According to a recent study, our beautiful Naples Florida was just named the best place to live in the United States! For the first time in months, we are seeing days where the “new listings” outnumber the “pending” listings…Not every day, and not by much, but it is step in the direction of having a higher overall inventory…Time will tell. Year-over-year, in last month’s report, we saw a decrease in inventory of 72 %. In this market report we see overall inventory down 24 % year-over-year. It’s been almost two weeks since Hurricane Ian made landfall in SW Florida as a category 4 storm. Our sister cities to the north; Cape Coral, Fort Myers and Fort Myers Beach, Bonita Springs and parts of Estero, as well as the barrier islands; Sanibel & Captiva, Pine Island and Matlacha suffered devastating losses. It will take months, if not years, for them to rebuild. Much of Naples is back up and running and it’s projected that 95% of our businesses will be open by November 1st. Naples Real Estate February 2022 Update
Comparing housing statistics for the Naples area, February 2022 to February 2021, we find a decrease in inventory of 72%. New listings in February 2022 totaled 1,261 compared to a year ago, 1,467. Additionally, the average days on the market is down from 73 to 23. The Median closed Sale price is up 38% from $400,000 to $550,000 year-over-year. According to a report, published by the Naples Area Board of Realtors in January, the demand for the Naples Lifestyle “eclipsed all expectations” and contributed to many home-sales records in 2021. The year ended with a 25.8% increase overall in the number of closed sales and over a 20% increase in the median closed sale price, year-over-year, in the Naples market. We have heard conflicting stories about a “bubble” bursting in the Florida real estate market…Much of this market is being driven by demand, which we don’t think will stop anytime soon. Florida is seeing an influx of new permanent residents from the NE and Midwest, as usual, but additionally Californians are migrating to the Sunshine State. Welcome to 2021! I thought by now I’d have posted at least a half dozen times…but goodness, we are busy! Most of our calls the past 2 weeks have been from our northern friends looking for last minute rentals…the rental inventory got scooped up quickly. There is a very low inventory as many investment properties are being occupied by the owner who realized they can work from home, therefore why not be in Naples! Who can blame them?
