchasing a new home or property, or, if you have a home or property that you are considering selling at this time, the cost for all buyers who are financing and not paying cash – this is the majori ..read more

As we enter February this coming week and say goodbye to the first month of 2023, we now have information to share with you, allowing us to compare 2021 to last year’s 2022 residential real estate numbers here in Maine. According to the Maine Realtors Association, using the dates of 1/1 to 10/31 for each year, here are the numbers from 2022 compared to 2021:  There was a 13.94% drop in the total number of residential transactions in 2022 vs 2021: 17,050 total transactions vs 19,811 in 2021. But when it comes to total dollar values for the two years, there was only a 5.22% decre ..read more

If I could give 10 stars, I would. Deb is everything you want in a realtor – knowledge of the area and the current market trends,  good negotiation skills, attention to detail, flexibility, and on top of all that, a delight to work with. She is tenacious, and has great attention to detail. We are by no mean newbies to the process of buying and selling houses. We have bought and sold quite a few, and even so, Deb had great suggestions that we may not have thought of,  and we were very glad to have her working for us. She helped honestly evaluate some properties we considered, and her ..read more
