Trumpeter, Starling, Kinglet, & Hawks Ridge are leading Edmonton's housing recovery. The Big Lakes neighbourhoods of Starling, Trumpeter, Kinglet, & Hawks Ridge saw an increase of house sales in May 2023 of 45% over the same month last year. This is an encouraging sign for Edmonton, which is still seeing a suppressed real estate market when compared to it's sister city of Calgary.  New listings in Big Lakes is also up by more than 50% when compared to May of last year, and the demand for housing is only increasing.  Prices are stagnant though, down 18% compared to last year ..read more

Morinville real estate market continues to struggle with inventory challenges.  Despite the military influence on the Morinville real estate market, listing inventory remains very low. in May there were 34% fewer listings of homes for sale in Morinville than the same month in 2022. Year to date listing inventory is down 31% compared to 2022. That's about 70 fewer homes for buyers to choose from.  Prices are up as a result, with the average sale price reaching $388,000 which is a 8.56% increase over May 2022. The Edmonton real estate market continues to underperform, despite showing signs of a recovery.  The city of Edmonton recorded 1,850 house sales in May of 2023 which is 6% lower than May 2022. So far in 2023 Edmonton real estate sales are down 32% compared to lsat year.  Homes are also taking longer to sell, up 72% over last year. This means it's taking an average of 69 days for a house to sell.  But prices appear to be recovering, the average house sale was only 3.5% lower than May 2022. The St. Albert real estate market is stable and strong, especially when compared to other markets in the area. Sales remain strong and listings continue at about the same rate as they did last year.  The average sale price in May was $479k, which seems high but we had a few high priced sales so that figure is a bit skewed this month.
