September sales hold steady for the Ottawa real estate market. September is the usual time for families to be preoccupied with back to school and extracurricular activities starting up again so, it's normal to see a little bit of a slowdown in activity with sales.  Inventory has increased by 9.8% compared to last year this time and that means buyers have more choice. The resale market stalls in August for the Ottawa real estate market. In August, we saw a 6% increase in sales volume over August last year and a total of 1196 properties sold. These numbers are still well below the five-year average for properties sold.  Higher borrowing costs with rates hovering around 6% on average has some buyers and sellers holding back. No summer slowdown in July for the Ottawa real estate market!  Ottawa Real Estate Board members sold 1263 properties in July. More importantly, that shows the sales volume and the average prices are up over July, 2022.  The average residential sale price was just over $754 000 and that's an increase of 5% from last year this time and a 1% increase from last month. The average condominium sale price is just over $435 000 and that's an increase of 2% from last year this time. The number of properties sold in Ottawa is up again for the month of June! Let’s chat about what’s happening in the Ottawa real estate market.  There was an 11% increase in properties sold compared to this time last year. Keep in mind that last year this time, it was the beginning of interest rate hikes and fear took over the market. The Ottawa spring market is here and May did not disappoint with a 6% increase in sales volume.  Inventory remains low causing a seller's market. In fact, we had less inventory in May than we did in April. In certain neighborhoods, we are continuing to see multiple offers. The days on market have also decreased for sellers.
