March 2024 Market News | Canmore Real Estate We are beginning to see the first signs of the spring real estate market in the Bow Valley. Active listings have increased month over month from 118 to 127 total active listings. The increase tends to be across the board with no surge in one particular segment of the market. Year over year, total listings have increased from 113, primarily within the short term rental use market. February Market Update Spring has come early to the Bow Valley. Not only the record setting unseasonable warm spell but a strong market for sales in what is historically a low sales month. With 40 total MLS sales, volumes were above more historical Januarys of 2018, 2019, 2020 and 2023 (25, 26, 25, 24); 2021 and 2022 were 81 and 57 sales respectively. November Real Estate News The pulse of Canmore’s real estate market continues to beat strongly as we navigate through the 2023 calendar year. Market dynamics exhibit a vibrant ebb and flow that savvy buyers and sellers should be aware of. As we shift into a late fall real estate market, sales in October declined month over month.
