In June 2022, the Federal government of Canada enacted into law a new act, banning non-Canadians from buying residential property in Canada for two years effective January 1, 2023.
Who is impacted?
The act puts a ban on the purchase of residential properties, so commercial investment properties are still fine for non-Canadians which is good news. It’s designed to protect Canadian citizens, permanent residents or persons registered under the Indian Act. Anyone else can’t buy residential property for 2 years following January 1, 2023, so until 2025!

2022 was an amazing year for many people, including some of our agents, unfortunately for others, 2022 was filled with stress and the residual effects of the pandemic. The spring started the year off with low-interest rates and high demand but as the year went on, rates increased and that trickle-down has impacted many people and families in our community. RE/MAX Canada expects average residential prices to decrease by 3.3 percent in 2023
The biggest price declines across the country are expected in Ontario and Western Canada, where some markets may see average residential sale prices decrease by 10 to 15 percent
Price growth outlooks are anticipated in Atlantic Canada markets, with average residential sale prices expected to increase by eight percent in Halifax and four percent in St. John's in 2023

With the changes to CMHC can you still buy a home, what do you need to consider and how do these changes impact you?
Effective July 1, the following changes will apply for new applications for homeowner transactional and portfolio mortgage insurance:
Limiting the Gross/Total Debt Servicing (GDS/TDS) ratios to our standard requirements of 35/42;
Establish minimum credit score of 680 for at least one borrower; and
Non-traditional sources of down payment that increase indebtedness will no longer be treated as equity for insurance purposes.
